My friend and I shared spacious Room 3 with wonderful views over the church and town. Everything was tasteful, thoughtful, and spotless, with special mention for our bathroom which was possibly the cleanest I have ever encountered anywhere.|The attention to detail was impressive, right down to the removal of stalks from the tomatoes at the excellent breakfasts. There was also the provision of fresh milk on return from a day out. I cannot think of any way for host James to improve on our experience.|James did send specific location details as sat navs may take you to the wrong side of the property. I would be very happy to book Ivy House again.

An absolutely beautiful guest house located right near the train station and town centre in st Austell. It’s located near many popular tourist destinations such as the Eden project and the lost gardens of Heligan (plus many more). We (mum &me) stayed in bedroom 3 which is a twin room which had the most amazing views of the church and town. James was an excellent host and he cooks a fabulous full English. I can also highly recommend the pancakes! Although there is no tv in the room (so you can really switch off from the world) the wifi is very good so you can stream tv on an iPad or laptop if you take one with you. There is also use of the very comfortable living room which has a tv if you wish. We loved our stay and didn’t want to leave. We will 100% be visiting again. X

Lovely large light rooms, very nicely decorated. Comfortable bed and good shower. Excellent cooked breakfast and helpful host. Pleasant sitting room and seating outside in pretty garden.|Easily reached from St Austell station, and close to St Austell town centre.

It’s the best Bed and Breakfast I’ve ever experienced, hands down. Everything was absolutely perfect, from the attention to detail to the warm hospitality. James has done an incredible job re-creating an authentic British and traditional environment that makes the stay feel special and unique. The room was spacious, beautifully decorated, and so comfortable, while the garden offered a peaceful retreat with its very well-maintained charm. On top of that, the breakfast was exceptional, with a variety of delicious, fresh options that really started the day on a high note.

The property is located at the top of St Austell town in a lovely tranquil and quiet area. The location is perfect for touring Cornwall in the car and it’s a 2 minute walk from St Austell railway station. We stayed in room 1. It’s very spacious and we loved the decor especially the vintage touches. There’s also a really good power shower in the en-suite. The breakfasts are very good indeed with a good choice inc vegetarian options. James the owner was the perfect host and all in all we had everything we needed provided and preempted. The garden and rest of the property are lovely too. I’d love to go back again. Thank you James!

My stay here was excellent. I was doing some walking on the coast path, and the location was good for this, with the bus station a 5-minute walk away.

Fabulous bed and breakfast in a stunning location on the hill side. Very warm welcome from James who takes you into his home from home. Close to the train station, but not so you'd be disturbed by the passing trains. Handy for the Eden project and st Austell brewery.

A beautiful guest house, set within its own private road and gardens. Tastefully looked after and restored. The owner / host, James is very attentive and helpful. A great choice of breakfasts. Idea location for walkers and access to other coastal areas.
