Excellent place to stay! Very friendly hostess (Anne) who made us feel right at home. Spotless room (& house for that matter), and everything worked as it should. Great breakfast with fresh duck eggs and 3 types of sausage! Location was OK being only about 15-20 minutes from Saint Andrews, but be prepared for some typically Scottish skinny roads/lanes on the way there.

A lovely rural stay! Ann was a fabulous host and the full Scottish breakfast was amazing. Lovely room with a superb view! Perfect for a getaway to explore Leven and nearby St Andrews. Would definitely book again.

Spent three days here with my partner, the facilities were great (lots of plugs and mirrors which every woman needs). The addition of a ceiling fan was a nice touch when it was a little hotter. Lovely views over the fields next door. The breakfast was excellent, plenty of toast, fresh coffee, fresh strawberries and we opted for the delicious Scottish breakfast complete with lorne sausage (which was new to me) and duck egg. Great place to explore the local coast and we managed to get into Edinburgh pretty easily from a local train station too. Our hosts were really friendly and accommodating during our stay and we felt really comfortable. Would definitely return.

Really enjoyed our 3 night stay. Ann and Jim are so friendly and welcoming and ready available to help or answer your questions. The breakfasts were delicious especially the duck eggs. Brilliant location for visiting all attractions. Also peaceful and quiet. Rooms are large and are a very high standard. Would love to go back for another stay

The farm is away from it all and overlooks the pond, ducks and countryside beyond. To get to this lovely location you do have to drive half a mile up a narrow track. Anne was friendly and welcoming. The rooms spotless. Breakfast was so good, with fresh duck eggs if you fancy.|A lovely relaxed atmosphere.|The reason it doesn’t get a well deserved 5, for value for money if nothing else, is that the bed was the firmest I have ever attempted to sleep on. We struggled to get a comfortable nights sleep which was such a shame.

Lovely Anne plays the perfect host

Liked Β· The lady who mainly runs the B&B, called Anne, is amazing from Day 1 that it is hard not to like something about this place. The place is quiet, breakfast was freshly made everyday, with eggs from their own farm ducks. This B&B is in the middle of a farm, overlooking a tiny farm hill on one side and a pond with ducks on the other. The view from the bedroom can easily inspire the poet in you.
Anne leave cookies, coffee, milk and sugar very generously in your room everyday, fill water for you, making the stay more pleasant. There is green farm land surrounding this place for miles making it perfect for someone looking for peace and quiet. We wanted to stay closer to St. Andrews for daily commute so this worked out really well as it was the only budget and good place within a 10miles drive from St Andrews. There is enough parking space for your car which is free and safe. They provide toiletry for your bath. The toilet had both shower as well as a bath. The couple that runs the place lives in this property and their main entrance door is open until 12 midnight which makes it easier for a late check in. The charging socket cubes were very helpful in their rooms if you have more than two gadgets to charge at once, which was in our case.

Disliked Β· If I had to be critical, I would mention the fact that the bedroom had no locks, the loose bolt would sometimes release the main bedroom door which may invade your privacy. This, in the first impression, did make me a little uneasy, considering I didn't know the property size, capacity, owner that well, at the start. There is no key provided to your bedroom because there is no way to lock it. So, you may think if it's safe to leave your belongings in the room which has no way of securing a lock. Having said that, Anne explained to us that this place only has 2 bedrooms for their guests/lodgers, so at one time, you will not have more than 2 families/guests living in this place. There are no hooks behind the bathroom doors to hang clothes. The front door remains open until midnight, again no lock/key provided to the guests. However, we did not stay later than 12 midnight so it was no problem for us. There is no restaurant/cafe close to this as it is in the middle of a farm, so ensure you are stacked up before returning to the B&B - it is a single track road like any farmland area so driving for food may be challenging for some in the winter/foggy months, or in the dark.

The owner of the b&b, Anne, welcomed us with a warm smile and made us feel welcome throughout our stay. We were allowed to check in late as we were travelling from Derbyshire. This B&B is in such a beautiful location with miles and miles of green land around it. I had the most peaceful night's sleep and when I woke up in the morning I was surprised to see a pond outside my window with ducks swimming in it!!! I didn't see this at night when we checked in so it was a cute surprise! The room was very clean, had everything one would need during their stay. Anne gave us fresh milk every evening for our cuppa. Breakfast was absolutely delish! When it was time for us to leave, Anne even gave us a dozen duck eggs to take home! I recommend this b&b to everyone who is looking for a peaceful get away and beautiful views ☺
