The Acer Guest House is located in a good position, a walk across the park and you are in the centre of Perth where you will find all this pretty city has to offer. We breakfasted at Gingers Cafe, as breakfast was not provided at the Guest House. Whilst our roomβs position was nice - overlooking the park, the room comfortable (tea, coffee, biscuits provided), there was no suitable shower gel or soap provided in the shower, the towels could do with upgrading, and a hair dryer would have been greatly appreciated (for those travelling with limited luggage) the heated towel rails did not work. The host, Linda greeted us, showed us the room, was not able to advise on places for dinner, and appeared to be disinterested. The shortcomings of the accommodation could have been overlooked, had we been greeted by our hosts warmly and felt welcomed, and they had taken an interest in those stepping over their threshold.

We were aware of the check in time of 5pm but arrived at lunch time in Perth we parked up outside, since we got no response on the doorbell. We left our booking form in in Windscreen to show we were legitimately parked and went into Perth for the rest of the day. We got back after 5pm and were shown to our room but with little warmth or welcome. Considering that the hosts are offering nothing more than a room and no breakfast, a cheery smile would have worked. Better worse, we we were told to that if we filled our room bin, we should empty it ourself, in the purple top bin outside. Really? On the positive side the accommodation was clean and acceptable for two nights. Β£140 for the room for that period is OK but would I recommend here, No. the biggest issue was the fact that the hosts generated a lot of noise from their accommodation, largely TV until 1am. We bought ear plugs from Boots to do the second night. I suspect we reflect recent comments here.

As we were travelling by train I tried contacting the guest house by email and phone, to no avail, to ask if we could drop our luggage off. The 5pm check in was not a problem we simply wanted to leave our luggage rather than trundle it around Perth. We walked to the guest house from the station, where there wasn't a left luggage office, to find no-one at home. Fortunately their very kind neighbour saw our dilemma and offered to store our cases in her garage. On returning to the guest house, they now had our luggage, the lady was not particularly friendly. ||The room and en suite had laminate floors which needed a good clean, they hadn't been swept and were covered in fluff and hair. ||But the worse thing was the noise from the owners and their TV. No concession was made for their guests. It was apparent they wanted the income with the least effort possible.

Lovely little guest house, friendly helpful hosts. Clean room with a lovely on-suite and great views across the park. Comfy beds. Just a short walk across the park to the city centre and the railway station. Very quiet location. No breakfast served however there were breakfast bars and fruit avaiable, also homemade shortbread left in the room on 2 days. We will be back next time we visit Perth.

This guest house is rated as 4 star. Definitely disagree with this. The location was ok, rooms were very basic and the bedding and towels needed to be upgraded. ||The Wifi would not connect in one of the rooms used by our family. The balcony in that room would have been a nice addition if there hadnβt been a draft coming in the spaces between the panes of glass. ThIs room also had a missing bulb in the bedside lamp. There was a bulb missing in one of the bedside lamps on the other room we rented and in its place was a dead daddy long legs. The owner was chatty but was little help as far as suggesting restaurants for dinner or breakfast.

I know it says 5pm check in, but I had spoken to the owner and said that we might arrive slightly earlier as we had plans in the evening. I can't prove that as it's my word against hers. We arrived at 2.40pm and all the windows and back door were open (the two large dogs came out to see what was going on). We waited until 3pm and still no one turned up. I rang the number - no answer. My wife has heart problems and as we'd been travelling for six hours in the baking sun, she was feeling quite unwell so we left. I rang again at 3.42pm, still no answer, so we got a room in the Travelodge. At 4.55pm I sent an email but in my frustration I didn't type the name properly. My point is, she is running a business and she didn't answer the phone but she was quick enough to take our money. By all means book this guest house (if you don't mind 2 large dogs running around) but don't expect to get in before 5pm.

Wow, rude host. I very politely asked her TWO questions before booking the stay on Airbnb (asked if they had an iron and if we can we leave our suitcases there for the day after checking out) to which she answered "too many questions" without even a "hello" or "sorry" or anything, then proceeded to just prevent me from booking?
Extremely rude, kind of happy to never meet her tbh.

Tried to book through booking.com but my internet crashed so I booked direct via a phone call. I was promised an email confirmation which didn't happen until I chased it up and it came back as room only. I thought I was booking a B&B !!! I queried as to whether there was breakfast provided but got no reply. Pleasant enough stay but I do feel a little like I've been conned as during the initial phone call there was no mention that this was room only. I would certainly have gone elsewhere had I realised, We could have stayed in the Travel Lodge across the other side of the park for a lot less money π Β£60 was rather a lot for a room only, and a somewhat dusty room at that.
