I stayed at Valley Dene one night in July 2013, not having pre-booked. I was greeted at the door by 4 or 5 dogs and a similar number of cats, who were friendly once their owner was in the house. I later discovered the owner was out, so they were simply doing their job. Friendly neighbours found Jackie, who arrived with a smile and friendly disposition||I was shown to my room and as you would expect from a home lived in 24/7 it was “house clean” (But perhaps not as some might expect, 4-Star pristine clean. There were also several of those small, annoying handy-person jobs that required attention.||Fresh linen was put on the airing beds (I had arrived unexpectedly), washed and clean. Hot shower, hot water and comfy bed, lovely! The animals I noticed were not allowed upstairs and at breakfast were not to be seen or heard.||Talking of breakfast, what a breakfast! Orange juice; choice of top brand cereals; local butcher high quality bacon and sausages; free range eggs; fresh homemade bread and homemade marmalade etc. All served hot direct from the cooker to the kitchen/dining room farmhouse table. All swilled down with a pot of tea and a social chat with Jackie.||Throughout my stay I was made to feel welcome and part of the household, learning about many aspects of local life. All this for £25! Definitely a place to stay for a enroute/start/end of hike with a great value-for-money.

The website is very misleading. On arrival there last week, we found it dirty, smelly and it had no hot water. It was in dire need of a good clean. It was thick with dog hair. I have two dogs of my own, but my house doesn't smell that way. The cereals were on the windowsill, in open boxes with no protection from flies or dust. There was a dog somewhere whining and whimpering. The beds were dirty and so were the carpets. The bed linen was shabby and the beds were covered with those awful knitted blankets - you know, the sort we used to knit for Oxfam.We were shown to our room by two very young girls. The charge for this was £25 per person per night. No hot water in the heatwave! We were walking a long distance path in temperatures of over 25C. We needed a shower! We went across the road and got in at the Cross Keys. It was heaven. But I would have slept on the bench in Kirk Yetholm rather than stay at Valleydene. I've camped most of my life and been to festivals so I am no stranger to basic accomodation. But to charge £25 for such a poor service is terrible. For an extra £2 per night, we were looked after in lovely clean conditions at the Cross Keys - book there if you are going to Kirk Yetholm!

What a great place. The room was spacious with a comfortable bed. The ensuite bath had plenty of hot water. The rooms were kept warm with modern radiators. The breakfast was first rate. There was a kitchen we could use to make sandwiches and other meals if needed. The location was within feet of the main square and local pub. The place was cosy if old but on the whole was clean. There are the odd cats around that might affect some. The landy lady was so helpful and friendly.

We spent a night here while walking St Cuthbert's Way. The place was shabby and neglected but the room wasn't too bad and the bathroom was clean. The landlady was very willing and breakfast was fine. However it was not up to the standard of most B and B's we've stayed in over the years.||It's a pity as it is in a good location for The Pennine Way as well as St Cuthbert's Way.

The above is a sign which by the front door but don`t be put off. The entrance hall is dingy and in need of a good clean but Jackie is a very welcoming landlady who immediately provided paper for us to stuff our wet boots before showing us to our very light, airy and clean bedrooms.||We were able to use her comfortable, cluttered, book-strewn sitting room for our breakfast.||The accommodation would not suit everyone but it suited six tired, wet walkers.
