What a little gem! Kanley and his staff made us feel really welcome, they were so friendly! Kanleys breakfast was exceptional! Our room was comfortable, we slept really well! This lovely B&B is only a 5 minute walk to Vauxhall tube station. I can highly recommend, we will definitely be booking again!

I had the pleasure of staying at this charming little hotel, and I can’t recommend it enough. From the moment I arrived, it felt more like visiting family than staying at a hotel. The owners are incredibly warm and welcoming, going out of their way to make you feel at home.

The rooms are spotless – absolutely pristine – and the cosy, homey atmosphere makes it such a relaxing place to unwind. The location is perfect, with everything you need just a short walk or one stop with underground.

One of the highlights of my stay was the waiter, who is not only hilarious but also a genuinely lovely person. It’s like having a good friend looking after you! And let me tell you, the English breakfast is simply the best I’ve ever had – cooked to perfection and served with a smile.

If you’re looking for a comfortable, clean, and friendly place to stay, this is it. I’ll definitely be returning! Highly recommend!

Pros: super helpful and friendly staff, very convenient location close to Vauxhall station, and great breakfast! Recommended if you want to be near Vauxhall. Cons: steps, hence not accessible, and because its more of a B&B you have to make arrangements for after hours check in and check out. Otherwise, pretty much exactly as described.

All I can do is amplify the comments left previously
- Very good location. It is quiet...and it is close to "the tube" (subway) so you can get anywhere extremely easily
- Lovely welcoming owners Kanway and David, as well as the rest of the staff including Robert
- Good breakfast. Plenty of choices!
- I had a great sized room which, frankly, is a little unusual for London!

What wonderful hosts. My childhood friend and I traveled to London before a cruise. I thought I lost my phone and David and Conley were so helpful. They were very accommodating with yummy breakfasts spending a few moments with other travelers . Their place is near the tube and easy to get around. Conley’s flowers are amazing best looking place on the block! Try the pop up restaurant a few doors down.

My wife and I stayed here (our daughter is studying nearby) and found 69 The Grove a lovely place, in a quiet little neighborhood. The owners are very welcoming and friendly, and couldn't have been nicer. We only were able to have breakfast once due to other plans, but it was delicious. It was nice staying in a less touristy section of town, but still convenient to the Vauxhall station and everywhere it brings you on the tube.

The place is amazing, the rooms very cosy, the location is great to go by the river and have a nice walk, but what I loved the most were the greatest hosts Kanley and David ❤️. They are so friendly, always smiling and helped me so much with questions and whenever I needed help.

1 Million times recommended and when I come to London, I know I don't need to look for any other place.
