I'm not knocking this place, I was in a bind at the time. It was a bed and shower.
Quite a good standard, but what looked like a communal kitchen was in development, across from my door (not that any work was done at night).
Great for some who need a short/1 night stay over, but not my thing.
Free Netflix was a touch. Thumbs up for that.
Room 3, not recommended.
Parking enough for at least 2, however your stuck if someone parks behind you, otherwise your out on a grass verge on the corner of the road that is technically on an industrial estate.
As said, not knocking it, just not my thing.

Booked for two nights stay. Room was clean and well presented. The bed was comfortable to sleep in although interestingly the headboard was touching the light switch and kept turning the light on. Not a problem, just an observation as the doorway switch turned it off. Hotel is very quiet and pleasantly decorated. Enjoyable stay. Would come back again if we are in this part of the country again.

this establishment lists itself as a hotel when in fact it is an air bnb. Access is via a lock box on the outside wall. On first view the outside fence, is broken, it is in the middle of a busy industrial estate, sleep is disturbed early due to the traffic. Parking for 3 cars, otherwise outside on the grass verge. On entering the drive there is broken furniture and a good view of junk cars. We had a family room which had 2 bunk beds, a double bed, a desk, 2 chairs and a small coffee table in the middle of the floor space which made moving around difficult. Would be very cramped indeed for 4 adults. Access to the ensuite was at the end o f the double bed and could be a tight squeeze for a larger person. One of the bunk beds had a blood stain on the botttom sheet, right where your head would be. The double bed was of poor quality, you were lying on a mattress topper on top of a poor quality mattress. The pillows were hard and lumpy making the bed not a very comfortable sleep.Towels were also not of great quality. The sheets on the double bed were polyster which being a hot night also make the bed slippy and hot. The room was hot, no air conditioning, but a small table fan which whirred noisily also disturbing sleep. The temperature of the shower was difficult to adjust, water was either very hot or roasting. There was a kettle and 4 mugs, 4 tea bags and 2 small individual cartons of milk so not enough for everyone. Granted it was not expensive but stayed in a premier inn for the next night for the same price and the quality of the stay was much better.

We were put up here for one night as a group of 3 for work, two of the rooms were the double and one was the single room with no window. Not too much to say about them generally as they were quite nice, that is until two of us were sat in one of the double rooms (i think room number 6) and we saw a some bug scurry across the floor. We snatched it and saw that it was some form of roach. We flushed it away and did not really think much more of it, that is until we saw ANOTHER ONE crawling up the wall. This might need to get sorted ASAP, photos provided.

We stayed here last night and although the room was perfectly accommodating, a double bed and en suite, we had no electricity at all. We couldn't make a hot drink or charge our phones to enable us to find our way home, 2 and a half hours away, today, couldnt use the fridge or get ready using hairdryer/straighteners. We checked in late as we spent the day in Skegness so there was no one to inform about the electricity and there was nowhere for us to park when we arrived, although it stated that there was parking. Disappointed but understand that these things can happen.

Where do I start…..
Owner wasn’t at the hotel on arrival but was reachable on the number on the big sign outside, he apologised he was a couple of minutes away but gave us instructions to get in and WiFi code. He really was only a couple of minutes away as he knocked the door to introduce himself and ask if we needed anything which was a nice touch. So customer service is 5* despite what some reviews may say.
The room….. so much more then we expected, we are on the road for a couple of days so just wanted somewhere to sleep and shower but we ended up making the most of the extras like the microwave and fridge. The bed is pretty comfortable, room temperature was comfortable. The space in the room was comfortable too.
We usually stay in other hotels but this was like a little hidden gem! It’s so cheap, saved us about £75 for the night.
The location isn’t ideal if you don’t drive (we do so it wasn’t an issue for us) so check that before you book, not fair to book then moan about the location like on other reviews!
WiFi worked really well on the tv and our phones. Tv is pretty big for a hotel which was nice.
The room was clean and smelt fresh.
Towels were fluffy and smelt nice too.
Parking is hit and miss, I was lucky on arrival and was on the drive but after I popped out, there wasn’t any space when I got back so had to park on the verge (not an issue for me).
The temperature of the shower was the only downfall, it was far too hot for my partner but okay for me.
We will be booking again for our monthly visit to family.

For starters, the rooms weren’t nearly large enough to accommodate 3 people, even though we booked a quadruple room. Secondly, the shower was a health hazard - it was scalding hot once we got there and was boiling after we tried to cool it down. One of us managed to only burn her toe, but the second ended up with burns on his chest and stomach - it was an inconvenience to our hygiene and a danger to our health. We notified the owner of this risk and our concerns were responded to but not resolved the first time and completely ignored the second.

Our room was very good.Clean and tidy with things you don't usually get,fridge +microwave+fan.Bed was very comfortable,had a good night's sleep.Also big TV with loads of channels.
