Delightful stay at 15 Grosvenor . Our room was immaculate. Room 6 has great shower and all amenities you need . Honesty bar and fresh milk for your hot drinks . The bed was soo comfortable and pillows and bedding top quality . |Breakfast delicious and Alison is a wonderful host . We parked outside the door each time we moved the car with no problem

I’m genuinely shocked by how uncomfortable and unwelcoming our stay was at this bed and breakfast. From the moment we arrived, we were met with rudeness and passive-aggressive behaviour from the manager, Alison, making this one of the worst hospitality experiences I’ve ever had.||||We had booked a triple room, as suggested by Booking.com, for me, my partner, and our children. Before arriving, I called to let them know we would be arriving late. When we finally got there, Alison greeted us with, “I almost gave up on you,” in a tone that was far from friendly. She immediately in an accusatory tone said our booking was incorrect and said it was only for two adults — despite the booking clearly including us and our children. Also having requested a cot. When I explained this, she also thought it might have been booking.com mistake but framed not charging us extra as though she were doing us a favour — which felt incredibly patronising.||||As soon as we went upstairs to the room, my 2-year-old, naturally excited, shouted. Alison immediately shushed him, saying she had other guests, in a tone that was unnecessarily harsh. Her body language, tone, and mannerisms throughout our stay were cold and unfriendly, with clear micro aggressions that made us feel judged and uncomfortable.||||The room itself was dirty and clearly had not been cleaned properly — there was hair on the bedding, the towels, and all over the bathroom floor. The bathroom had no window, smelled musty, and was also unclean.||||On the night we arrived, Alison told us the room was already booked for the next day and refused to accommodate our request for a late checkout.||We booked our breakfast for 9:45 a.m. via text, as requested, but Alison immediately sent a message afterward to remind us of the 10:30 a.m. checkout time.||||At 9:52 the next day, Alison knocked on our door to say the kitchen was closing — even though breakfast was advertised as being served until 10:30 a.m. By this point, we were just trying to get ready quickly, eat something, and leave.||The breakfast was awful — the bacon was burned and rock hard, the toast was stale and dry, and nothing tasted fresh.||||The final issue — and frankly the most dishonest part — was the overcharge. Alison had already charged us the night before but didn’t mention the total or provide a breakdown. It was only the next morning, when she handed us the VAT receipt just before we left, that we noticed she had charged £190 instead of the £160 shown on our Booking.com reservation. We paid in advance for the night on arrival, so the extra £30 charge was never discussed. It felt incredibly sneaky and unprofessional.||||Overall, the experience was deeply unpleasant. The lack of cleanliness, the poor service, and Alison’s rude and condescending behaviour made for an extremely disappointing stay. I would not recommend this place to anyone.

Alison was so hospitable - I cannot recommend enough. Room One is so charming and excellent service well worth every penny. Breakfast was delightful. Brilliant location for Hastings and plenty of nearby parking.

Fantastic bed and breakfast. The room was clean and comfortable . Great water pressure. Parking was easy on the street. The included breakfast was substantial and delicious. There are shops, restaurants and pubs close by, as is the waterfront.

Highly recommend 15 Grosvenor as a place to stay when visiting Hastings and the East Sussex coast. On road, free parking close to the front door. Lovely host, great facilities and a wonderful breakfast, after a very comfortable nights sleep. This will be our go to place for all future visits to the area.

Alison is an amazing host who’s overseen the renovation of a classic Victorian house into such a welcoming place to stay . We had a lovely room with sea views, huge breakfast and one of the most comfortable beds we’ve ever slept in. Will definitely return and can’t recommend highly enough

Extremely pleasant stay, lovely little spot - slightly down the road from the main drag but nothing too far. Very welcoming and cracking full English. Sea view rooms are worth it and would definitely stay again.

Our stay was marred by several issues, including:

Detailed Account of the Experience:
1. Hostile Arrival and Misinformation Accusation:
Despite calling ahead to inform you of our late arrival at 10:35 PM, we were met with hostility. The initial interaction involved accusations of intentionally providing incorrect guest information, specifically regarding the number of children. Our booking, made for 2 adults and 3 children, was based on assurances that adjustments would be made to accommodate our family. This unwelcoming reception set a negative tone for the entire visit.
2. Unprofessional Conduct Regarding Children:
Upon entering our room, our sons, naturally excited after an hour and a half of travel, were "shooshed" as if they were being belligerent. This was an inappropriate and unwelcoming response to typical child behavior in a family-friendly accommodation.
3. Substandard Room Conditions:
While the room initially appeared acceptable, significant issues became apparent as the evening progressed:
* Unsecured Toilet: The toilet in our room was not securely bolted to the floor, causing it to constantly move when in use. This presented a safety concern and was highly uncomfortable.
* Uncomfortable Bed: The double bed was exceptionally uncomfortable, leading to a restless night's sleep and significant back pain upon waking. The lack of inquiry about our sleep quality at breakfast seemed to confirm a potential awareness of this issue.
4. Disappointing Breakfast Service and Quality:
We requested breakfast for 9:45 AM, having been informed that service was available until 10:30 AM. However, at 9:52 AM, we received a knock on our door warning that the kitchen was closing soon, contradicting the stated service hours. Furthermore, the "Full English breakfast" was meager, consisting of only 4 slices of toast, 1 sausage, 1 piece of bacon, and baked beans, which was far from a satisfactory offering.
5. Unjustified Billing Discrepancy:
Upon checkout, I was presented with an invoice for £190, despite being quoted £160 on Bookings.com. This uncommunicated and significant price increase felt dishonest and shady, as no mention of a change in booking price was made at any point during our stay or upon arrival.
