Can't go too wrong at their price range. Room was comfotable and well equiped, love having a proper fridge with a freezer section (don't get that at hotels upwards of £100). All in all would very happily stay here again, price and location are fantastic.

Only issue I would mention is the gap between the floor and door in the room I stayed in, with an intermittent motion light outside I ended up piling clothes to block light getting in the room.

Being completely honest, I had very low expectations after reading all the reviews about blood and poo. I was pleasantly surprised to arrive and find no signs of blood or poo in my room. Bed was comfy, shower was clean, location was great. Noise was absolutely awful though as two wonderful young gentlemen in the room below me were clearly sampling the regions finest nasal goods for the entire night right through until 7am. Don't expect much from the place but if you're not planning on staying in much then it's well worth it considering the price compared to other places.

I stayed in room 1 with my partner the room was not clean and there was dust and grime in the shower room. The hot did not work and the microwave was dirty. Plus was them key code to access your room was fine. We also messaged about one of the radiators in the room which we could not turn down NO response. they go one about house keeping! where about the cleaning was shocking and attention to detail in the room very poor. great location but not worth the money your only paying for the room no breakfast option. we had to empty our bins daily and clean the shower daily NOT our job thats what we pay for...The rooms should be checked daily and new bin bags put in bin clean towers on a daily basis, shower room should be given a once over as well as the sink and microwave, you pay to relax we should NOT have to be cleaning our room!!. Will not be back, certainly NOT value for money.

Given a star for location and a star for service after we managed to lock ourselves out the hotel/ room.
However the room was quite a shock upon entering. I would say it’s not had a deep clean for quite some time. The fridge was mouldy and kettle full of limescale’s water on arrival. Booked through booking.com and tried reaching out to them but having no look with responses after trying several time. Wouldn’t stay again. Please! Just clean the place up. The location is great and it’s such a waste of what could be a great stay if some effort was just put into the place.

The rooms are of a decent standard, mostly clean, comfortable and quite well equipped with a very well conceived mini kitchen including 2 hobs, a fridge with freezer box and a microwave sporting a convection oven and grill inside. Plates, bowls, drinking vessels and cutlery are in the cupboards but no pans though, so pack your own or failing that there is a second hand store up the road often selling used pots and pans. The omission of pans and the really old and undersized non smart TVs are the reason for 4 not 5 stars on the rooms, but despite that I'd rather stay here than the other 2 hotels with names beginning with 'A' close by. Service is only via email but very prompt, professional and friendly nonetheless so no complaints there, both queries I've had were responded to courteously within 5 minutes and to my complete satisfaction. Housekeeping staff very friendly and helpful. Convenience store up the road, beach down.

The location was great and the room was spacious! I have arrived 40 mins prior to check in time they were all chill about it and let me check in early. One thing on heating system is that even tho it seems like you can set the heatings manually, it just doesnt work and you have to ask them to turn it on or off, when it’s on, it is not adjustable manually so you have no control over the room temperature. Second thing is there were only half roll of a toilet paper but there is a corner shop 2 mins away so i had to sort it myself. Would stay again

There is no reception, getting into the building and your room is done with keyoads. We booked with booking.com and we weren't provided the pin, we had to phone the number on the door, which went to a voicemail which read out a mobile number, we then got through to someone on this number. It meant we were stood outside with our cases for about 20 minutes. The keypads to the rooms were tricky to use and very noisy, a few time in the night we heard *beep beep beep beep* "access denied" followed by grumbled swearing outside our room.
Outside of all of that the place was fine, nothing really wrong with it so I was happy for the price, and it's in a great location, a 10 minute walk away from the heart of Brighton.
Getting up three flights of thin stairwells was a pain, but that's usual in the guest houses around there.

Never stayed in such a horrific hotel in all my life. |Checked in and walked out straight away .|Wardrobe door didn’t open . |Bathroom :|had black mould on the walls , paint coming off the wall . Shower curtin didn’t touch the ground so when the shower ran the water went everywhere . Every surface was cover in scum .|Bedroom : |Rust on fridge , every surface was filty . A grease flim over everything including the tv . Dirt on the skirting boards that looked like rat droppings . The bed side lockers were so dirty . Dust on main light . All the towels supplied wet damp and smelled of damp . |Now the bed OH MY GOD wee stains , blood, poo . I’ve never ever ever seen anything like it . Like a horror flim . Walked out after 20 min .
