None existent facilities ,
Clean camp site friendly staff but expensive given shower and toilet block closed. £10 deposit to use chemical disposal point.
Unlikely to visit again.

Great location for the caravans, right next to the brach. Lovely views over the beach at the front or over the golf course at the back.
Nice club house to stop for a drink.

Absolute disgrace of site facilities and false advertising. The camping area itself is ok though broken water tap, the toilet block is an utter disgrace it was stinking even my grandaighter refused to wash there we had to go into town, I'm quite sure if inspected they would be condemned. NO wahing up facilities and by the rust build up on existing pipes it's been like this for a long time. The "function room" was barely open when we were there and the restuarant mentioned in adverts is non existent as was the entertainment except 1 night a week. No way of taking site payments except cash which left me running about town hunting for cash machines. The staff themselves were lovely and I felt put in a sad position having to take the brunt of the owners neglect, we paid £30 for a patch of grass while the sister site pays the same but has great amenities, this should not be allowed

My view might be skewed so can't answer or give full stars.

During my visit I was at the touring/tent area.

For me it was a quiet break away to just chill out. When interacting with site staff they were always courteous and friendly.

For me it is a good site. It's not overcrowded but not derelict of custom either.

Needing a quick break away in a tent or longer in a caravan then I can recommend this site.

A great place to visit for families. Lots of things to do along the front. Kids will love it. Adults will love it too. A mix of everything from fun to relaxation.

Location is great lovely beach. But wont return. The toilt/shower block isnt just dated, its disgraceful. Ok it had hot water and toilet paper but thats it. There are no locks on the doors nowhere to put your clothes or toiletries. No soap or hand drier/paper towels. The building needs a complete overhaul. And at £32 a night its one of the more expensive sites. Its a shame because if this was done it would be a cracking site.

We were excited to arrive at our 5* executive caravan for our first holiday in a few years. After eating out in a restaurant in Leven we returned to explore the caravan to find that it hadn’t been cleaned. The sink was absolutely disgusting with food left in it from previous guests and the basin was full of thick dark grime which had clearly not been cleaned in a long time. Some of the glasses still had drink in them, the cutlery was dirty and utensils had food and hairs stuck to them. Very grimy/sticky feel to all kitchen cupboards. Fridge was disgusting with spilled food and stains, freezer desperately needs defrosted. There were stains in the cupboard/bin, toe nail clippings were found on the bedroom carpet, along with a used plaster, and there was rubbish lying in the second bedroom. The living room carpet was badly stained. The mattress was shocking, half of it sunk with springs gone and bit rips in it. My husband phoned reception to discover it closed at 5pm to request a Hoover. He had to really insist on getting a Hoover before the restaurant manager would provide one to assist with the cleanup. This really spoiled our first night of our holiday as took us 3 hours to clean. While this is never acceptable we felt that during a pandemic this is even worse. Other business’ have heightened cleaning measures which clearly this establishment didn’t. Unfortunately when we contacted management they were apologetic but could only offer us a free meal in the estuary restaurant or a refund if we went home that day. We clearly didn’t want to go home since this was our first holiday in so long and we couldn’t find anything else available in this area so had to accept the offer of a free meal. ||||There were positives to the caravan, the bathrooms were clean and it was close to the beach although the view from the 5*executive caravan looked into the back of the reception/shop/restaurant building and the bins outside it. This was obviously very disappointing too. There was also no parking directly outside our caravan due to the raised ground level meaning that you would need to have a 4x4 to park along side the caravan. ||||Had we arrived to a clean caravan our view may have been different but being given a caravan in that state was totally unacceptable.

My daughter and I booked a pet friendly caravan as we have 2 tiny chuihahas. It was my daughters birthday so we were looking forward to the break. We arrived on Friday around 4pm and my daughter immediately went to reception to complain of the foul smell of dog urine especially on the doormat and the seating area (which was wet and stank of urine). The sofas and stools were very very badly stained and filthy. Reception staff gave us 2 air freshener sprays 1 which was empty and the other which sprayed for 20 seconds before becoming empty. We had to go shopping and buy throws so we could sit down. Fridge didn’t work so milk etc went off. We stayed Friday & Saturday then packed car on Saturday night and left early Sunday morning. I emailed with complaint and asked for refund and was told we should have complained on the Saturday and we would have been refunded and advised to find accommodation elsewhere. Bit puzzled by this as my daughter complained on the Friday as soon as we arrived. Extremely bad customer service/management. AVOID this place. We now have the stress of legal proceedings to get our money back.
