Very disappointing for the price.
Outside needs a vast amount of work to be suitable for a large group.
Extremely close to surrounding neighbours - so no privacy and very strict rules in relation to even being outside.
Windows are nailed shut & only certain doors are allowed to be open - locked doors with no key provided in a kitchen area is a fire hazard!
Hot tub is in a very strange small room with no windows, very unpleasant. Really needs to be moved out doors.
Party room is very small - not at all big enough to fit 32 people in as the house suggests it can cater for. The room is down very steep stairs with no toilet facilities on that level.

Myself and 19 friends and family stayed here Saturday and Sunday night. Impressed with location, very easy to find and local pubs and shops nearby. Parking for up to 9 cars. All the rooms were clean and bathrooms all had toilet roll. We brought our own toiletries. Hot tub room was brilliant with glasses set up ready to go. Open fire was a lovely addition to the front room. The disco room was loved by everyone in our party. Beds were really comfortable and kitchen was well equipped. Would 110% stay here again as would all other members of our party.

Birkby Lodge is a beautiful period house in its own grounds with car parking. The interior has beautiful original woodwork. It was lovely to be greeted by the owner who carried my bags (very grateful), and was very pleasant and chatty. Previous communication had been excellent, and was on hand should the need arise. ||My room, no. 1, was big and airy, with a decent sized tv, lovely furniture, with plenty of storage space and a huge plus for being pet friendly.||||Nothing that I didn`t like, or felt a need to complain, just slight adjustments which would have helped me in particular. The room was very warm (though cool at night), but the heat hit you when going from bedroom to the stairs. There was nowhere to put toiletries in the bathroom, the mirror was way too high for me (I`m 5`2"). Maybe a non slip mat needed in the bath, quite lethal when showering. Possible warning of red hot radiator too! I had to stand and use the open door of the wardrobe to put makeup on and do my hair as there was nowhere to sit with good lighting. I also found the mattress very hard, but again, that`s personal choice

Fantastic house, great facilities for a large party of guests. Beautiful setting and lovely rooms especially the hot tub room and kitchen. Cocktail making class was brilliant. Would definitely book again for a big get together.

From the photos on the booking website I was a little disappointed. The karaoke room.is a freezing cold tiny cellar room painted purple with a few lights. Decor and fittings were dated and shoddy. House is very large and great for a big group however and kitchen is well equipped. I would recommend some outdoor lighting as I tripped and fell upon arriving in the dark due to a raised manhole cover I couldn't see in the pitch dark.

I recently stayed at Birkby Lodge as part of a Hen Party, organised through Celebration Cottages. The website describes it as oppulent, luxury, traditional and modern. I'd describe it as unloved, budget and in need of repair. ||Upon arrival, the first thing we noticed was the overgrown gardens and planters to the side of the manor, the damaged brickwork all over the building and the dark, dreary state of the entrance hallway. Although the photos matched what we arrived to, the dark and damaged building had either been photographed much earlier or edited in the photo studio.||We proceeded to the bedrooms, which were small and cramped, with very cheap furnishings and paper thin mattresses, as well as pull out beds in some of the rooms as opposed to the double beds mentioned. The windows were in a state of disrepair, most not opening due to.being pairned over, cracks in the frames and broken glass in a number of panes. The sash windows in two of the rooms wouldn't stay open without a can of hairspray propping it up, as the rope had broken in both. 3 of the upstairs rooms had en-suites, and the 4th had a Jack and Jill bathroom. Upstairs the bathrooms were clean, and although they looked modern it was clear they needed some TLC around the edges. The added requirement to strip and hoover the Β£100+ a night rooms was quite cheeky too. ||The ground floor toilet on the other hand was another story. It was more than shabby, and the toilet brush left us physically retching where it had clearly not been cleaned for some time. I won't go into the details of the smell here.||Two of the biggest selling points were the hottub and the party room. The hottub was positioned indoors, which was a little odd and left those of us who used it with a slight sense of nausea from the fumes in a poorly ventilated room. The photos showed 'outdoor-in' decor to make it feel more relaxing, but other than some half falling down fairy lights and some outdoor furniture, nothing else was in there. The stacked boxes and old furniture in the corridor just outside the room detracted from the experience somewhat also. As for the party room, it was down in a very cold, very damp smelling cellar. Also sold as being a karaoke room, the cellar housed a Bluetooth speaker and a small karaoke machine with a broken microphone. Next door was a shabby looking ping-pong table and dartboard. Many dead spiders and cobwebs littered the rooms, further adding to the negative environment. Party room it certainly was not. ||Elsewhere downstairs there were a further 3 bedrooms, one of which was accessed only from another bedroom. This 3rd room had more camping style beds, a kitchenette with cupboard doors missing and stacked against s fire place and an ensuite. The other two bedrooms shared the previously mentioned downstairs toilet, accross the hall from the rooms. ||The main kitchen was the only positive of the entire place. It was very large, plenty of space to party and socialise and the chef provided by Celebration Cottages on our first night was exceptional. The room was let down however by the cheap painters decorating tables covered in a cheap table cloth, and was still not enough to make up for the rest of the property.||Outside was a death trap, and that's not an exaggeration. The patio furniture pictured was missing, so while we could enjoy some time onnthe grass to the front of the manor, the rest of the grounds were incredibly dangerous. The side of the property was littered with flytipping, broken furniture and even one of those red and yellow children's cars. Continuing up there were disused toilets, bags and bags of rubbish, more furniture and an incredible amount of smashed glass. To the other side was a burnt out garage, complete with overgrown weeds and brambles, and yet more old furniture. The description mentions a cottage - having been unable to on find it, it would not surprise me if this burnt out shell was actually it. Peaking back inside through the filthy windows revealed rooms packed dangerously full of waste, broken items and general rubbish. We were relieved to only be staying 2 nights. ||The general cleanliness of the building was also not good. Cobwebs hung from light fittings, dust was thick in parts of the house, especially behind TVs and other larger furniture and ornaments, and carpets, walls and ceilings had stains on. In addition to the broken windows, there were also light fittings hanging off, broken glass in the front door and areas of shoddy DIY. ||The only thing making me feel comfortable about even awarding one star to Birkby Lodge is the kitchen - else I would need a zero star option. The entire experience and misrepresentation not only makes me urge anybody considering staying here to have a rethink, but I would also be very wary about using Celebration Cottages to book anything again. Avoid at all costs.

Me and my fiancΓ© stayed here for a random night last night and for the price we were very impressed. The room we had was lovely a period feeling to the room highly ceilings and ornate furniture. A beautiful b&b bed was extremely comfortable free tea and coffee etc. We will definitely be staying here again in the near future. Thanku very much for such a pleasant and relaxing stay
