DO NOT BOOK HERE !!!!! Complete scam artist. I booked a room for my uncle and paid in full price through an app that the Grand advertise through, recieved the booking confirmation, thought all was fine. My uncle went to check in but the owner then tried to exhort more money by over £300 more! For a 4 night stay. They called me whilst I was at a children's party and Peter (the owner) went on to say that if I paid more thd room was available, when I explained we had already paid the agreed booking amount in full he went on to tell me the issues he has with the app, I explained although I was sorry to hear this was not for us to deal with he then said there were no rooms available and refused for my uncle to stay. He was then left on a Good Friday evening @7pm to then try and find alternative accommodation over the busy bank holiday weekend and without the money we had already paid. I am truly astonished at such greedy and unkind people. My uncle searched for alternative accommodation but most were fully booked are extremely high rates as last minute. He then took a 3 hour journey home without his weekend plans or his money! Peter should be ashamed of himself!!!!!

Stayed here for one night for the Mayday Bike day and in our opinion it was fine for what we wanted for one night.
coffee/tea/sugar all brand names
Everything seemed clean and comfortable, extra pillows if you wanted them.
British seaside hotel in the classical sense, happy to go back sometime

I booked thru Agoda who have GIVEN lots of misINFORMATION... There is NO breakfast No Fan in No 5 Outlook TERRIBLE, no FREE CAR PARK, All Marketing lies from AGODA & BOOKING Co.. However the front ROOMS seem very airy but wasn't offered on any site.... Very DISAPPOINTED Cost 240 For What A bed A shower & cup on TEA?

The 2.5 this place has on Tripadvisor is much more reflective of the dingy, dated, disorganized, and dirty reality that I experienced. Worse, the owner, Peter berates guests (see the pictures I posted) who leave critical reviews. The most shocking have to do with cultural backgrounds and, in one case, he Googled a guest and publicly mocked her for having a “tiny three bedroomed home in Linconshire”.

“For an Iranian and his family living in the safety and comfort of Great Britain to be so critical makes me wonder, as someone who has spent some time in Iran and seen some of their really dire circumstances,if he would not be happier back there.”

“We are sorry that this Polish family of 4 from Streatham have chosen to write anonymously.”

“WAITING UNTIL RETURNING TO HER TINY 3 BEDROOMED TERRACE HOUSE ON A CROWDED ESTATE IN THE DEPTHS OF LINCOLNSHIRE BEFORE COMPLAINING.”

This seems to reflect his general personality. I realized only later that he was featured on Hotel Inspector, where you can see his full personality on display, even getting upset at one point saying “I feel strongly that you don’t put salt on food.” Thankfully they no longer provide breakfast, which is a move I actually agree with since it allows us to choose to go somewhere else (that properly seasons food). Please read his responses to other reviews before staying there. It’s baffling, but thank goodness he’s so sure that he’s right — otherwise we wouldn’t be able to see the true nature of the person in charge of our health and safety.

Really nice welcoming, got some good advice on where to go and see. We were lucky to get a lovely seaview. If you do not mind a bit walking alongside the beach this is an ok place.

The owner was an extremely kind man who even let me check in early because I was stuck in the rain. He was super helpful and even went out of his way to get me shampoo and made me a cup of coffee in the morning and some eggs on toast, which he didn't have to do but he new I couldn't afford any breakfast and did it out of the kindness of his own heart. The bed was quite comfy and the shower was nice and hot, even the WiFi worked great. Would definitely recommend to stay here as it is quite cheap and comfy accommodation.

Well all I can say is the room over priced old and out dated , didn't even get the room I paid for 225 for two nights to have a small room . Fusty smelling place , bed old worst nights sleep ever , no breakfast was told on arrival , parking a nightmare tv in room was tiny , called bell for hotel manager and noone arrived . I will never book there again...wow what a rude reply my tiny 3 bed council house... maybe instead of goggling where I live and the true facts my ex council house ,is very sad and low comment .. iv had plenty of experience on air bnb's in the area and hotels where we have stayed and enjoyed our holidays .. so I keep to my review , Well ,if this is the kind of comment the owner of a bed and breakfast replys with , I'm surprised he actually has any loyal guess. As for judging me for being working class. This man is rude obnoxious, and has zero customer skills .I wouldn't stay here again with 100% discount
