Our room was clean tidy and spacious. Julie our host was very welcoming and happy to help and portion of the breakfast were very ample. We will be returning to Julie and her guest house and would recommend her establishment without hesitation.||Lovely lady with house to match and excellent food.

Lovely welcome from our hostess, and offered good local advice. Small ensuite with large shower. Comfy beds (if a little noisy!). Good breakfast - small dining room so you have to book your time to eat. Off street parking. It is on a major thoroughfare and our room was at the back so can't comment on traffic noise. Opposite a retail park. Easy walking into town centre.

We only spent one night here but found it clean and comfortable. Our double room and ensuite bathroom were very small but adequate for our needs. The lady who runs the guest house was very warm and welcoming, and we especially enjoyed her cooked breakfast and good company. The location was handy for walking into Perth and there was parking directly in front of the house.

Spotless, comfortable room, replete with everything expected in a quality guest house. Bespoke breakfast, Julie is a great host, accomodating my disabled elderly mother, and lively labrador with ease. We'll definitely be paying another visit.

My mum and I booked online for an overnight stay here a few months ago. When we arrived there was no-one to be found and we couldn't get through to anyone on the phone. Finally the guest house next door managed to contact the owner and put us on the phone. She advised she had no record of our booking and asked "What do you expect me to do?"...eh, take responsibility for the failure of your booking system and help us to find somewhere to stay! However, she was out for dinner and did nothing to help us, making us feel like it was our fault. We couldn't find any vacancies anywhere in the area and ended up having to travel back to Ayrshire for the night only to have to drive back to the area the next day in order to continue our planned weekend.||||After complaining by email on our return, the owner then offered us a free night's stay which we gladly accepted and agreed a date. We booked up some things to do in the area for the weekend and were really looking forward to it. We called ahead the day before to double check everything was in order only to be told that she had emailed us to advise that the date we had booked was no longer available. We did not receive any email and surely information around the status of our booking (given past issues) should have warranted a telephone call out of courtesy. This left us with pre-paid bookings and no choice but to book and pay for alternative accommodation (which was outstanding).||||Terrible customer service. I absolutely would not recommend.
