Based on the price for the room. No complaints. It was tidy and clean. One night. Decent parking and the nearby village has some nice restaurants. Continent breakfast was not bad either.

Lovely small hotel, located just on the outskirts of the historic town of Arundel. On arrival I was greeted by a courteous receptionist, who explained all in a professional but friendly manner. My room, was located on the ground floor, great size, however rather vintage in decor. Bed firm, but cosy enough, after all it is a hotel not your own bedroom. Bathroom, well... here could be some refurbishment done to modernise the bathroom faucets a bit and the slightly injured sink. Overall, incredibly friendly and polite staff with exceptional hygiene habits at a workplace. Cleanliness is a thing here, undoubtedly! The hotel restaurant offers breakfast. Mixture of continental ish and British dishes. All cooked well and tasty, replenished frequently by a member of staff ready to help at all times. And what's more important, for me, there is a decent coffee machine serving great small black, if you fancy.
I do recommend this lovely place as my stay there was very pleasant.

Stayed here for 3 nights due to storm instead of my original arrival date. Very good stay the bed was comfortable and they cleaned the room everyday. The only thing the breakfast wasn’t hot enough after you take it out the hot counter. So decided not to have breakfast for the remaining of the trip.||Very helpful staff.

Hotel was in a good location. The hotel was very quiet considering it was at the services room was clean. Staff were very friendly. Buffet breakfast was very good value would recommend as a one night stop over.

Beds are comfy, shower is great hot and powerful. Parking for vans. Does breakfast next to a McDonald's and petrol station which also has a Greggs and a Costa. Decent price.

Chose for location when visiting family. Unfortunately we won't be returning.|OK for a cheap stopover I guess.|Lots of cigarette smoke at the entrance despite signs saying not to smoke by the door, despite that there were ashtrays right there so bit confusing..|Room smelt damp and musty. Mirror wasn't clean, dusty surfaces. Cracked toilet. All outdated shabby furniture. Shower head fixed over bath used by bath taps so tricky to get temp right, have no choice but to get wet hair and it leaked. |Bed was comfy though.
