I was struggling to find reasonable accommodation in Middlesborough/Stockton On tees which was near a selection of resonable restaurants. This place is reasonably priced, clean and comfortable. It has free parking and a 20 minute walk from Yarm High Street with all the restaurants/pubs this has. Biscuits in the room alongside Yorkshire tea so two big ticks. Good shower and comfy bed. Room was very warm so adjust the heating/open window if needed. Local pub was closed on the Monday which was a shame as this was only 2 minute walk. Good breakfast options and helpful staff. Recommended.

I needed to be in Yarm, and this former care home is an easy 15 minute walk from the High Street.||For the price, it was all very positive. Friendly welcome, friendly breakfast staff (cooked breakfast is good - allow time for them to cook it though), rooms are very clean and have everything you need, parking is available. ||Quite a different, more intimate experience than your larger hotels.

Perfect guest house. Large, well equipped rooms with good quality fittings and fixtures. Quiet location too so a good sleep guaranteed. Secure on site parking covered by CCTV. Superb cooked breakfast and very very friendly staff who can’t do enough for you. Highly recommended.

A lovely Guest House, we really enjoyed our stay.
Shops, pubs etc. only 5 mins walk away.
Rooms are very comfortable, clean and have everything you need, beds are huge 😂

Fabulous little place to stay. We'll thought out family room with 2 separate rooms. Everything in there you could possibly need comfortable bed and clean bedding in bright fresh clean rooms. Nothing too much trouble for the owner who actually went above and beyond to help our friend out who had been scammed with accommodation that didn't exist. Fantastic breakfast as well and well worth the money (infact I don't know how they do such a fantastic quality breakfast for £7.50.

Small and cosy but the rooms are modern and a decent size. The bed was comfortable. The place is spotlessly clean throughout. I stayed 3 nights. The rooms aren't serviced during the stay but they did say I can get fresh towels and tea and coffee. Breakfast was good and started at 7am which is really useful when you want to get an early start.
It's in a residential area so fairly quiet. It's a bit of walk to Yarm high street. There are closer local shops, pub and takeaways 5mins away.

Pleasant and helpful staff. Clean, comfortable and spacious bedrooms, although bathroom rather small. Enjoyed our traditional english breakfast.
We stayed again on Dec 30th. Thank you William, staying enabled up to visit our son and family. Brilliant. Can't praise attitude and guest house too highly.
