Great location, parking just outside and fees good for a city centre. Staff friendly and helpful. We had a suite which was very spacious. The decor did let it down in places but we understand that rooms are being refurbished over time. Paid £140 for a Saturday evening. Pricing due to go up once renovated so I hope they reflect the costs of other hotels etc. Four poster bed comfy, nice bedding but the bed itself quite rickety. Perfect temperature in rooms and easily adjusted to suit. Bathroom was the best bit, huge, bath lovely and deep and plenty of hot water. Again, damp marks on ceiling and paper coming away in hall etc. Rooms were clean though and amenities acceptable. Loved the bar area. Ambience perfect, quiet and relaxed when we went in for a drink and got chatting to Hattie who was lovely. Price included a continental breakfast which was great value, fresh and frequently topped up. Again, relaxed atmosphere. Our only complaint was that the room we were in (9) had a huge flood light right outside. Because the windows only had wooden blinds and no curtains, it was like daylight filtering through at 2am and not necessary to have the light at that hour.

A genuinely lovely stay. Easy to book. The place looks at least as good as the pictures. A lovely welcome and a very well sized standard double. The bed was very comfy and the room was warm on a very cold night. Not noisy in the evening. The bathroom was very spacious with a fantastic shower (endless hot water). The inclusive buffet style breakfast was really good and as expected the coffee was very good. The area is perfect for Lincoln 5 minutes from the Bailgate, castle and cathedral. I will stay here again. Cannot recommend highly enough.

A wonderful hotel, away from the hustle and bustle of the city and within a stones throw of the castle and cathedral. Situated in a courtyard with a variety of cafes and restaurants nearby. ||We received a lovely welcome from a very helpful receptionist. ||The room was comfortable room with plenty of storage and very quiet at night!||The lounge/bar is a lovely space to relax in. Continental breakfast was good but cooked is available to order from the cafe opposite which is also owned by the hotel. We went there for lunch… excellent menu and good for gluten free.||All highly recommended. We look forward to returning

A very strange establishment. The room, while somewhat old-fashioned, was very comfortable and we also had a sitting room and bathroom. The bathroom is enormous with walk-in shower and a separate bath. |Certain things were done well but others required attention and updating in particular the cleaning. Bins were not emptied in our rooms nor the bathroom cleaned but only the bed made and coffee replenished. There are only blinds in the bedroom no curtains which meant that it was quite light as there were numerous lights outside. It was however a very quiet location .|Continental breakfast was fine and indeed reception staff helpful. We realise that the hotel is in the course of an upgrade which could be one of the reasons why things are not quite as smooth as they might be.Very reasonably priced

The location is great, excellent access to the Bailgate and all it has to offer…and the staff are really friendly and helpful….but…||The suite we had was horribly run down, the paintwork on the ceiling and the paperwork is appalling..the decor in the rooms is really dated. I understand they are in the process of updating the rooms, so this may well change in the future. The suites are currently on at a heavily discounted rate, but it would be nice if it was made clear the reason why before booking so you know what to expect. ||The Junior Suite we had was quite odd…bedroom has a TV but then there is a sitting room to the side which is sparsely furnished and for me, it doesn’t really have a function. It would be better placed as a family room and put a bed in there for a child or another adult. The bed was awful, a four poster with only two posts, a chipboard base and a mattress that didn’t really fit on the bed. The mattress was really hard and quite uncomfortable. It was also ridiculously high..I am not short and I struggled to get on it and once in it, I was quite worried about falling out of it because it was a long way down to the floor. Anyway, that was one cause for lack of sleep but the big thing for me was the green glow from the fire exit night that kept me awake because it was so bright. Please, when you do your update, change this…somehow. You could put a curtain over the archway or any number of other solutions to stop the light getting through. I cannot believe it has been left this long without anyone complaining about it. I understand they are required for fire regs but I have never, ever seen one in a bedroom in any hotel I have ever stayed in. ||The breakfast is continental style, it was minimal and quite dull…not inspiring at all, but once you realise the company who owns the hotel also owns the cafe over the way, that does serve hot breakfasts, you can’t help but think they make the breakfast offering that is included in the price so poor that you opt to go and spend more money over the way. I know that is a very cynical way of looking at it, but to me, it’s glaringly obvious that is the thought behind it. ||Overall, I don’t t think I would stay again

I booked this hotel because of the beautiful photos of their rooms and their Web site describing them as "We boast a fantastic selection of rooms and suites, all stunningly decorated." However on arrival the room was old, worn and very tired. It was dirty with a used plate with crumbs on the sofa and very suspicious stains on the bedding. I left and found another hotel down the road instead. My point is this. Don't extract money from customers with false advertising. I complained by email after I got home explaining the situation and requesting a refund and they came back to me offering me a further 10% discount off another stay. It's simply not acceptable to extract £130 from someone on the promise of a "deluxe room" and not provide anywhere near that. If you do hotels then hotel well. They had one job to do but failed spectacularly.

There is nothing "deluxe" about the rooms in this hotel. Don't believe the marketing photos. Many years have passed since they were taken. The "deluxe" room was old, smelled fusty and wasn't clean. The rather suspicious stains on the bed finally convinced me just to leave and find another hotel nearby. After writing a complaint and attaching photos of my experience when I returned home explaining to management that I expected more for £130 a night, they insultingly offered a 10% discount off my next stay.

Loved our stay.||It was great to stay in a building with history and that had its own unique feel unlike many chain hotels.||The hotel’s decor is very Art Deco which we adored and was reflected throughout the hotel.||We were greeted with a very warm welcome which resinated throughout our stay. ||There isn’t a lift at the hotel so do bear this in mind should this be a requirement.||Our room was a great size, clean and light. The bathroom was again a fantastic size. ||The bar and lounge area are a perfect setting for a pre-evening drink or a night cap with a wide selection of drinks available.||Breakfast is continental style with a good range of items and you can order a more substantial breakfast which carries an additional cost but we found the continental just right for us.||There are numerous parking areas outside the hotel which carry a 24hr charge of £9.80 (December 2024)||The hotel is going through phase 2 of their refurb in early 2025 which when finished will only add to the hotels ambiance.||We loved the Charlotte and will definitely be staying there again in 2025.||Great hotel, great team, in a beautiful city.||A&P
