If you’re looking for somewhere quiet to stay for more than a few days this isnt it. There is a live music venue behind it. We booked here for my partner to recuperate after an operation nearby as we had to stay a week for the follow up appointment. We stayed 3 nights out of the 9 booked due to the intense noise from the bar midweek and went to the travelodge which is cheaper and nicer. Wish we had booked it in the first place but wanted to support a smaller business. Not sure why its not made clear there’s a live music venue immediately behind the hotel as when we checked out early the staff were apologetic but said they know its noisy. The room was very small but very clean and sheets etc clean and good pillows …we stayed in the twin room - one bed was comfortable but one SO squeaky we had to put a mattress on the floor (metal bed frames are the worst) to be able to sleep. The room was very dark and decorated poorly (such a nice historical building in an interesting town with so much history- it was a real shame to decorate it as it is) …overall did not feel the 4 stars. 3 stars at absolute best. We didn’t bother with breakfast at the attached cafe as it was always empty or almost empty which didnt feel attractive to us . In the room There is no room to work or do anything but sit on the bed - tv is complicated if you don’t use a fire tv. Code needed to sign into your own streaming services but no info or code anywhere to do that. There is not enough table or storage space which I would expect from a hotel. We had a wardrobe that was stuffed with spare pillows and two tiny tables with dollhouse drawers meant nowhere to put anything. My partner had stayed previously for an appointment in a different room in the hotel and despite the black mould in the bathroom was comfortable and spacious so we made an assumption (the wrong one) that all three (its a tiny hotel) rooms would be similar size. Heater in bathroom did not work in our twin room (tiny) en suite. Shower was good pressure and fine but very tiny. The room looks out onto a courtyard so no privacy unless curtains closed and people popping up to have cigarettes etc so if that offends don’t open the window. The staff on duty were pleasant and helpful - no complaints there. The location is excellent. Right in the middle of the historic high street and close to amenities and the hospital . I do not recommend this place for more than a night and if you feel unsafe in places where staff aren’t present always then this isnt for you either. You have to call a mobile if any issues/ we didn’t bother and as mentioned decided to leave early to focus on health- staff were apologetic about noise - possibly something to put on advertising as it was really bad and not us being sensitive.

Long story short…
After 8 hour wait in our local hospital my Mrs. gets directed to East Grinstead for urgent surgery, after 2 hr drive in the dark and heavy rain I manage to get my other half to the hospital. It’s already 10:30 PM and I’m trying to find a place to sleep with my 2 year old who’s more tired than us… I call every hotel in the area and apparently the answer is “sorry we are fully booked”. I find this place and gentleman answers the phone “yes we do have a room, but reception closes in 20 minutes”. 10 minutes later we there, gentleman at the reception “kitchen is closed, but if you want I can cook any meal for the little one”. We get to our room, put our stuff out and go downstairs to get some water and juice and again same fella gives my son free food and snacks.
Why I’m writing all this? It was the best customer service and room I have ever seen!
Highly recommend this place to everyone, will be back for sure!

Lovely one night stay with my partner. The girls behind the bar (Pamela and Chloe) were just so welcoming as soon as we walked through the door, and everyone was so pleasant. The cocktails were amazing, highly recommend the spicy margarita.

Stayed one night|Firstly, check in was easy, you go through the bar downstairs and they show you to your room.|Room was ok, looking a bit tired, mattress was comfortable but the pillows were AWFUL , very large and very hard ,could not sleep due to this.|There is no management on site as the restaurant downstairs is a separate business so unsure where you go if you have issues?|High street is busy and very loud at 6am when the pub opposite has there beer delivery.|Bathroom lovely, very spacious, large bath ( we did not use) shower was average not very powerful but this is an old building.|As breakfast not included( this is not clear when booking ) very expensive ,lots of places open for breakfast in the high street to choose from.|Overall quite expensive would not stay again.

Lovely room and bathroom with a nice big bath. The only downside was how uncomfortable the mattress was. And definitely needs to be decorated. It could be amazing with the right colours! Especially get rid of that yellow in the hall 🫣. But overall, lovely stay. Would stay again. Service from downstairs was great too.

Perfect for a couples sleep over. |You can pop downstairs to the bar and grab a drink and bring it back to your room.||Loved the bedroom - the warm curtains and four poster. Very Old English and a feel of comfort and warmth. |The bathroom was lovely and the decor wasn’t over the top like some b&b’s we’ve stayed at. |The tv box worked fine and the choice of channels was excellent.|I loved that there was tea and coffee facilities with fresh milk. (A herbal tea option could be good too) |Breakfast was tasty and liked the mushroom/spinach combination. |Staff were very nice and helpful.|Location was close to the high street and at the quiet and prettier side of town. |

For a start this BB doesn't do breakfast before 10am. Floor and bed creeks. Bathroom is to small, Toilet and front door was broken. People could see in the through both windows. Was unable to have any tea or coffee, no one around after 6pm. But there was a nice view from window.
