I stayed at Colombo House for four nights, and it was a truly lovely experience. The rooms were exceptionally clean, spacious, and more comfortable than I had expected. The location is fantastic—peaceful and quiet, with stunning mountain views all around.

Although there is no staff on-site, the management is just a phone call away from the reception, and they were always happy to assist whenever needed. This system worked well and didn’t affect the quality of my stay at all.

If I had to make one small suggestion, it would be to upgrade the breakfast a little bit—but this is just a minor point, not a complaint. Overall, I had a great stay and will definitely be returning!

A great budget accommodation to explore the cairngorms. Room had all the basics and a nice powerful shower too. Appreciated the grab and go breakfast selection too. Only issue was that the blinds needed replacing as they were really dirty. Everything else was really clean though especially considering we were in the pet friendly room.

Got a great rate for a single night in the Spey suite - lovely bed, private bathroom and loads of space! Everything was functional and well managed - with the exception being a slight mishap with the key safe, which I was walked through over the phone by the manager. Great location in terms of walking down into Kingussie for dinner since the hotel doesn't have its own catering facilities, as well as brilliant transport access from the A9 with dedicated on and off slips into Kingussie as opposed to other junctions. Would definitely stay again!

A rather strange place - no staff on site, but the PIN access to get the key was okay. Breakfast cereals with juice, tea, coffee and milk was left in the rather ghostly breakfast room. No yoghurt, though. Our room in the Paddock Annex was comfortable and clean with lovely views over the hills and trees. The bed was very soft but still comfortable. The whole place felt a bit sparse and tired, though, and in need of fresh furnishings more generally.

Great hotel and easy to find. Perfect for motorcycles and prime location to navigate round Scotland. On my final night tonight and it's been excellent! I thought the price would reflect the standard but wow it's actually better than some of the 5 star hotels I've visited.

Breakfast wasn't listed on booking.com but there is breakfast and great coffee at your disposal in house. Instant coffee and tea in the rooms are ok. Nice and quiet apart from the occasional train close by and crows saying good morning from 0530 🙂 very clean and very warm.

When you arrive there is no one to greet you, only instructions from a phone call to receive your key and I accidentally locked myself out while unloading my bike last night so I had to phone for them for help, they simply gave instructions and all was well.

Budget brilliance and super comfortable.

The hotel and owners have a great future.

I usually find the positive but it’s difficult with this one. We booked in for 2 nights as the location suited us.||Fire alarms set off around 2230 due to another person trying to bbq in their accommodation, these people were also very noisy. Did message someone thru app and was advised they would let management know, didn’t hear from them again.||Front door is meant to be kept shut but it is difficult to close. ||The help yourself breakfast - well no milk first morning & hardly anything to choose from, no coffee 2nd morning. Overflowing bin in breakfast room first morning.||Water pressure in shower was pathetic.||Room was comfortable & clean.

Quite the disappointment. No personnel on site and a rather dirty room.

Gave off a spooky vibe everywhere in the hotel. Seems this used to be a luxury hotel back in the day as some of the furnishing was quite expensive looking.
Upon arrival there were dirty dishes in the lounge area on a common table. When we left the next day they were still there.

A weird combination of old, dirty and not well maintained.

We initially booked a room with a bath, but there was none. Not that we cared that much because the cleanliness was sub par so we would not have taken a bath anyway.

Not a recommendation at all

great place. hotel in a wonderful old house with a special charm. the territory is beautiful, with beautiful views of the city and nature. a great choice if you don't want to communicate with the staff. you reserve for yourself and settle in yourself. if the goal is to spend the night, then this is a great inexpensive option. the room is clean and warm.
