Stayed in single room on second floor. 42 steps up large winding staircase. Room small but adequate. Bed very, very soft & uncomfortable. Small 19" TV, no wardrobe just a cupboard with hanging space & drawers. Sloping roof makes room seem smaller. Window a bit difficult to open but fantastic view of the beach & sea. Blind was broken but I fixed it in ten minutes. Sink has crack in it. You have to plug kettle in on the floor at the side of the bed. Shower & toilet across landing, good size & kept very clean. Towels a little bit rough but clean. Hand soap in room & toilet. Continental breakfast 8-9am. Fairly good selection which consists of 2 juices, 3 cereals, yoghurts, apples, oranges, boiled eggs, cheese, toast but this is never toasted enough for me personally, self serve filter coffee & tea brought to you. You enter the house from Straiton Road where there is space for four cars, two in front of each other. You can exit through the back entrance, through foyer with lots of info/leaflets, the back garden gate opens directly onto the prom; you can't get back in this way though. Rooms are on the ground & second floor (I think the owners live on the first floor). There is no lounge area to sit in & no reception as such. The owners are foreign but will chat with you if you make an effort. The cleaning lady is very friendly & helpful, even leaves extra tea, coffee & milk if you ask. I stayed for four nights & my bill was pushed under my room door on the second night. My last night was disturbed by doors squeaking & banging below at 11pm for about 45 mins or so. Best part is the location, right on the promenade & only a couple of mins walk from the high street where you can catch the regular buses into Edinburgh. Note: This is an old building but has lots of character. The skylight at the top of the spiral staircase is wonderful.||||Best thing is definitely location, right by the sea. When the room window is open you can listen to the sea - so peaceful. Also the cleaner is very friendly, helpful & efficient. ||||There is no doubt that the room does need some TLC/upgrading. It definitely needs a new bed, sink, blind, lamp. All are very tired/old/stained & the ceiling paper needs fixing back on. ||||This place is two mins walk from High Street. Bars/cafes/shops/reg buses into city all within walking distance. Bus fare is £1.60 single, £4 for a day ticket.||||Was this place worth the £50 per night? Probably not because of the shared bathroom & the condition of the room.

Booked up for a stag do 6 of us in one room. The room (2) was ok very old decor and is in need of a revamp. Ordered a breakfast which cost £5 each. 2 bacon, 1 egg , 29 beans , mushroom & half a cherry tomato. I'm a big boy who likes his food so fair to say I was gutted. The location was very nice a little off the beaten track but most beach front hotels are.|The owners were a little odd and struggled to understand you also not very helpful. All in all we enjoyed ourselves but the booze helped.|Rated out of 10 I'd give it a 3/4. Shame really as it has potential to really nice.

Amazing property, right across from the beach! The manager,Rita is really friendly & helpful. The property is easily connected to the city centre.|The Breakfast is really nice & rooms are clean & well maintained.||All in all, great place to stay whilst in Edinburgh!

When arriving at the b&b we were taken through into the dining room to pay for our second night as we had paid for the first night when we pre booked, it was then that we were told it was an extra £5 per person for a cooked breakfast, my boyfriend wanted the full breakfast so we paid the extra £10 for two days breakfast the continental breakfast was free. ( Nowhere on the website did it say breakfast was not included in the £70 per night room) Breakfast is only served between 8-9am, Saturday morning we arrived down for breakfast at 8.30am, tea comes in a teapot to the table but coffee comes from a old coffeemaker and is only lukewarm, the continental breakfast is cold dry croissant, sliced tasteless cheese squares, boiled egg, and cheap cereal, and cheap yogurts. The cooked breakfast consists of two rashers of bacon, one fried egg, a tablespoon of mushrooms and two raw sliced cherry tomatoes. There is a café around the corner called the buttersquosh that does an 11 item breakfast for £5.50 so we asked for a full refund and had breakfast there. ||Our room was at the top of the house room 7, we had a shower in the corner of the room a a sink wedged between the shower wall and wardrobe so was a little tight, our toilet was on the landing which we didn't have a problem with but if you are over 5"9 you will be banging your knees on the door.||On a good note the b&b was clean just dated and the location was fabulous

Great stay for 4 days. Hosts Sanna n Zahar are very warm and friendly. Very helpful, location is good for getting to city by bus. Beach is lovely, highly recommended.

Price was high as it was Festival time in Edinburgh. Unfortunately the standard didn't hit the higher price, nothing terrible but tired room, single glazing and no breakfast included (in a B&B...) made this a poor visit for the price.

Stayed on the top floor in a broom cupboard, the room was 6' x 10' |Television matched the room, about 10" on a table near the floor.|Bed was the worst bed ive ever slept in, matress filled with cricket balls i think.|View was nice|Shared bathroom had the toilet seat missing the first night☹️ |Parking is impossible unless you abandon your car and leave it there|Would i recommend it! Def not|Only gave it one ball because i had to

Place old needs up dated got there in rain waited 10 door open was ring place no answer sharded bathroom brown mark where toilet brush was we lend to believe seafront but we on top floor and widow opposite old buildings if had money i change hotel beding did not go decorating and curtains had crease in it room very inpacked and bedding smell damp to top all we paid 87 pound night with no breakfast just wanted cry
