Just had a lovely weekend here with 2 friends. A friend booked the 1 bed cottage for us but they upgraded us to the 2 bed. Lovely and cost, comfy beds, we nearly mastered how to keep the log fire going.very relaxing stay would definitely stay again.

Room was lovely only would of rated more if wasn't so cold when we got in there took agers to warm up room it's self was nice.
The lady seemed quite rude when speaking to us spoke to us in a patronising way also told us to come at 5 instead of check in time location lovely...

Very nice place to stay. Exceptional location York is a 10 minute bus ride with the stop literally across the road. Clean and the breakfast was good too .|Only one issue was that me and the wife went away and we couldn't be like man and wife (if you get my drift) due to the rooms being very close and paper thin walls. |Don't let this discouraged though as it was a very pleasant stay.

Sadly , not a great experience. |Tradesmen working outside our room Kate Saturday and early Sunday morning. Space outside room was a cluttered mess of discarded tubs, empty milk cartons etc, cigarette bits , old furniture and more. Not a welcoming entry. |Room wasn’t the cleanest it could be - cobwebs in sky light, fridge ice box layered thick, grime and dirt from goodness knows when. Instructions were u to o clean up as best we could before leaving- no tea towels , even if you did want to wash up. |Space was over filled with in necessary furniture to house a few items that could easily be a com on a wall shelf . Lots of food appliances - but very dirty. |Sorry- not at all great. Topped off with the owner ( I think ) sticking his nose in the foot yo ask if we had towels after checks in almost an hour earlier .

If I could give this place 0 stars I would.|Came to stay here for 2 nights with my family (3 young children) only ended up staying one night due to the poor conditions! Absolutely horrific, I wouldn't even let my dog sleep in the one bedroom cottage specifically. Grim & grime every Where, my children's feet were black from walking round the shower didn't drain and was ither freezing or scalding. The table ware was all slimy and sticky so couldn't even have a drink out of a cup but didn't want a drink anyway because the water was just pure cloudy e. The microwave was full of old food and slimy too. The Lady was rude to my husband on the phone after we'd left telling us she'd cleaned it herself.|Well I think she needs to get her eyes tested or something because it was NOT clean!

Me and my daughter stayed in one of the the holiday cottages on the property for a few days and had a lovely stay. Well kept clean little place and friendly owner. All facilities worked as intended and the bus to York took only twenty minutes. ||Would advise people to take own towels as none provided but apart from that a great little stay.||Chickens and Harry the cat very friendly and great for kids

Very friendly Host. But disappointed about the spiral staircase not being highlighted in on line booking property description or Host Information. I still had difficulty finding any information about it on the website. Also I read where a recent guest was upgraded to a cottage for free when we had to pay £60 cash, which came as a bit of a shock, because we had no other choice but to pay. We are in our 70s and my husband has a disasability so would have found it difficult to climb a small metal spiral staircase with a suitcase. Also in the description, it says Full English Breakfast and I naively thought |B & B, as per the sign outside meant Bed and Breakfast, not one that has to be booked and paid for in advance. To Lynn, the host, please can I suggest in cottage 2 change the dressing table and replace with a small wardrobe, which would be so much more useful to hang clothes rather than on the back of the shower room door. Especially if you have guests that are staying for a wedding and have nice clothes to hang. Also hot water (broken tap), in the kitchen would be useful to wash up and put away the crockery and utensils as per the printed request messages. It was rather weird to also read a note asking to put disinfectant down the toilet before we left. A blackout blind on the very large skylight would also be a good idea as the early morning light woke us at 6am, along with the builders in the next cottage, van outside our window, leaving for work early. |I would recommend to people, but to make them aware that it is an old property, (not really a cottage) so there are cobwebs and dust everywhere, but that did not bother us (we are not competing in the TV series of 4 in a bed !). Also if staying in the cold months, take jumpers and slippers as the floor is not carpeted and there are stone tiles in the shower room that has no heat. We could not get the wood burner to work as the logs outside were uncovered and damp and it never got going, so we just covered ourselves in the rug provided.|If you need to eat out, there is a pub in the village called the Fox, but they are not very friendly and you need a mobile phone with a Q code reader app to see what is on their menu, as paper ones are not available and you also would not be able to get a coffee after your meal as they don't serve hot drinks. So instead it was a 5 minute drive up the road to the Toby Carvery where all the staff are friendly and welcoming and you can have a great meal for less than £10 a head.|

We paid £260 to stay for one night, as we walked through the door we were instantly hit by the smell of damp. They had lit the wood burner however being in a single cinder block building that resembled a poorly furnished garage. To add to the assault on our senses, we discovered bugs in the bed, mould on the walls, spiders on the walls and ceiling, filth over all the appliances, a dirty towel on the bathroom floor and a horrifying amount of mouse droppings! Myself and my sister in law both suffer with asthma and could feel the effect taking hold immediately. After cataloguing all the horrors this property had to offer we approached the proprietors to inform them of the issues and to request a refund inorder for us to find alternative accommodation. We were told to go home and contact Booking.com. When I informed them that they had mice, they did not seem surprised or even offer an apology. Instead I was thanked and td that my booking had been cancelled, we asked again if we were getting our refund and we were told we'd receive an email. We never did. Later my husband rang to say that we hadn't received an email and that there was no correspondence through Booking.com, Lynn the proprietor told us that she was busy and would ring us back in 5 minutes. She didn't. We gave her a few hours before reaching out again via WhatsApp where she informed us that she had cancelled the booking at no charge, this was another lie. The next day we rang her again to try and resolve the matter and again we were told that she would ring us back which of course she had no intention of doing. We messaged again explaining that we were trying to resolve the matter amicably but they were leaving us no choice but to take matters further. After doing our research, we found that we were not the only ones to have suffered at the hands of these people. We are now pursuing this matter through Booking.com ||These people have been nothing short of rude and despicable, even going as far as asking us for our long card number on my credit card to refund us our money. When we told them that if we did that then they could just take money from our account, we were told to "shut up and listen". On top of all this, despite us informing them of their mouse problem, instead of looking to fix it they opted to relist the accommodation on Booking.com. ||Unfortunately we fell into this trap due to Booking only showing good reviews for the property. My own review warning people to stay clear has not been posted.
