The room was comfortable and clean. It looked like it had just been decorated. The bed was comfortable, although the pillows seemed a bit firm
There is no breakfast but we knew that before we arrived but it is advertised as such
There are parking spaces to the rear. I have a LWB van and found it easy to park.
Owners are polite and helpful.
The city centre is 15 minutes walk so this is an ideal location from which to explore.

NOT a B&B as advertised online and on the guest house sign - very odd. ||Very strange layout- and welcoming. We entered the guest house, no reception area and felt like we just let ourselves into someone’s house. A small hall way led to what looked like a lounge but was also a dumping ground for random bits and bobs with 2 sofas, a desk in the corner with a very disorganised pile of paper work- a man then appeared behind us and asked our booking name, he then told us to wait and called another man who confirmed our booking. We were taken to our rooms… to be fair they were clean, comfy bed with fresh white cotton bedding. Our friends stayed in the downstairs room and said the bed was hard and dipped in the middle. Shower was hot and random mix of brands of shampoo and conditioner which felt like the last people had left it there. Small kettle, tea,coffee, and milk , biscuits was an added bonus. Flat screen tv too- didn’t watch it though. We parked on the road out the front which has no time limit at weekends- there is four parking bays to the rear of the property.On exit we left our keys on the desk and walked out- no one to make sure or stay was ok, to say goodbye- very odd experience! ||For a simple stop over, 5 mins taxi ride to town it’s ideal - just felt like we were staying in someone else’s house not a B&B.

Great value for a triple room. We were only given 2 mugs, glasses, etc. which was a shame and we couldn’t find anyone in the morning to ask for an extra mug.

Sink is too small to fill up a bottle or the kettle. Needed to fill up the mugs and pour those into the kettle. Other than that, it was a great room.

About a 15 minute walk from the town centre. Parking around the back, but also free parking close by on weekends.

My partner and I stayed in this guesthouse for two nights and I can highly recommend this accommodation. Whilst it may seem expensive for what it is (a room in a B&B that no longer serves breakfast) there was no cheaper option available in Canterbury as it’s full of tourists at this time of year and the description on the website was accurate. ||The hosts are wonderful; very warm, friendly and helpful. The room was clean with fresh linen and towels. Toiletries are provided and there is a kettle and tea, coffee and biscuits as well. Our room faced the back and was very quiet and peaceful – we slept very well. The rooms are close together though and some other guests felt the need to slam their doors upon entry and exit but except for this it was blissful. The WIFI worked fine in our room so that was an added bonus. It’s a bit outside of town but you can walk along the river and reach the city center, the cathedral and the train stations in 15-20 minutes.

Very horrible staff. Speaks to women customers down. Cancels bookings by himself last minute at night and says to stay somewhere else. Massive scammer! Be aware!

Even the Sign says Bed AND Breakfast BUT no breakfast.
The Sign currently partially obscured by overgrown shrub thus difficult to locate the place.
Room small but adequate with all facilities and clean.
No one around on departure.
Perfectly adequate for my one night stopover.
Car parked outside on road ' ok.

Comfy bed. Very clean. Hot shower. Rooms come in various sizes. No breakfast but tea and instant coffee in room. About 15 min walk to town centre - nice walk though along river to get there. ||The owner Fahr was very down to earth and accommodating. We didn’t know what our plans were and kept extending our stay. All together we stayed in 2 rooms at this location and another room at his other location on upper chantry lane. Fair prices and no fuss. Would stay again.
