Considering the price, and it's a two star accomodation, I am happy to give everything 4.5-5 stars. I was able to check in online prior to arrival, according to an email from the Guest House. I arrived after 9pm, and the manager whatsapped to confirm my arrival time. My room was upgraded, a nice surprise! Happy with the continuous hot water shower. Could have put some hooks in the bathroom for hanging clothes and towel. I like the hand washing basin(normal size) and full length mirror in the room.

Stayed here for one night recently and must say its one of the best guest houses I have stayed in, the room was an amazing size and would have been suitable for both our kids and me and my partner, the bed was massive and as a mega bonus was comfy, I had a great sleep which is very rare.

The car park was big enough to fit all guests and was easy to just come and go as we pleased

The manager was amazing on arrival and told me all I needed to know then I didn't see him after that which is a massive bonus for me, knew how to contact him if anything was needed though

The home is close to the center which is just a little walk away.

Overall the experience was amazing and I would definitely book again in the future, good value for money too.

Incredible value! Haroon was really helpful and polite throughout the entire process. I rarely ever go for accommodation with shared facilities but given the reviews I thought I'd try it out for a night. Really clean room and good facilities, as well as a central location. And parking! If I head this way again I'll certainly stay here!

Comfortable rooms, and an amazing service. I arrived after the allotted check in hours and Haroon could not have been more helpful in making sure I was able to arrive late. 10/10 service and the friendliest staff - would recommend.

Accomodations are nice and well kept, common bathroom is small but sufficient. Beds are comfortable, well made and all other in room facilities are fine.
Despite being close to the trainstation and rails you can barely hear the trains. Unfortunately the walls within the Guest House are much thinner and you can easily hear the other guests.
Big car park next to the building and easy access to the building. Late check in is no problem.
As of April 2023, no breakfast is served.

Lovely host room better than easy hotel and great white horse. Would definitely stay again,room size great and view onto the park was lovely much quieter than expected being next to train station ,definitely worth staying there ?

Situated very close to Ipswich train station. A very warm welcome by the owner. My room was at the front and there is a bit of train noise, but this didn't bother me. The room was spotless and very neatly presented. The shared bathroom seemed clean too.

They claim to be a no thrills guesthouse and they definitely live up to the claim. Everything was scrupulously clean, crisp bed lining and towels.
Being rocked to sleep and awaken by trains on the tracks 200 yards away is my idea of fun, but they do state how close the station is.
