Good location for York with regular bus serrvices (X45/46/47) although only hourly after 8pm. Booking.com has wrong postcode as it should be YO41 5LN. Very friendly and helpful host, Lynne. great breakfast and massive TV in our room-with catch up etc whereas many hotel sets only have the choice of main channels. good lighting and warm room. The bed was a small double and it had foam filled pillows, which is not one of our favourites as they tend to make you sweat in the night. Our room was on the front and the property is very close to a very busy road so traffic noise is a bit of an issue. Our room was not particularly well planned/designed as although eveything was there ergonomically it was not very good. A nice touch with fresh milk in the room and really nice fluffy towels. The room was comfortabel but a little cramped feeling. Adequate parking and the bus stop 100 yds from the front gate. So good for getting into the city (25-30 mins) if you have a bus pass-if not , only £2.00. Traffic very busy approaching centre as there are a lot of road works going on just outside the city walls and around the station area. A very good B&B. Would recommend

Fantastic stay, Lynne was very attentive and couldn't do enough for us. Great location for York and easy to find. Room was fantastic, very comfortable beds and lots of hot water. Breakfast was delicious, thanks to Lynne who suggested home made creamy mushrooms as we are not full breakfast eaters. A very pleasant stay, will definitely be back in Spring.

Lovely and helpful host Lynne greeted us and made us very welcome. Communication throughout was quick. Accommodation was spotless with safe parking and well located on a central bus route into York. Breakfast was superb, with poached eggs cooked to perfection. Would absolutely recommend.

Excellent B&B and friendly host. Nice spacious comfy en-suite bedroom and lovely cooked breakfast. Easy parking and on the A1079 road, being 4 miles from Grimston Bar Park and Ride (A64) for easy access to and from York. Also good location for nearby Yorkshire Air Museum (approx 3 miles). Certainly would stay there again. Highly Recommended.

My mother and I spent 4 night at the B&B in an upstairs twin room. The beds were very comfortable, and Lynne was a great host. Cooked breakfast each morning, with Lynne checking whether you wanted same again the next morning or something changed. It was a great place to base ourselves for our Yorkshire holiday, with easy access to York, Leeds, and the Dales. Very helpfully, we were given a list of the local restaurants and which nights they were open so we could make dinner plans! The roof in the attic room is quite slanted, so you had to duck or avoid the extremities but that was easy done.

Nice warm welcome from Lynn got on great right from the start. Room was lovely warm and spotless. We had a very comfortable nights sleep. Breakfast was amazing good quality ingredients, cooked just how we like it, Lynn was very attentive and wasn't shy in asking if we would like more toast/coffee etc.|We will definitely be coming back...thank you Lynn.||Stephen/Angela

We booked this B&B as me and my partner were going to a wedding at York maze. On arrival we were greeted by lynne who also gave us a life to the wedding to ensure we made it on time which was very much appreciated! Rooms were lovely and clean we even had a fan as the room was warm with the hot weather which saved us! Breakfast was also lovely. Would definitely recommend!
