Highly recommended this lovely B&B in a convenient spot for catching the bus into Edingburgh. Lynda &Stuart made us feel at home from the moment we arrived, showing us to our clean & comfortable room with a private bathroom. Each morning we had a freshly cooked Scottish breakfast with an unlimited supply of tea and toast sat around a shared dining table chatting to the other guests. Lynda was a mind of local knowledge helping us make the best of our stay pointing us in the right direction with buses, tourist attractions and an Indian restaurant. A most enjoyable stay , thank you !

We were using this as a stop-over to get to Fort William from Bristol to start the 3 Peaks challenge. We were meeting the person who was driving us, so we booked a 3 bed room. Bed was comfy enough, all slept well. Linda was very welcoming and couldn't be more helpful especially when we asked her to put the heating on in the middle of the summer! Breakfast was good although a bit on the small side - i need more in the morning than just 1 piece of bacon, 1 tomato, 1 sausage, toast and beans! Wifi was a bit poor as well - could only get a connection near the entrance to the room.

This is a quaint house on a very busy Queensferry road. Highly recommend you approach it to turn in from the left as there was bumper to bumper traffic here until well into the evening. The rooms were of decent size upstairs, beautifully clean and modern bathroom for the double room. Our friend in the single had to use the downstairs bathroom as she had no ensuite, but a bathrobe had been thoughtfully provided. The hostess was very helpful and we had a nice breakfast next morning, nicely done. We took her advice and walked 400 metres back up the road to the Italian restaurant and had a really nice meal which was nice to have close by and not have to drive back into the traffic.

B&B was lovely, we had the family room which was a double and 2 x single beds so the children had their own bed not sharing a sofa bed. Beds were very comfortable. Nothing was missing (except wi-fi). B&B took about 10/15 minutes to get to on an express (x55, x56 etc) bus which was ÂŖ4 for 2 adults and 1 child. Going into Edinburgh took slightly longer by about 5 minutes. Only observation was the breakfast could have been slightly bigger especially as our children ate most of ours! Fantastic place and would look to book again. Hosts were very friendly and would do anything to make your stay. Thank you.

I would highly recommend this guest house as the guests' needs are all met in my opinion! I had a very comfortable and spotless room with private bathroom, tea/coffee facilities, tv, and a really tasty breakfast. I also liked Lynda's system with the keys which meant you could come and go as you pleased. Lynda made me feel very welcome, and gave me lots of helpful information and leaflets. Your suggestions, Lynda, for my morning in Edinburgh worked really well- thank you!

Recently stayed at this lovely bed and breakfast located a ten minute bus ride from Princes Street, ||Edinburgh City Centre. We was given an en suite room upstairs which was absolutely spotless, cosy and warm with a comfy double bed. Tea and coffee making facilities were provided. Our hostess Linda, was lovely providing us with a full breakfast each morning. ||We were made to feel extremely welcome and would have no hesitation in recommending this bed and breakfast. ||We will certainly return in the future. ||Thank you Linda ||||||||

Detailed on its website as "providing superior bed and breakfast accommodation, recently renovated to create spacious en-suite bedrooms ... ideally situated for ... Murrayfield Stadium ... on a main bus route ... makes it an ideal base to explore the city or surrounding area. Prices are from 30GDP". It appeared the ideal choice for our 'Six Nations' visit to Edinburgh.||||Sadly the reality was somewhat different. Yes, this B&B IS situated on a main bus route with bus stops within easy reach, however I would estimate it takes about 25/30 minutes to get to the B&B from Princes Street by public transport. There are only 2 buses which operate a service to this location - 41 and 43 - but they are run by different companies. So if you want to use the 'cheap one day bus ticket' then this limits you as these cheap tickets are only valid for use by the bus company issuing them! We found the 41 bus is fairly frequent during the daytime but in the evening we discovered they run approximately half hourly. It is also worth noting that the first bus on a Sunday is 08:00 the next is 09:00 and then at half hourly intervals thereafter, so maybe not such a convenient base, depending on your needs of course.||||Both rooms were situated upstairs and were more COMPACT than spacious with a neutral magnolia type colour scheme and dark brown carpet. In my room the double bed was situated behind the door with the bedside cabinet on the opposite side containing two small drawers with a lamp and alarm on top. There was a black leather swivel chair opposite the bed as you entered the room. In the window alcove was a small low shelf unit which accommodated the TV and 'hospitality tray' on top. On the wall next to this was a 5x7" mirror hung at a height I could only see my nose upwards without standing on my tip toes ... yes I am only 5' 2" tall ... but this was the only mirror in the bedroom and hardly what I had expected. There was a fitted wardrobe with adequate hanging space but the only drawer space was the small bedside cabinet. ||||The en-suite - toilet, sink and small shower cubicle - clearly has water pressure issues as the shower was more of a sprinkle .. luckily it wasn't a fixed shower head so I was able to use the shower head to wash away the soap. Sadly the tap pressure and flush on the toilet weren't great either.||||On the plus side the host ... Lynda ... was cheerful and friendly. She provided me with a hair dryer when I asked, arranged a cab to ensure we didn't miss our train as we didn't dare rely on the Sunday bus service and she took time to explain the front door locking procedures. Breakfast was between 08:00-08:30, orders taken at the table and the fare was filling and enjoyable. We had an early start on Sunday and informed our host we'd skip breakfast and to her credit she offered to make us up sandwiches, but we advised we would probably have breakfast on the train.||||Conclusion ... accommodation was much too expensive - ÂŖ320 (party of 3 - two rooms @ ÂŖ90 and ÂŖ70 per night) - at a B&B which sadly didn't live up to its "Superior" billing.

The room was spacious, clean, and quiet. Very well maintained home inside and out, I felt comfortable as soon as I walked in. The breakfast was always filling, we had cereal, toast and a full Scottish breakfast every day. Our host was pleasant and wonderful, and she accommodated every request. Highly recommend this one.
