Lovely rooms with all amenities including a small fridge. All areas spotlessly clean. Close to beach also town centre. On road parking. Breakfast will fill you the day. Friendly and inviting atmosphere. Gaining entry through key code is easy, you just need to fill out form and then make a call. Will definitely stay here again if in the area.

We were a few friends together, visiting South Shields and we each had an en-suite room and really enjoyed the stay. June took good care of us and cooked us delicious breakfast. Annie’s is well located in town and there is plenty of parking space.

I made a reservation in Annie's guest house and my card got declined , when I arrived to the location we tried to call them and they said I should cancel the reservation so they can give me the same room and I can pay in person, after I followed their advice and canceled the booking I called and they said we no more have room, so basically they lied and they didn't even allow me to enter the guest house, it was such a very bad experience because I was already tired from my journey, and then going through this bad customer service. I had to make another reservation in another hotel and travel again to that hotel.

I stayed here for a couple of days of R&R after completing the Hadrian's cycleway route. I booked Annie's as it offered secure bicycle parking and a good rate over a bank holiday weekend. I was very happy during my stay. The room was cosy and had all the amenities I needed and more. The breakfast was excellent, all cooked to order and it seemed that nothing would be too much to ask for. The staff were all very friendly and helpful. Overall I had an excellent stay, the guest house is in a good location, only a short walk from the beach and a lovely park. There are also excellent restaurants nearby as well as more fast food options and Annie's provides a microwave and dinnerware for guests to use as they please. I would definitely stay again if I was in the area. Thank you!!

No idea how this b&b has got positive reviews! The property is tired, shabby and dated. It was absolutely freezing throughout. I was on the top floor in a room with a double and single bed squeezed in. It was very cramped indeed and the ensuite was minuscule so much so that it’s virtually unusable plus I’d had to pay £10 to upgrade to an ensuite room! The room was clean and June was friendly and helpful but I’m afraid I can’t recommend this place.

Overall the B&B is clean an tidy, when we arrived the customer service was terrible and June didn’t know what she was doing trying to sign us in on her tablet, she was talking to someone who was very rude to her on the walkie talkie, I explained I had booked for breakfast and she said it was Booking . Coms fault that it was not included in the price we payed. She offered us breakfast at an extra cost of £45 , we were not happy that it was not included in the money we had already paid but decided to pay the extra cost so we didn’t have to look for somewhere in the mornings as my wife is disabled and it would be easier. I paid for the breakfast using my bank card on a sum up machine and then we were shown to our room . After about 20mins there was a knock on our door and June was there demanding that we had not paid her , she said the money had not gone in, she was raising her voice in the hallway so other residents could hear what was going on and refused to leave until I had to show her my bank app to prove the money had been taken out , but she still wasn’t satisfied, I was becoming a bit frustrated at this point and I explained the money was pending and it would go in shortly. After about 10 mins she said she would wait and see. After another 30 mins she knocked on the door to say she received the payment , but there was no apology. The next morning we came down for breakfast, and she took our orders, as she was bringing in a pot of tea she knocked over a cafetière of hot coffee all over my wife , she looked at my wife and said “ bet that woke you up” she went into the kitchen got a tea towel and wiped our table. My poor wife was burned on the leg we had to use paper napkins to dry her clothes , June offered no apology and no help to my wife , we were stunned by the whole thing, after breakfast my wife was shaken and she had to change her coffee stained clothes. If it wasn’t for the fact that we would not have got our money back we would have left that day . We did ask to speak to the person in charge but June was sent to us and although she may be the owner Linda is in charge and she didn’t come. We couldn’t wait to leave , we have never experienced anything like this before, absolutely appalling

Excellent Guest House, no problems. June and her daughter runs a homely and friendly Guest House. Situated in a quiet, out of the way part of town, but only 10 minutes walk from the town center itself. Breakfasts are nice and the movie posters on the walls are good to look at. Rooms are kept clean and cosy.

This is a little gem of a B&B.
Great location, and ample street parking for the car.
The staff go above and beyond to make your stay a memorable one.
I used the guest house while studying for exams at the local college, and the room was fit for this purpose.
Plenty space, en-suite, fridge/freezer and the usual accompanying items. The rooms are clean and well looked after.
Have used this place a few times in the last 8 years or so, and is always first place I check for availability.
Never normally write reviews but this place deserves a mention
