A very cheap overnight. I can understand some previous reviews, but when you stop and think, what do you expect for £25 including breakfast? I got value for money. The mattress was better than most B&Bs that I have used, the bedding was clean, and the breakfast more than adequate. Yes, the woodwork is tired and had many coats of paint, yes the reception is not good, but remember the price! Our room had a bulb blown, but on mentioning this at reception on the way out for a meal, it was fixed before we returned. Yes the shower has Tesco's cheap shampoo, but how many showers have you seen with nothing provided? ||For the prices it deserves an average rating, and yes, I will be going back in 2 weeks time. I could pay £88 in a Travelodge and have no bath available. There were 2 baths available here. (not ensuite) ||We enjoyed breakfast, the cook was very chatty and there was nothing wrong with the food. OK, the dining room acted as the ironing room later. ||The off road parking is good, and we found a buffet chinese/pub three miles away.

I recently stayed 2 nights at this impressive Georgian manor guest house. The rooms are spacious, beds and pillows comfy, linen clean & fresh. Ample restocked daily tea & coffee making facilities in room and a hostess that is happy to make you snacks, serve beyond breakfast time (or even before!) and chat about the history of the building and the area. The family run guest house is quirky, the bedside lamp didn't work and the door to my room was dodgy to open, but they are changing the lock! However, I work often in the Sutton area and will definitely stay there again. the cooked breakfast was tailor made to my requirements, hot and tasty :-). Spacious parking and easy to locate from the main A road. Thank you so much, see you all again, regards Sandy.

Owners are friendly but this massive house needs a refurb & good clean. Some surfaces sticky & texture of cooking grease. Clean fresh bed linen & towel but dreadful shared bathrooms, Tesco value family size shampoo. There was a pair of some previous occupants pants under a chair in my room. Cook to order breakfast was tasty.

For the price, this is good value. Do not expect a Premier Inn experience at this price. Yes, it could do with a makeover, but the bed was comfortable, the rooms reasonably clean, and the breakfast more than adequate. I have even booked to go back.
The off street parking is good.
If you bear in mind that this is less than one third of the cost of a Premier Inn then you will see the value. It all depends on your point of view. Remember this is not en suite but I had a choice of 2 bathrooms.

We booked a double room for a single night based on the location being quite close to the venue of a family reunion. We were quoted £45 for a night, so weren't expecting luxury and were not disappointed!||||Yes, the place is basic, but the room was warm, comfortable and quiet, despite being quite close to a large road junction with traffic lights.||||Across the road is a good pub (The Fox) that serves excellent beers and very good value food.||||For breakfast, there is fruit juice, cereals with milk, full English or any combination from it plus tea, coffee and toast with butter & jam/marmalade - there didn't appear to be a limit as to what you could order. The lady that served us & cooked was very pleasant and chatty.||||OK - it's not the Ritz and doesn't pretend to be, but a warm, quiet, comfortable room and as much breakfast as anybody can put away for two people for £45 takes some beating.||||Don't book it for your honeymoon or any time when the quality of your accommodation is important to you; But, if you just want somewhere to get your head down for a couple of nights, you could pay a lot more for no better.

Dalestorth G.H. is an excellent and friendly family run budget b+b for Sutton-in-Ashfield. The basic level of the amenities is reflected in the realistic room prices but don't expect anything too posh. Good, safe parking and quiet location. The place has good sized baths. Very handy for monthly N.S. event at the Grosvenor Rooms in Sutton. John B.

This place defiantly needs closing down. As you arrive at the entrance door – You are met by cigarette ends and two dirty looking old plastic chairs. ||On ringing the bell – A very un presentable lady opened the door. I was staying with my three year old grandchild and I was disgusted when the lady swore and my three year old said ‘Granny that’s naughty ’ I made the big mistake of paying before I saw the room. ||The lady took us to our room. I have to be honest and say it’s the worst bed and breakfast room I have ever seen. From broken lights – Lampshades and bulbs missing, filthy dirty, stains on bedding, I could write a whole list and to cap it all it smelt. My poor granddaughter needed the toilet so we walked over the corridor to the bathroom. ||The bathroom stank, filthy dirty with an old bottle of solidified shampoo – this bathroom was not fit for human use. ||I decided we could not stay and we asked for a refund….. Eventually after ten days we did get a cheque back. ||I would NEVER recommend this place for any human to stay in.

£20 a night. Best service.lovely staff. Private country manor estate right off the motorway. In lovely Sutton In Ashfield. It's even got a garden centre on site. ||||Perfect for time to rest in a quiet homely location. The garden is well maintained.
