We stayed here for 3 nights, we picked it as it was right next to the cricket ground and that was our main purpose for visiting Leeds. Location was perfect, close to pubs and restaurants easy to get a bus or walk into Leeds centre or the local cinema etc. ||The hotel I would describe as "a bit rough round the edges" there are two sides - the boundary hotel and the butlers hotel. We originally booked the quad room but unfortunately there had been a washing machine malfunction and the room was not habitable. We were phoned the day before to give us a heads up and offered two rooms for the same price or to cancel. We chose to stay in the two rooms.||On arrival the staff (Erin) was helpful and polite. We went upstairs to our rooms (a triple and a double) the beds were clean and comfy, the carpet could have done with a hoover (or total replacement!) Especially around the furniture and radiator. I mentioned this on leaving and the staff assured me it would be put on the to do list. There was no handle on the window (we left it open all weekend as it was hot) so not sure it would fully close. The bathroom was clean with shower over the bath which was lovely and warm. There was some cracked tiles on the floor and the walls which could do with replacing (or at least making safe on the floor). ||Over all we loved Leeds and had a great weekend. Would we return to the boundary hotel? Probably, as the location as I said was perfect.

Great value b&b for anyone attending the cricket, or a short walking distance from gigs at the Brudenell. Rooms are basic but clean, comfortable, and refreshingly affordable! Will definitely stay again.

Very cheap accomodation in great location for sports. Comfortable beds and clean bedding, warm welcome. Scary electrics, sockets hanging off walls, sockets that don't work, lights that don't work, televisions with no signal, Toilet not attached to wall leaking over shared bathroom floor. Mouldy shower cubicle and filthy doors. No hot water or plugs in room sinks and cold tap only trickles. Appreciate you pay for what you get but this place feels like a health and safety disaster waiting to happen

We booked this cheap hotel for us 4 lads for two nights as we travelled up for the Lets Rock festival. We didn't expect a 5 star hotel for the money, but you expect rooms to be clean. We originally booked a room with 4 beds but was called two days before to say there was a problem so 'upgraded' to two double rooms, two beds each room. When we arrived it was one room with 3 single beds and one with a double, however that wasn't a problem. I went to find the room and got lost, only to find the part of the hotel which had shared bathrooms. I needed to use the loo but after walking in the toilet was filled with sh*t, skids all over it and no toilet paper. It was disgusting and also looked run down. I didn't bother and just thought what kind of person would do that and how long had it been that way? Once finding own rooms we were relieved that both had enough suites. The 3 bed room was cramped and just dull decor and old. It also smelt of sewage! Windows were opened immediately. The one bed room was spacious enough but by far the worst room I've ever stayed in at a hotel. Cobwebs on the skirting board corners, the curtains so thin that light came through them easily, the bed was like sleeping in the road using the kerb as a pillow. It was also like a sauna if you wanted to keep the window closed. The bath tub was disgusting with rusty chips in the enamel with a hole in the ceiling with mould. The staff were ok, not welcoming but not rude. The only plus points were the sheets were clean and plenty of towels. Also the parking was easy which was key for us. When doing the gig next year I'm definitely just paying the extra for a premier or holiday inn!

It was more than expected with what we paid for. Beds was comfortable. Location is perfect. Service was nice. Free coffee and tea with milk in the room. Free car parking. Curtain was abit thin and we used the duvet to cover it up. If we will be in Leeds we will stay here again.

Great location. Otherwise best avoided. Room was dirty and dated. Lots of mould in shower. No hot water. Room smelt foisty. Thin walls, could clearly hear people in adjoining room.

This place is an absolute dump. Blood smeared on a door in the hall. Carpets look like they haven't been cleaned in years (decades, even). Sink in room had big cracks in it. Shared bathroom was pretty horrible. Hot water did not work. Bedside light was broken so a pound shop torch on a bit of string was hung from it. Lady at reception was friendly and helpful, especially when the lock on the door broke and I got stuck in my room! ? If you don't laugh you'll cry. Cheap though ?

Lovely staff. Horrible rooms and facilities. The shared toilets/showers were damaged, dirty and had a lot of mould. The room was dated and dirty, dust covered most surfaces, fresh stains on the counter top where it hadn't been cleaned, broken tap in the room, both reading lights/lamps were broken so the only light was the main room one, broken plug sockets, broken fan, curtains heavily torn and stained. Overall, pretty disgusting.
