The good stuff: reception staff are absolutely brilliant! Really warm welcome. The beds were very comfortable. Bar and foyer areas looked good and were comfortable.||The not so good stuff: the room was not that clean, floor was dirty & socks picked up the previous guests hair. There were damp patches on the ceiling and a hole in the ceiling above the wardrobe caused by water damage. ||The bathroom was old and it was very difficult to climb in and out of the bath, shower due to the width of the surround. The tiles were mouldy and were not clean, the shower head had not been cleaned for a while.||Kettle was old and dirty. Hairdryer could do with a clean.||I would have expected to pay 70-80 for a room in this state not 170.||From reading the other reviews it I really is about time the management do something about this. You need a a management plan to address the rooms, take them off sale for a week, get a contractor in, resolve the issues. Currently you should not be charging what you do.||There is a list of prices in the room that the hotel will charge you if there are any damages. I should have taken in my tool box and cleaning supplies and fixed the room and charged them! Found the list of prices a bit rude given the state of the room.

We had a nice overnight stay here. Room (28) is a great size with a very comfy bed and fabulous bathroom. What let it down was a few issues with the room that should have been picked up by housekeeping. However what I have got to praise is the speed at which these were rectified. The receptionist that was working this weekend was absolutely amazing. I really hope her employers appreciate her as she turned what could have been irritating into such a positive. She is a wonderful ambassador gif the hotel. I would revisit because of her attention to detail.

Very friendly staff, especially your receptionist, who turned her hand to everything to ensure guests were happy.

Nicely refurbished rooms, which were spotless.

Restaurant fine, with short wait times, and attentive staff.

Breakfast was excellent. Again your receptionist was there, sorting everything out in a friedly effortlessly fashion.

A great stay, thank you.

Amazing venue great staff fabulous food and a wonderful nights sleep thank you to everyone for an enjoyable stay. We enjoyed everything here |Alyson On the desk helped us with our luggage and booked us a table. She asked if we were travelling on our way to Scotland we told her it was our wedding anniversary, she congratulated us so pleasantly and then arranged for a glass of prosecco on our table and a happy Anniversary card from the staff at the kings arms. I hope the management read the reviews because this lady needs to be held onto what a wonderful thing to do for strangers.

It was rattling in the wind which did keep one of us awake for quite a long time, The bathroom fan was quite noisy when you went to the bathroom (noticeable during the night more). There was a table in front of the access ramp inside the hotel, but easy to move back if required. There were also around 6 flies in the room when we arrived but again easy to remove once they landed by the closed windows.

The staff are friendly and helpful, the room was clean and well appointed. Plenty of space to relax with chairs and sofa. Bed comfy. Limited on street parking, but car park nearby. Close to local shops and restaurants. We didn’t have breakfast having read some previous reviews, but tea and coffee making facilities in the room very adequate.

I wouldn’t recommend staying in the basic room here I’m afraid. However see below re the executive room! The room looks ok however the bedside tables and dressing table are very tatty. The bathroom is nice fresh and modern. The sash window are beautiful but there isn’t any secondary glazing. It’s 1am and the seagulls are so loud it’s impossible to sleep. It’s a good central location, parking is close to the hotel. For the money I payed on a weeknight in a superior double I’d expect more.

After complaining the next morning to a really friendly polite receptionist we were passed to the manager. The manager was great, understanding and helpful. She moved us to the back of the hotel, it was quiet with a lovely view. I’d very much recommend staying in the executive rooms in the back of the hotel.

Not sure we would return. ||Timed parking outside, location good, hotel tired, but I can see they’re trying!! ||We turned up on a whim and the fabulous receptionist squeezed us in! Sadly the room we were allocated had not been cleaned, we got a free upgrade after this. The upgraded room was quite dated, looked directly onto the noisy street, was very warm with no fan/air con, and had the smallest double bed and TV i’ve ever seen. The bathroom was modern, but unfortunately the shower did not drain adequately. Noise from the room above kept us awake for some time. ||The hotel felt a little disjointed, the restaurant was vibrantly decorated (stunning, but not in keeping with the building), but the lead up to the restaurant was decorated like a spa with Buddha heads etc - that being said the food was excellent, but waiting staff need some training, despite trying their best! Not their fault, every one of them was lovely. ||The bar felt like something out of Benidorm, and the poor receptionist was trying to serve and check guests in. ||This place has so much potential, I hope it gets there!||Thanks to all the staff, they made the stay nicer!
