From the reviews I understand the situation is a little different every time, but in our case we had the place to ourselves; lounge area downstairs, private entrance, bathroom and bedroom upstairs. The house is connected by a door to the house next to it where the hosts live. That’s also where breakfast is cooked and served.|The place is cozy, with lots of chairs, throw pillows, shelves with books and knick-knacks. Breakfast is wonderful, plentyful and cooked to taste. Host is very friendly, welcoming and helpful. The b&b is situated right around the corner of restaurants and shops. It’s quiet at night, with the bedroom situated at the back of the house overlooking the garden.|It was a bit odd that while we were resting in the lounge area, a visiting daughter of the host came in through the connecting door to use the downstairs toilet in “our” part. And it must be noted that the place could use cleaning by someone with more eye for detail. The host is an elderly lady, and we weren’t quite sure if she’s still quite up for the task.

A great place to stay in the Heart of Petersfield. We’ve been staying at 1&3 The Spain for 20 years whilst visiting family in Petersfield. Jennifer is the the perfect host and provides good clean accommodation and something for everyone at breakfast. The property is only a minutes walk from the centre of Petersfield which has a great range of shops quality restaurants and amenities. Well placed for access to Goodwood and The South Downs.

When we first arrived we thought it was a lovely place with very comfortable beds in a convenient location. However we soon realised that the place was infested with bed bugs and I was bitten about 50 times during my stay. We were given half the money back but was quite rude about it. we had to end our trip early to go home and completely clean out our luggage and I was affected by the bed bug bites for two weeks after. The host was also rather rude, even making a comment on my friends dress being too short!

Stayed a night with my young child, 1 The Spain were very helpful and welcoming, bringing out a toy box and providing travel cot and high chair. The room was comfortable and peaceful. The other facilities are also of a high standard. A very good stay in a beautiful old part of town, very central for the main square and the Heath Pond.

This was booked for family wedding last January which was taking place Easter Sunday. No deposit accepted on the phone call though the owner had a conversation about relations in Cork etc. ||As flight was delayed we rang to advise the b&b about our delay only to get a mouthful of abuse and being told that our accent was not understandable. The "lady went on to tell us get off the phone and not to try making a booking. Only when reminded of our original phone call did she realise that we did have a booking but had to admit she had forgotten to write it down. ||A course on customer care wouldn't go astray here. Also if you have a booking here make sure its written down and tough luck if you have an Irish accent

Four members of our family stayed here for one night following a wedding in the area. The owner welcomed us and helped us get settled before we went off the the wedding, including explaining what we should do when we got back very late. Breakfast the next day was delicious. Our rooms were clean and comfortable.

We arrived in the pouring rain on our south downs way walk to find no-one home, so we had to sit in the pub next door (not a problem) eventually managed to get in and was greeted by Jennifer a very nice lady. The room was ok it had everything we needed. Jennifer provided us with a lovely vegan breakfast and was very helpful.

...but not so great. Petersfield is a lovely town, and we stayed while walking the South Downs Way. Unwelcoming hostess couldn't say anything positive; plumbing was quirky; room was located directly on a busy street that was noisy at night. If you can find something nicer, go there.
