Just back after a trip down to see mum, tried a few places in past but this tops them all, they even laid on good weather🌞😁.|Couldn't fault room or host who gave comprehensive explanation of everything. |Breakfast is brilliant with plenty of choice and just like being home.|Monday night we had fish and chips on the rooms patio in brilliant 🌞.|Have booked for next trip down.

Really lovely place to stay after a day at York races! Lovely welcome by the owner who explained everything perfectly! Big room which was nicely decorated and clean! Tea/coffee facilities in the bedroom although a well stocked kitchen available just along the corridor! Enjoyed the continental breakfast in the morning although didnt indulge in the croissants pastries etc! My husband made me a boiled egg and toast which was just what I wanted! There was also fresh fruit, cereals and yoghurts available and more!|Can highly recommend and I would definitely book again!

Beautifully restored, converted & extended range of buildings with field views from rear rooms to Canal in distance. We stayed four nights – 2 on the way up to the Lakes & 2 on return, a great way to break up a long journey. We will return to Fir Tree Barn.||Well furnished & decorated bedrooms, no.5 with wet-room style shower & enclosed patio. Impeccably organised Breakfast Room e.g. labelled cupboards for each bedroom; guest & main fridges & astounding range of buffet choices from pastries to cereals. If required, full cooking facilities for guests in here too – also a well-equipped Laundry Room. Secure parking in courtyard adjacent to rooms. Iain & Wayne are lovely, helpful blokes too!||Kings Head pub is about 10 minutes stroll down Main Street. Food, drink, staff & premises all very good BUT because of that it gets very busy. Worth booking a table via 01405 861507. Similar stroll in opposite direction takes you to Pollington Lock, usually with canal boats. Easy walking both ways, largely on pavements.

After a 1 night stay,I didn't want to leave.|The bed was soooo comfortable,the bedding was great quality & soft.|Lovely fluffy towels.|Great tea tray in room but use of the kitchen is an added bonus.|The kitchen is well stocked,has a massive varied selection of Continental breakfast,milk, cheese,yoghurts & fruit in the fridge.|Largest selection of drinks I have ever seen, absolutely brilliant & really nice ground coffee with numerous pots.|Arrived half an hour early but given keys & showed straight to room.|Both chaps are great & welcoming,even after being disturbed by the take away driver.|Thanks for a great stay.

We stayed in the guesthouse for 1 night. Our room was very spacious and perfectly clean. The bed was very comfortable!
It was also great to have a private place to park our car safely.
All together lovely place, very welcoming host, breakfast was good too! The kitchen where the breakfast is at is also immaculately clean and well equipped. Will definitely come again when in the area.

I really can't praise this guest house enough! Secure overnight parking, lovely clean and modern bedroom and a fully equipped kitchen which we could make use of, including a fridge and freezer to store our things if needed. There are even laundry facilities available. We had a great night's sleep and could help ourselves to an extensive continental breakfast buffet in the morning. We would definitely come here again if in the area - we were warmly welcomed and every detail had been thought of to make our stay comfortable.
