Set in one of the old houses of Kelso town square, this property’s potential was not evident on the inside. ||According to our e-mailed confirmation: “Your room key and electronic front door fob will be on the desk on the first floor with an explanatory note.” ||There were four keys on the desk, but no note, so we had to try each one before finding our attic rooms at the top of two further flights of stairs.||The “Twin En-suite Room With Bath” (no bath) was full of mis-matched furniture; the bedside table and electric radiator were grubby. The bathroom was large, with a dusty heated towel rail hanging loosely on the wall. The basin was cracked and the pop-up waste didn’t work. I was unable to draw hot water to the basin on the first night. There was no shaver point socket.||The ” Double En-suite Room” (room 6 - which doesn’t seem to be listed on the website) had a broken toilet - a malfunctioning flush, which ran for hours until I managed to stop it. The shower-room fan also ran for hours and could not be switched off, and at one point the power to the shower came on without the cord being pulled, which suggests faulty electrics. This was not comforting considering the lack of fire escape. ||The basin didn’t have a working waste plug and was so small that neither the kettle, nor a water bottle, could be filled from it. There was no place to set anything down in the shower-room, such as a wash bag or tooth brush. ||In the bedroom there was a grubby and stained upholstered |stool and a print on the wall had slid inside its frame.||There were no “how to” instructions left for guests, and the Fire Safety notice on the door merely told one to call 999. There was no visible means of escape in the event of an emergency, other than down the narrow, steep flights of stairs. This fact spooked us completely. We stayed only one (long) night of the two that we had booked and paid for.||On the plus side, there was a lovely view of Kelso’s historic town square from the rooms; the musical bells of the town hall’s clock provided some reassurance.||The bedding and bathroom-ware were clean. There were attractive framed prints hung on the walls.||In summation: this grim and shabby guest-house had so little in common with its website reviews that we wondered whether we had booked the same place. ||We sent our comments by e-mail to the agent who had taken our booking. She replied that she would “pass” the e-mail on to her “boss”. She also said that she was “really sorry [that we] had to find somewhere else to stay”.||To date we’ve heard nothing from the “boss”; there has been nothing in the way of an offer to refund us for the second night.

Great location and view from the room! Really quick and easy to self check in. Room was spacious and amenities provided - seemed as if the bathroom had just been renovated - really pretty and modern. Great communication with owners. Would recommend!

The apartment had pristine bedlinen and towels. It also had an excellent town centre location. The pictures on the website didn't really do our apartment justice. It would have benefited from blackout curtains, though as it was light very early.

I was in room 5 which is in the attic as mentioned in other reviews. The room was very clean and the bed very comfortable. It was good to have a kettle and microwave in the room (toaster too) for the morning. The guesthouse is in the centre of the town so I guess it could be noisy at the weekends but no problem mid week - I slept very well. Self checkin/out was straightforward

We booked this and thought we had a mega deal for the money, we thought we booked a room with a kitchenette area which we could eat in but it wasn't to be. Firstly can I say the room was spotless and the bedclothes and towels were so clean that they looked brand new. The bathroom was clean and spacious enough and there were plenty coat hangers in the wardrobe space. The downsides were that we had room 5 which is at the attic of the house and the spiral staircase is steep and does not have good lights. The bed seemed comfortable enough but unfortunately is placed right under the window and the blinds do not work so we would have been awake since 6.30 when the sun came up. We were however awake from 5.30am because the water tank is in a cupboard in this room so every time someone has a shower or flushes their toilet the noise is horrendous. I was the 'lucky one" that slept right next to it! We didn't end up eating a takeaway in the room because it would have meant sitting on the bed eating and having to wash our dishes in the bathroom sink. The kitchenette has a microwave, toaster and kettle, as well as a fridge which is good if you are just looking for somewhere to lay your head for a night and have some snacks in the room. I dislike nasty trip advisor reviews and although I probably wouldn't stay here again it's ok for an overnight stay, although they could fix the blind. Would be great for people to rest their head after a hard days cycling for example. Great location too and Gregg's over the road for breakfast is fantastic. Also ate in the Cobbles over the road and that was out of this world. Can't be any more central than this (hence the name probably!) I wonder if our review would be different had we not had room 5 but we will never know!

The first thing I noticed was the terrible carpets which were shabby and threadbare. Our room was 52 steps and no fire escape or extinguisher on that floor. I then walked into the room and checked the bathroom stunk fustily and had mouldy black wallpaper hanging off the ceiling and old fittings still on the wall with dirt around them. The skirting board was falling off too.|The blind in the main room didn't work it had no pulley and no weight bar at the bottom so once down wouldn't go back up - previous feedback said this would be replaced (from months ago) The kitchenette was too small to prepare any food safely and the kitchen bin was next to the clothes. You could not fill the kettle under the tap and the sink was too small to wash up in There were cobwebs on the window and wall.|The room was not like the photos on Booking.com. This was ÂŁ79 a night and not worth it at all. We looked for new accommodation for the second night as couldn't bare to stay there

Stayed in Room 2. Clean room, comfy beds, clean/good bathroom & shower, tv, tea/coffee making facilities, fridge, free parking outside and FREE WI-FI. Not very keen on making small talk at breakfast so having just a room was fine with us.||||Yes, as previous posters have said, the guest house is a little dated but the new owners, Jamie & Mandy, have great things in mind for the property. Having seen two rooms they have recently refurbished I am sure future residents will not be disappointed - baby steps!||||Kelso is a bustling little town with lovely shops and eateries and great views of Floors Castle and the Tweed from one of the bridges. Can’t wait to return.

We stayed in room 2 which was very shabby to say the least. Good points bed comfortable and the linens clean towels the same,great location. But this room should not be let until a major reverb is completed. Didn't see any of the other rooms so can't comment,advice ask NOT TO stay in room. 2 at time of booking.
