This is a great boutique hotel near Clifton, great views from both sides of the hotel into the city or the park. It’s a busy road so if you are park facing there is traffic through the night. The breakfast was outstanding and great value. Just fantastic!! The room was really well designed with lots of hanging space and light and airy. The common areas are very pleasant, small and intimate but it’s not the type of hotel you get to sit up at a bar it’s a bed early quiet place. ||There were two major down sides to this hotel. 1. It was ridiculously hot in the stairwell and downstairs. The room was boiling when we arrived but we opened the window and left it open all night. Summer may well be a challenge to stay here without aircon.|2. The other downside was the bedding, it was really basic rough material and I would’ve expected in a hotel of this standard and price to have very soft linen on the beds. There was also no mattress topper and a very thin mattress protector on our bed which meant you could feel every spring of the bed and that coupled with very rough, cheap sheets meant it wasn’t very comfy or pleasant to sleep on. ||The staff were amazing however and if they can buy some premium quality bedding we will be back!

Perfect location and stay. Checking in was easy and the room was perfect. Thanks for a great time and we'll be back. Very quiet night's sleep, comfortable beds, lovely breakfast, attentive service. Easy access to walk into Bristol or Clifton.

What a find!! This beautiful boutique hotel was charming. The staff were excellent- Hannah in particular was friendly helpful and very kind. |We needed an early check in owing to wedding timings and the team literally did everything to get us sorted in time.|The room was spacious comfy clean and quiet. |The breakfast was to die for and I was delighted to learn of Theo sister hotel in the Isles of Scilly- on my bucket list now |We will be back!!

I go to Bristol quite a lot, as it’s the nearest place for quality life music and I always stay over but until now I haven’t found the perfect location. I love this place, the relaxed atmosphere and excellent service is wonderful. The hotel is beautiful and with lots of great detail, all with a backdrop of elegant and minimalist designer decor. Breakfast was excellent and the view from my room across the city was beautiful. Price was very reasonable and they have a few guest parking permits too. Overall excellent and I’ve now found my go to hotel in Bristol, I’ll be back in November.

Beautiful boutique hotel. Little extras make you feel so comfortable..slippers, free cookies, features in room, lovely garden terrace, amazing breakfast. Service is wonderful and the stay was so tranquil. A high recommendation and will definitely stay here again!

An overnight stay in room 10, overlooking the rooftops at the rear of the hotel. The most comfortable bed in a clean, quiet and stylish room. There's a good choice for breakfast and I can't fault this hotel.

The building and the decorations of this hotel are boutique but the staff and the heating are not. We were on the bottom floor in a small room with lovely views but we had to ask 5 times for the heating on our floor to be put on. We arrived about 3 in the afternoon, no heating, it was switched on and we went out when we came back no heating, all night no heating. On our second night we went out for a meal and decided that if the heating wasn’t on when we got back to our room we would pack our bags and go home. The breakfasts look good online but where in the world do you get one slice of toast between two people and when you ask for some more you get half a slice of toast between two. Don’t touch the mini bar or the crisps just walk down Blackboy hill to Sainsburys if you want something at a third of the price.
