The bed sank into a V shape when my daughter sat on it.All the slabs supporting the mattress were broken. Alarm kept going on during the night and early morning. Manager turned the TV signal off half way through our stay. Contacted the owner but he wasn't interested. Condition of the property is horrendous. Wallpaper and plaster is hanging off the walls and sealings , shower was very dirty. Avoid staying there unless you have no other option for your dates. We moved out the second week to another guesthouse.|Ibis hotel provides better value for a double room with ensuite, at ÂŖ35 to ÂŖ48 per night.

I stayed here whilst attending a training course so didn't want to spend a fortune on accommodation. I spent ÂŖ21 per night for a single room (shared bathroom), no breakfast.||||The whole place is very old and dated and needs a complete overhaul. Fixings and furnishings are broken and it is very tired looking. In fairness the place was clean however it did not appear this as everything is so old (carpet in the bathroom - fairly disgusting, curtain falling off curtain rail, damp windowsill, etc, etc).||When I first attended I was shown to a room which had clearly not been cleaned since their prior guest and the toilet was blocked - so was immediately upgraded to another room. Service therefore average although the place seemed to empty when I was there. The owner is not normally there and there is a number to call - which I guess is how they keep costs down (as well as not maintaining their property).||||You are literally paying for a room here. There is the option of breakfast if you want and there is also a microwave downstairs if you want. Come here if you want a bed to sleep in and nothing more. Bring your own toiletries and towel. Payment is cash upfront. There is free wifi, although I had no reception for this whatsoever in my room. Unfortunately would not stay here again and can not recommend it despite the cheap rate - spend a little more and stay elsewhere.

Very good value accommodation for a short stay in Dundee. TV in room, and shower and toilet with my room too. Quiet location but sufficiently central. Easy parking. Easy correspondence beforehand.

Stayed there for 6 nights they tried to get us to pay more but we told them exactly the amount to pay - rooms don't get cleaned and beds were never made as our arrival we found the light was hanging off in bathroom soap had blood on stains on sink toilet needed cleaning and bin full of razors sanitary towels etc zantac tablets in draw cheese on floor when moved the bed over and mouldy bits of food yuck! Will never stay there again and it's cash on arrival never saw anyone the whole stay not to mention breakfast is ÂŖ5 for a fry up and cereal is ÂŖ2.50

There was nobody there when we got to the house and we had to go through an elaborate procedure on the phone with the owner to open a key safe and get in. When we did it was a shabby old house, wallpaper peeling, no towels, not clean, a sort of Fawlty Towers without any inhabitants. To call this a guest house is a poor joke. Don't go unless you are writing a ghost story!

I think that place is terible i stsyed there with the wife and it was freezing. And i thought all your breakfast was inclouded in the price . But they had the cheek to ask me for another 5 pounds each . Ii would have been cheaper staying at a good hotel and warmer . So i would not recomend that place to anyone

This is hand down the grottiest room I've ever stayed in. Do yourselves a favour, spend a few quid more and go somewhere else. We had booked for 2 nights but checked out after the first. It was filthy. We wouldn't even have stayed the one night but we had nowhere else to go.

It's on a main road, though, so a bit noisy.
