Stayed for one night on cycling tour around Norfolk, able to store bikes safely. good size rooms, good size food portions and freshly made. Staff approachable.||Felt it was rather odd dining in the bar area and not in the restaurant space despite being fairly busy. ||Breakfast tasted great but a little let down that there were not enough bowels or plates out for self serving cereals. ||could do with some redecoration in one of the room stayed in with wallpaper pealing.

Friendly staff, poor food and poor cleaning standards. Even though I nearly walked in to the kitchen to find a staff member, I was kindly served straight away, small tip: I did not see the sign on the bar saying to ring for attention, it might be worth putting the sign straight up so it can be seen:))). The lady in the evening at reception and in the bar, were very friendly and attentive. However, the food was appaling, wrinkly green beans and dry carrots (probably frozen), the only thing that stopped us complaining at the time were the sausages that were brought for our doggies, this was a lovely touch. I also left a little note for housekeeping as I've removed all the dust from the fan, it was covered in layers of dust and I have a dust allergy.. These can be taken apart easily to remove guests. Also the toilet roll handle is broken, toilet seat is chipped. This place has so much potential, it's a shame to see it go to waste.

This was a 1-night stay for work. Car park was free and small. The hotel is set back from the road, so you need to drive down a gravel roadway. Nice greeting on checking in. I was in room 6, which was great. Desk and chair to work at in room, comfortable bed, ensuite was lovely. The shower over the bath was not powerful. Lovely side lamps by bed. TV and internet were good. I also ate in bar (as there was no other choice nearby) and the homemade fish pie was tasty. Food ends at 8:30pm.

Lovely family run hotel in quiet area. We had a superior room, powerful shower, heated towel rail, plenty of hot water as I do love a bath. My husband had a cold and there was a box of tissues on the table which were very welcome. Biscuits with the teas/coffees was a nice touch. ||We didn’t eat in but the bar areas looked cosy with an open fire which was roaring away. We had the cooked breakfast which was cooked to order, good quality sausage a bacon. ||The walk into the town is lovely through the historic park, it is well lit at night when you have been out late.||Very friendly staff, thank you

He and my mother stayed here for 2 nights.
He would like to say everything was 5 stars especially the service provided by Sue, Charlotte and Ashley. They were so helpful and friendly.

Lovely dinner at the restaurant. There is a good selection of pub classics with some daily specials. The quality was great and service was very welcoming. Jordan was by himself but did an excellent job of hosting us.

I used a Travelzoo voucher to book my stay at this hotel. I paid for a room upgrade (+£20) and for a dog to stay (+£20) and it ended up as £190 for 2 nights. I thought I had gotten a decent deal.|As a couple we have travelled a reasonable amount in UK hotels / b&bs, although admittedly this was our first stay with a dog (and we had to apologise for a few paw prints on the bed!). ||I dont want to miss out on some elements the hotel does well: |There is free wifi.|If travelling with a dog there is a secure residents garden which is lovely, it even has a pond. |Our room (as I assume for all dog friendly rooms) was on the ground floor close to the residents garden for ease of access. |The breakfast was, whilst very basic, tasted good and we were even able to have it in our room which was appreciated (not sure if this is always available or just because we were the only guests). Although when eating in the bar the next day for breakfast thrre were crumbs on my side plate suggesting it was used and then not cleaned before being set up for us.|The staff are very friendly and approachable - I even emailed during the night to change my breakfast order and it arrived to reflect the change. |The rooms look impressive, they are a decent size and are tastefully decorated.|The location is lovely - a very grand gravel drive gives way to a car park at the rear of the hotel, and it is a 20 minute walk into the town centre. |The building is lovely and the communal areas are well styled and decorated. The bar area is nice and there are games, and a fire. Very cosy!|It is clear to see that this hotel was once lovely but unfortunately it's just no longer the case. There are cost cutting measures, and other small details that added up and really let the experience down. |Upon arrival the lady who checked us in wore what looked like an old dirty t-shirt (the type you'd wear to relax around the house in), and wore the same outfit to deliver our breakfast the next morning. However, later on our first day we met another member of staff in a hotel-specific uniform, and generally looked a lot more "professional".|Toilet roll is single ply - a false economy (in my opinion) and not at all nice to use!|Toiletries are basic; a round soap, shampoo and shower gel, with no conditioner.|There were no tissues in the room.|Only one lamp worked / was plugged in (and the plug unaccessible).|The mattress was completely worn out, to the extent there were dips on each side and the springs could be felt - incredibly uncomfortable and probably the element I'm most disappointed in. I write this review (just as I had emailed my change in breakfast order) during the night as I'm unable to sleep in the uncomfortable bed. |Tea and coffee facilities are basic - just English breakfast tea, no alternatives provided. |TV in the room is freeview with no smart tv or ability to connect to the tv to stream something. |The water pressure in the shower was very poor! Dread to think what it might be with more than just one room booked!|No iron or board in the room. |Lovely sash windows on the ground floor mean that windows can't be open overnight. |We decided against eating here as we were advised that as we were the only guest the ovens and frier would need putting on (suggesting there is no chef) - having reviewed the menu (and prices) we decided this wasn't the option for us. ||I wanted a nice break in a 3* boutique hotel, but would have been better comfort-wise, and financially, in a Premier Inn. I definitely would have slept better! None of these "issues" alone would be worthy of a mention and I'd never usually be so pedantic, but in combination it's left me feeling really disappointed and disheartened. Especially as the stay was for my partner as a gift. |I am genuinely shocked at the positive reviews and felt there needed to be a more realistic reflection of the experience.

Lovely room comfortable bed. Great breakfast cooked to order. We ate in the bar every night excellent food and friendly staff. Ten minutes walk into Kings Lynn. Worth doing the walking tour so much history. Short drive to Sandringham and Old Royal Station. Thirty minutes drive to Houghton Hall and Oxburgh Estate. Would highly recommend.
