Wow such a fantastic little hotel, there is nothing to fault here bedrooms are amazing and clean, we had a great view, the spa bath was fantastic, didn't go in the pool as its bit to cold for me but def will come back in the summer time to try it out. Staff are very friendly and always there to help you with anything, its only a 5 minute walk into town centre. And the breakfast food here was incredible everything was fresh. I would recommend this little hotel to anyone.

A lovely place to stay for a special occasion- free off street parking 30 second walk away, Hastings town 10 minute max walk. Room was lovely, jaccuzi was an extra bonus, and the pool after dark made it so special - it was a windy wet night but the pool was absolutely outstanding and hot. The pool area as with the rest of the hotel was very clean. Breakfast was simple but enough. Great value for something special.

An absolutely lovely b&b. Excellent for a nice relaxing getaway. In close proximity to Hastings town centre but far enough away to not hear late night revellers leaving the pubs. All rooms have en suite jacuzzi with fridge TV/freebies, fan, hairdryer tea/coffee making facilities. Outdoor heated Japanese rock pool. Staff are extremely friendly welcoming and helpful. Definitely one of our favourite getaways

Disappointing, poor customer service and overpriced. I booked on the premises there is a Jacuzzi in each room, but only after having paid I’ve been informed the one in my room wasn’t working - no refund or discount offered. During the super rushed check in we are told we can use the outside pool. Once found the changing room that gives access onto the pool, it’s pitch black and there’s no indication whatsoever on how to turn the lights on (the switches are not inside the room). We also end up stepping on construction tools left laying on the floor with no warning that there are renovations in progress.
On the bright side the breakfast and the room were lovely, but definitely don’t make up for the disappointing overall experience.

I went back to this place after visited it the first time about 10 years ago. I have to say that I was disappointed. There used to an option for Japanese breakfast but now only bread and jam for breakfast. We have emailed to ask for Gluten free option for breakfast, but unfortunately they have miscommunication in the management so we could not have anything. They did give us some refund as there was no hot water in the evening either. The bathroom smell of urine from the wooden floor. The duvet and bedding did not feel that they have been washed properly as the smell of fabric softener was so overpowering that I got the allergy reaction with running nose and had a bad night of sleep. The hot pool itself was okay. The temperature was not warm that it was cold in the pool and really cold to get out. The facility was a bit of out of dated too. One of the showers did not have hot water, either. Overall, it was a disappointment from my previous experience. We are not sure if that is anything to do with the young management.

Third visit 2 different rooms.
The superior room is worth the extra money but the standard rooms are still better than most hotel rooms,mainly due to every room has a hot tub.
Oh and a outdoor heated pool.

Decent breakfast (used to be a full English or Japanese breakfast (great option)) now a continental breakfast. Still lovely.

The place is amazing, this 8s third time we are here and we wil definitely be back again. Comfy room, food mattress, I love the bathroom with own hot tub in it. The heated pool outside is great. Good breakfast too

Just stayed here with my 11 year old son .. visiting family..|The room we were in was not very nice. Very old house .. and lovely..but strangly uninviting.Not homely at all. |We had a large double bed to share? Seriously? I would have preferred 2 single beds. |The mattress was hard, the pillows were hard, and we didn’t sleep very well at all. The bed linen was not very nice.|I hated the painted black furniture.. awful.. shabby chic gone very wrong! |The bathroom was clean and tidy and had a very deep jacuzzi bath with shower over head. Never used it because it looked like too much effort. It would have taken hours to fill the bath.|It had a “Japanese style toilet “ heated seat with cleaning bits etc etc.. ok if you like that kind of thing.|There was an outside area with a heated pool. Never used it but to be fair it looked ok. The changing area looked ok too.|Ok so to the breakfast.. yes not too bad... but too much bread? Liked how it came out , but could do with less carbs and abit more cheese/ham. You have to pay more for a cooked breakfast. Service was good by a lovely young man . He worked hard and was very polite. |For me personally.. I would not go back . Sorry 🤔
