Met upon arrival by sign on door saying at red house (their other accommodation where you have to go for breakfast!!!). Lovely lady arrived two minutes later. Booked two rooms one deluxe one twin. The deluxe room I stayed in was very dated but clean with ensuite shower room. Sitting having a drink in room when shouting and knocking on window started. I appreciate this was not the owners fault but was uneasy. Could hear everything from other rooms especially toilet flushing and each time it was flushed a sewage smell in my room.

Awoke after a decent nights sleep. Went to shower and no free toiletries as stated but I had brought some so wasn't too much of a problem. Then went to dry hair...no hairdryer as stated asked friend upstairs she didn't either so had to go to breakfast in red house with wet hair!

Breakfast was OK. Seated in small dining room and had to share a table with workmen as full. Asked for hairdryer which they gave me straight away.

My friends cheaper twin room had a fridge, microwave, free toiletries and was of a better standard but was up an amount of stairs

We stayed here on Friday night due to attending a friends 50th birthday party in town. The ladies that run both the Albany and the Red House down the road were very welcoming and helpful. We stayed in Room 1 on the first floor which was very clean and had a lovely comfortable bed. The small shower room was more than adequate and again very clean. In the morning we walked down to the Red House which was a 2 minute walk for breakfast and this was both very delicious and hot (a bug bear of mine is cold beans, but these were hot). I asked for no tomatoes and was given an extra egg, which was nice of them. Only gripe is maybe could do a later breakfast time at the weekends. The rooms may be a little dated, but it’s an old property - nevertheless we would definitely stay here again if we needed to stop over for a nights stay.

I really enjoyed my stay for 3 nights here. The staff were so friendly and attentive. The coffee was really the best. Good breakfast. Lovely old house. Good location for Grantham. Can walk to the centre. If I come again I will stay here.

This is a small well situated b&b, with easy parking. After being shown to our room, we were told that we had to go to another b&b for our breakfast which was just around the corner, bit of a shock as I don't think it was mentioned in the details, even so the breakfast was very nice. |All in all good for a couple of nights as the price is reasonable.

My husband has knee problems and we were allocated a room on the top floor.We changed it to the first floor but it was difficult.The owners were very helpful but because of the stairs we only stayed one night. We also had problems with the tv but eventually that was sorted out. If you have problems with steep and narrow stairs this is not the place for you.We do feel feel this should be put in the booking form.

Small attic room....Old fashioned and in desperate need of desperate modernisation. Overloaded electric sockets with questionable wiring, no plug sockets located beside the bed to charge a phone etc.. Poor water pressure and a fiddle to get hot water, very noisy during the night, people shouting and playing music on the street, HGV's thundering along the main road in front of property including a regularly used railway line . Breakfast is at a property a short walk away, breakfast times not very flexible..7.30 - 8.30 on weekdays, 8-9am on weekend. Breakfast is in a small dining room and you share your table with other guests which I found a little uncomfortable.

Great B&B - friendly owners, clean rooms, good breakfast, free parking outside Albany (2 minutes walk from The Red House), and conveniently located: about 5 minutes walk to the town centre. Only a few minutes from the A1(M) but so much more personal than a service station. Family room in The Red House is superb value. The Albany annex is only 2 minutes walk away, so no problem with staying there and having breakfast in The Red House.
