This guesthouse deserves the high ratings it receives. It is conveniently located. The room was clean, quiet and comfortable. The staff are friendly and obliging. The breakfasts were ample and tasty. The overall atmosphere, including the well-appointed lounge, is home-like. The mattress may have been a little soft, but that didn't hinder sleeping. Overall, very good value for the money.

I had an absolutely wonderful experience with Brooks Guest House. My original reservation was made for 2 people and paid in advance. When my party increased to 3, Brooks was easy to communicate with to change the room to a larger one in order to accommodate us all. They were very responsive over email. When we arrived, we were warmly welcomed and provided a guided tour of the house and amenities. Now, it is an old house with no A/C. I knew this at booking time and saw no problem with it. A fan was supplied in the room if it was too warm. Thankfully, it was September. The bathroom was quite spacious and an extra cot was placed in the room so each person had their own bed. I felt quite spoiled. The breakfast menu had several classic options and the staff was friendly and energetic. I loved my stay and highly recommend them. ||There is no lift, no A/C, and narrow stairs classic to older homes. These things do not bother me. If they bother you, it may affect your decision.

Comfortable and quiet, it’s our perfect location for exploring the city.||My wife & I had our honeymoon there in 2009 and we returned for our 15th anniversary. The room was well set up for us on arrival, with a bottle of bubbly in recognition of our anniversary.||The lounge is just the place to relax after a day seeing the sights and with the city centre on the doorstep, you’re never far away from an evening out if that’s your fancy.||For us, the highlight was the breakfasts, always fresh, always well cooked and they give a real foundation for your day.||I don’t envisage ever staying anywhere else when I’m in Bath.

On the positive side, we had an very warm welcome from Patricia and she was fantastic every time we interacted with her. She couldn't do enough.||I booked this hotel as a "treat" - more than what I would usually spend on accommodation and was therefore expecting a premium experience. It was not. ||I wish I'd booked in a chain hotel instead which would have represented better choice and value.||The breakfast was the most disappointing element. Lack of choice. No toast offered. The eggs royale arrived with hardly any sauce and overcooked eggs. Pretty poor, and was hungry again 2 hours later. ||The honesty bar was ridiculously overpriced so we didn't bother using it. ||The pillows didn't have protectors which my friend found disgusting and ended up sleeping on an item of clothing between her head and the pillow. ||Would definitely not recommend. Too far out of town and no free parking. ||A premium price tag for an average guest house experience. Sorry!

Lovely overnight stay at Brooks guesthouse. Great location just a 10 minute walk into the city. Warm welcome upon arrival. Lovely big room with a big comfy bed which ensured a great night's sleep. Loved the idea of an honesty bar, lovely wine ? ? |Great value for money I would definitely come back.

It was such a pleasure to stay in a hotel that isn’t one of a chain. Friendly staff with a personal touch, ‘real’ keys, and well refurbished historical buildings all make this a lovely place to stay. The beds were very comfortable, everything was spotlessly clean and the breakfast good. We walked from the station with our bags, which felt a bit far, but the X39 bus stops right outside, so caught that when we left. All in all, a great experience. Thank you!

We were delighted to be shown to our room. It's as in the photos. Clean, well equipped and with a lovely on suite bathroom. I've yet to try the breakfast, but I understand they've plenty of gluten free options.

Wonderful experience. Welcoming, gracious host provided everything we needed for our stay. |Excellent location, within walking distance from all we came to see. |The honor bar was an added bonus as we make the most of every hour when we travel so having access to beverages at off hours was quite helpful. |Overall, a great stay and would highly recommend to other travelers.
