Myself and my husband stayed here for our exhibition trip, and needed to be close to the NEC.||To be completely honest, I actually booked another hotel, that turned out to be at the other end of Birmingham (not where we thought it was), and we had to cancel and find alternative arrangements within a 24 hour turnaround time.||We booked Arden house, and then read the reviews, so we absolutely prepared for the worst before we got here (we usually do this first, however we panic booked somewhere to be close to the NEC).||We were greeted with Raj and his friendly face upon our arrival to Arden House.||To our surprise (after reading the reviews) this has been a fantastic stay! Our room (6) was absolutely incredible, the bed was amazing (I have a spinal injury so this was a concern for me).||The breakfast was great, and actually a broad variety of choice. Yes, there are no bacon or sausages on offer, however there is alternatives and my husband said his poached egg was genuinely the best he's ever had (and that alone says a lot when we travel a lot for both business and personal reasons). ||I'm genuinely confused as to how and/or why these reviews are so terrible!!||The NEC is an 8 minute drive away from Arden House, you are far away enough from everything busy, yet close enough to restaurants, shops etc for all your essentials and dinner, and of course the NEC! ||My husband and I have both agreed that we will be staying here again for our exhibition shows at the NEC, & I truly hope everyone else moving forward has the best experience at Arden House, just like we have! ||Thank you again Raj, we will see you again soon!

Dreadful really. Looked more like a care home and was not what i expected at all. I didn’t book breakfast and was glad i hadn’t. It sits on a housing estate. The car park takes about 3 cars and is basically the front lawn||It smelled unpleasant right from the start if strong asian cooking. The 3 tables laid for breakfast suggested they were not cooking meals however||After returning from the NEC, you have to let yourself in using a code. That worried me for a start from a security perspective as did using their wifi. Not sure how often they are changing codes||If there were any problems during the night, no idea who to call or where help comes from||Back to returning from the NEC, the smell of cooking was so strong it had filtered into my bedroom for which I paid £124 for the night. Hardly cheap accommodation but this was not pleasant||The TV randomly came on at 6 am. At 7 am there was loud chatter outside from the owners?||The room itself was nothing special. Signs of wear and literally no instructions on how to turn on the shower. The hair dryer was found in the wardrobe. Had to phone number off booking.com to get help! As i was leaving, a couple were cooking their own breakfast as the receptionist/ owner had gone missing! ||Not the best. Will book accommodation earlier next time and find a proper hotel. Glad i didn’t book breakfast!

You get what you pay for. I'd read other reviews so wasn't expecting great things but ultimately it's what you pay for. It's a really quiet "hotel" but the staff member we spoke to was very polite and helpful.

If you're staying here because it's close to the resorts world arena then you should do. If you're staying here as a random hotel choice that's cheap, maybe look at other options if you plan to stay inside your room more than just to sleep in.

There were a few quirks with the room (see upside down coat hanger in photos, and a door that had to be lifted to properly shut) but nothing deal breaking.

Our ground floor room didn't have much privacy with big open windows facing the garden but work was being done so we had to keep these closed the entire time to have some privacy. The curtains didn't fully close but we worked around it. Bed was comfortable and room was clean, with toiletries provided.

Parking was fine for us staying midweek but imagine it gets full at busy periods.

One star if being generous, weed overgrown exterior limited parking on what was front garden. Hanging baskets full of weeds. Room had two single beds booked for double and breakfast which didn’t show on their system having seen dirty kitchen piled with unwashed pans, they did us a favour. Place smelled of curry and burnt fried food. No dining room or terrance, only three tables in reception.Our room was small scruffy no mini bar, shower head kept dropping, rust on towel rail, fine view of overgrown garden. Nothing like description. Due to error in booking a tech issue, I was charged for two rooms. Despite email stating this was passed to account department and numerous emails ad phone calls from me has taken months to get refunded. Only saw one person at hotel no other staff. This is converted house on end of residential street nothing like photos, left a day early.

Rooms are gorgeous, really enjoyed the Hamlet themed room! If I get near Birmingham again I will definitely stay here!!!

Rooms are super clean, WiFi works great and service is very good and super friendly.

Arden House : Avoid at All Costs||I had an incredibly disappointing experience with Arden House that I feel compelled to share to warn others. Upon arrival, we found the hotel completely unstaffed. All the curtains were drawn, and there were no lights on, making it look closed. Despite our attempts to enter, we couldn't get in.||To make matters worse, the hotel is situated on a housing estate, not in a typical hotel location. We later found out it’s a poorly managed Airbnb rather than a proper hotel. They expected us to call them to be let in, which was never communicated clearly during the booking process.||Left with no choice, we had to quickly book another hotel for the night. When we eventually managed to contact the staff, their excuses for the situation were the worst I've ever heard. To add insult to injury, they refused to issue a refund for the inconvenience caused.||Overall, this experience was a complete letdown, and I strongly advise others to stay away from Arden House . The lack of professionalism and customer service is astounding. Save yourself the trouble and book elsewhere.

We had an amazing stay at Arden House. Room Hamlet is very unique, everything was clean, WIFI fast, and reception very friendly. Definitely recommend this place and hope to stay here again.

The rooms are relatively clean (doors and furniture could used some scrubbing), the wifi was strong, and the attendant was helpful. The breakfast is not included, and the price was too high for what was offered. There were proper hotels with higher ratings for much less. We chose this house mainly for its proximity to where we were spending most of our time!
