We chose this guest house solely from ratings from other customers and on location (12 minutes walk from my brother's house where we spent Christmas day). Very friendly and accommodating landlady. Clean and well equipped room. Comfortable bed. Good breakfast delivered to our door. A couple of "even better ifs". Worth checking which room has the biggest ensuite if you get a choice and also maybe bring your own blackouts if you like it really dark.

Karen was the perfect hostess.
The room was both clean and comfortable.
Very trustworthy lady giving us the pass code together the key to let ourselves in whilst Karen was visiting her 90 year old mother.
Cheapest of all the places that we stayed on our tour of the south coast, but not in the quality of service.......Top notch!

I spoke to Karen directly from their website, which made things simpler for me. She is very friendly. It is a great location close to the beach, with quite a few choices for restaurants within walking distance. There was a fabulous shoe shop called The Shoe Deck, 20 minutes away, with the ocean alongside for the entire walk. I felt safe here as a single traveler. The room and bathroom are very clean with TV, wifi, coffee maker, and supplies. I would say excellent value for the money, including breakfast served in your room, which I loved!

Pleasant helpful host, comfortable bed. We had room nr 1 which has a very small shower room en suite. If you are portly or highly pregnant this room is not for you

Absolutely lovely hosts had the most wonderful stay everything was perfect the bed was so comfortable karen the host and ian went above and beyond and also helped me with taxi numbers etc breakfast is brought up to you at the time that you ask the bedroom was so clean and the shower was lovely close to the sea can see the sea from the guest house it’s that close . I would love to stay here again thanks to Karen and ian

What more can I say it's taken me a lot of time to work out how to do this but here goes if I could put more that 5 star's I would it a fantastic place to stay the staff are very helpful and nothing is to much for them it was so pleasant to see old fashion values by the end of our stay they felt more like family and we will be BACK ASAP

There are very few things in life that top kindness, thoughtfulness and friendliness. Karen the lovely lady at avon manor guest house. Scores a 10 plus on all three things . She made me feel very very welcome , it literally made such a difference to my holiday. Easy to talk to, nothing too much trouble . Would highly recommend.

So, let’s start with items that may not suit some so we can get into the overwhelming positives.

Breakfast, is a selection of sandwiches, pastries etc delivered to your room. We found this nice and relaxing and it was all really tasty and freshly cooked, but if you want a full English then you have been warned. Also, this is a b&b if you’re looking for a bijou boutique hotel in the area, treble your budget and look elsewhere.

And so to all the good stuff. Easy to find and plenty of parking so when you get there it’s stress free.

Room 2 had everything we needed, en suite, tv, hairdryer, very comfy bed, plenty of plugs and storage.

And now the top selling points. It is a gentle 3 minute walk to the beach, or 10 mins to the busier beach area and shops. 2 mins to the nearest pub, 5 to the next and 15 to all the restaurants and bars in the centre of Lee
