I usually stay in hotels when away, so I was surprised not to be greeted on my arrival. We were provided entry codes to the house and it wasn't until going to breakfast did we meet the owners. This seemed very impersonal.
The room was clean but cold. The bathroom was freezing with no means to heat it! It had a small TV with very limited channels.
The shower was very disappointing with low pressure.

We left the same way. Just left.
This guest house has lost the personal touch usually associated with guests houses.

The guest house is in an ideal location for me, and took me under 10 mins to get there. Clear instructions had been sent to me both by email and text, so I knew my room number and how to get into the property prior to arrival. My room, ideally located on the ground floor was clean and big! Plenty of tea and coffee there, and some nice biscuits......the only dissapointment was that these weren't replaced for my second night :-(|They mention on their website that breakfast is important, and they are not kidding. I was first in for breakfast as both days I wanted to be on the road early, and they have a great choice of cereals, bread, jams and marmalades, and a fine menu of cooked options. I had the full breakfast first day....and didnt need to eat again that day I was so full! I asked the second morning, and the ladies kindly tailoured a cooked breakfast for me, still filled me up but was a great start to my day. Add tea or coffee and juices too.|I will certainly visit the Colebrook next time I'm visiting the area.

A very good alternative to the expensive hotels nearby. Convenient, and extremely clean. The high speed internet is a definite plus and the comprehensive breakfast has as many choices as a nearby hotel. Excellent facilities for the price. Friendly and helpful staff.

Lovely place to stay, room lovely and clean and comfortable Biscuits, teas coffee etc suppled in the room. Owner was so friendly and nothing was a bother for him. Breakfast was excellent and would recommend , we will be back. Dogs were made welcome and a lovely park near by to walk them.

What can I say about this place apart from perfect, nothing is cheap in the south of England as everybody knows but this place is outstanding value for money. Superb breakfast served with superb quality products followed by again superb service friendly, quick and efficient. And the rooms are lovely and warm and comfortable exactly what we needed. This hotel is very good. First of all, the owner's service attitude is very kind, and then the room is really cost-effective, especially with a separate bathroom. As the saying goes, a sparrow is small and full of organs,it has everything.

Firstly- so grateful to be able to use a landline to book, which was answered by a polite and helpful lady.
The communication was A1 - comprehensive and clear details of the whole booking (parking, timings, accessibility etc - even advance notice of the room number and its location.
The room was clean and fresh with a tasteful neutral decor, and all the necessities was provided (luggage stand, hot drinks station, wardrobe, drawers, bedside lights, electric fan, very comfortable bed with decent pillows, small ensuite etc)
It was a very warm night, but the huge sash windows allowed for ample airflow and even with them all open, there was no disturbance from any noise - lovely quiet road.
Breakfast was available with a variety of cereals and drinks, and a lovely range of cooked breakfasts were offered in addition.
Julie, our host, was lovely - friendly and efficient.
If we needed to stay in the location I the future, I'd have no hesitation to re-book at Colebrook...many thanks
