Greenlands Farmhouse near Barmby Moor was the perfect choice for our gathering of four families looking to reconnect. The property combines modern comforts with cosy countryside charm, and there’s plenty of space for everyone to spread out and enjoy.

The house is warm and spacious, with comfortable rooms that easily accommodated us all. The garden, though a little smaller than it appears in photos, is well-maintained and great for family activities or a relaxed outdoor meal. We were excited to find there was a heated swimming pool onsite, though it was unfortunately out of season during our stay. The hot tub, however, was a hit, offering a lovely way to unwind after our walks.

Location-wise, the farmhouse is close to some good walking trails. It’s about a 20-minute walk to nearby woods and 40 minutes walk to the nearest village. While the surrounding area is picturesque, it does require a car for most outings since the roads have limited pavements and the traffic is fairly heavy and fast. The neighbouring potato farm was active during our stay - which included the weekend - but it didn’t hugely disrupt the peaceful feel of the place.

All in all, Greenlands Farmhouse is a charming spot that provided everything we needed for a memorable stay. We’d happily recommend it to families or groups wanting a cosy countryside retreat with a few luxurious extras.

Lovely property for a large group. We had a surprise 60th birthday arranged for all thr family to meet up.

Everyone was very happy.

The property is vast and the rooms were more than adequate with big spacious rooms extra beds where needed. Beds were very comfortable with lovely fresh linen provided.

Everything was lovely and clean and well stocked kitchen etc.

The hot tub was self heating and auto refill so we didn't have to worry and also very clean well heated and under cover.

The swimming pool was out of use for the winter but this didn't worry us. It would be great in the summer.

Great secluded area so we were happy we weren't disturbing anyone

Loads of logs provided for thr log burner.

The owners even went to the trouble of leaving a bunch of flowers and a bottle of bubbly!

Highly recommend to any group looking for a nice retreat for a family get together.

Close to York and a short drive to the park and ride and also a couple of Supermarkets a few minutes away.

Superb house for a large family gathering... the only negative I found was the lack of flat baking sheets but we improvised with the ovenware there.

Lovely place all you could expect from an old farm house quirky doors, beams etc. Large kitchen and dining room as well as lounges. Certainly great for large groups. We were there in winter so the pool was out of use but the hot tub was fab. Wouldn't hesitate to stay again. Recommend book early to save disappointment.

Had a fabulous weekend at this beautiful farmhouse with family celebrating my 60th birthday. Well equipped & spacious rooms. Great gardens & lovely pool & hot tub to relax in. Everything was just perfect including the weather! Thanks for welcome pack & prosseco too. Hope to be back again soon.

I've been coming to Greenlands Farmhouse with friends once a year for the last 15 years, the only exception was the year during the height of covid.
I love it here and it's a place I genuinely get excited to visit again weeks in advance. The house is quaint, well kept, clean and in just the right location. It's so quiet here broken only by bird song and the occasional nighttime grunt of a badger or fox. The babbling Brook through the garden is pleasant to sit beside and relax when you not swimming in the pool or lounging in the hot tub.
When your not relaxing, your within easy reach if the seaside, local farmers markets and other sights and activities. We are about to leave again once more and I'm already looking forward to next year's trip.

Absolutely fabulous farm house.... the pool was clean and fun. Seating areas outside well thought out... the house itself full of quirky steps, staircases and different levels... everything you could need provided, including pool towels, dishwasher tablets... Nice welcome pack with bubbly etc. Would highly reccomend.
