Blatent Drug dealing outside to local crack heads, room so hot with only opening window direct to the street level, Was not comfortable leaving window open with valuables/possesions left in room as someone could easily climb through. It was described as deluxe?....it was far more basic than the premier inn I stayed in the night before. So we decided to go home and not stay the night. Far better hotels locally unfortunately our usual one was fully booked. I would seriously advise thinking twice about booking here especially a 'deluxe' room on the ground floor. The response i got from the hotel to the fact I wasn't happy staying was ....."OK it's your choice"....thankyou Sylvia your customer service skills live up to the standard of the room.....just awful.

I had a lovely stay of 2 nights. Access was easy with the codes you’re sent for check-in, my room was on the top floor. Plenty of tea and coffee made available and a bottle of water in the room. The bed was comfortable and I slept easily. I was worried about the reviews concerning noise but personally I didn’t experience this, I did stay during the week rather than the weekend which might be why. Overall I had a great experience and I’ve already booked to stay here again!

Thought the room was quite expensive on the basis that there was no breakfast. Was on the ground floor with a bathroom (shower/ toilet, sink) upstairs in a mezzanine with a sliding door. Bathroom light annoyingly at bottom of stairs, increasing our already impressive step count on the basis you’re quite a long way from town.||Double rather than king size bed. Some tea and coffee facilities. Mini-cafetière was a nice touch, although for a double room a bit of a faff for coffee for two, as had to clear out grouts in the bathroom. Window looking out to nothing (walls of other apartments). ||No staff actually at the apartments. Caught the dodgy side of self-check in when some numpty had obviously lost their phone / entry code and rang repeatedly on the buzzer until someone woke up enough to let them in. Terrible night’s sleep. ||Information provided in emails in need of an update, parking charges incorrect and some of the places recommended for breakfast had closed. ||Have to say though, it was a quiet place in Kemptown so had it not been for the nightmare neighbour it probably would have been adequate. Mind boggled at the glowing reviews on here and booking.com though- they must’ve been somewhere else. There are 9 rooms and the £ they must be making at £118-£130 a night , even if mainly occupied at the weekend is phenomenal. On that basis, could have been cleaner (cobwebs & grime around tea & coffee facilities) and less shabbily decorated. Personally, wouldn’t go back.

We really enjoyed our stay in Brighton once again and there were so many things we liked about our room.

The only reason we didn’t give 5 stars for service and room was because there were a few small things which weren’t quite right. Firstly, two of the three Venetian blinds on the windows didn’t work and wouldn’t raise or tilt; secondly, only one of three bulbs worked in the bathroom light fitting; thirdly (being a bit picky here I admit) we were cold for a good while until we worked out the radiators, so it would have been nice if someone had switched them on for us that afternoon (just enough to take the chill off the air).

However, these didn’t detract from our enjoyment in fairness. We felt at ease as soon as we walked through the lobby and stairs which is very nicely decorated with a lovely quirky edge. We were also happy to see we didn’t have to worry about keys thanks to the combo locks on all the doors!

The bed was lovely and comfortable and we both slept like babies both nights, helped no end by the room being so quiet! Once the radiators got to work, we were lovely and cozy, and there were plenty of hot drinks to greet us which was just what we needed after a rather problematic journey due to train issues in London! The TV was perfect for the room (I hate huge TVs!) the furniture was good too, especially the lovely bed. The decor was really well finished, there was plenty of storage for our things, and the bathroom & shower were just right for us.

The building looked lovely even at night and the location could have barely been more ideal for us: just far enough from town to be cozy, near enough to be very convenient, and just the right walking distance to clear one’s head before turning in for the night! There’s great shops nearby and you can get a cracking cup of coffee and a bite at the Al Forno Pizzeria just round the corner, plus you can literally fall out the front door and roll down to the seafront, though I’d recommend just walking personally!

As I say, there were some tiny issues which is why we couldn’t quite give the 5 stars we would otherwise have given. It wasn’t expensive either so great value for money.

Adequate for our stay which was for a nearby wedding weekend.|Room was clean and comfortable, we were in room 3 which was at the back and quiet.|A lovely lady was available if the room required servicing and supplied extra tea,coffee etc.||The lack of adequate WiFi was an enormous inconvenience especially as it was advertised as “High speed”|For this reason I would not stay here,again,or recommend this hotel

Great location and good room however, being on the ground floor means you can hear ALL of the noise in the basement flat which we understand is lived in by the owners son rather than being a hotel room! There were very noisy parties held on 2 nights of our 4 night stay, these were from 2am til 6am on each night. We were kept awake due to the loud club music, doors banging but mostly loud voices shouting, swearing and arguing. The previous cosy and friendly feel of the hotel has gone. The door system relies on codes which was easy to manage but there were no internal locks meaning we felt unsafe, especially with the additional people in the building and outside the window. There is no reception and no one to greet you when you arrive although the housekeeping staff we met were friendly and helpful.

Signs are still up with the previous owners’ names and contact details on, which is misleading. We did not find out that the place is under new management until I checked our usual disabled room had been booked for us.

The owner’s son is living in the flat underneath the property and doing as he pleases loudly. We spent three nights there, two of which were incredibly disturbed by his partying and friends, while being subjected to the stench of weed smoke seeping through the windows. They’ve changed the locks on the doors, so you can no longer lock the door when you’re in the room. We barricaded the door on our last night as we no longer felt safe. It’s no longer gay friendly. They’ve changed the mattress and the bed, so it’s now too soft and uncomfortable. The windows no longer open in the room and it gets very stuffy and unpleasant. The shower didn’t drain, it also leaked. The extension lead was sparky, the kettle worked intermittently. The fridge was nearing the end of its life, barely keeping anything even vaguely cold. The room itself wasn’t particularly clean. I found a disgustingly long black curly hair stuck to the remote control and there was lots of dust and bits on the carpet, which stuck to our wet luggage when we arrived. There was no warm welcome, the new owner is trading with John and Billy’s reputation. We will never set foot in that place again.

Good self service guesthouse / hotel. Even the basic double rooms were nice and spacious with a decent bathroom and decent sized shower.

Only complaint we have is slightly thin walls; not a huge issue but you can hear others at times.

The booking, check-in and check-out process was easy with codes for the building and room sent to my inbox before check-in time.
