This is a gorgeous hotel, Jaini welcomed us at the reception and ensured everything was a pleasant experience. The rooms are big with lovely views. High-quality towels, toiletries and amenities. It is a stunning area right next to Potternewton Park. Caring staff and a mixture of en-suites and shared bathrooms. Absolutely 0 complaints.

I was very upset with my booking. I booked online and specifically stated that it needed to be an accessible bathroom and room in general, but also on the ground floor. The room was on the first floor with a blind step just outside the door. The shower was walk in but not accessible, it had no anti slip flooring and no hand rail. The hotel in general is not accessible to disabled people, and my 76 yr old arthritic mum had to be helped up steep slippery stone steps. The bottom too steps outside were too high and with no handrail. The room was tiny and in poor repair. The wardrobe was broken and unable to be used. The bedside lamp was broken. The kettle could not be filled up as it would not fit in the sink. There were frayed carpets everywhere and trip hazards everywhere too. The bed had a metal bar supporting it at half way which stuck out past the bed and tripped my mother.

I only stayed for 1 night, we arrived at 11pm for check in as we drove from Reading but the lady on reception was very friendly and even showed us to our room which at this price point they don’t usually do.
The room was nice but there was a few scuffs and scrapes but for £50 I couldn’t complain, the bed was comfortable and clean and the bathroom was nice and clean also.
A few things that I wasn’t happy with, the tea tray hadn’t been re stocked, yes I could have asked but for 1 night it wasn’t a big issue.
But the 2 things that really bothered me, one of the mugs hadn’t been changed/cleaned from previous guest (picture attached) and I paid for a late check out which was a reasonable £6 but this clearly wasn’t communicated to the housekeeping team as at 12pm a woman just swiped her card and opened the door to find me relaxing in bed watching TV after a late night the night before, she didn’t even apologise, just closed the door again like this is a regular occurrence.
I understand mistakes happen but a knock would have been nice, luckily I wasn’t getting changed or just coming out the shower or that would have been really embarrassing. I also couldn’t find one of those things to hang on the door so they know someone is still in there.
But like I say, for £50 I’m not going to judge it too harshly, despite being walked in on it was still a decent hotel and facilities for the money.

The key message is you get what you pay for (if you are lucky) and it is admirably cheap. There are many negatives which have been reviewed before, but the key positives are that it is very cheap and you can park, and my stay was very quiet (mid week, no social parties staying).|The first thing to think about when booking is that this place is unsuitable for anyone with mobility issues. It is located up a hill drive, with steep steps to the entrance after negotiating the loose board over the gully, there is no lift, steep stairs inside, and the staff are unlikely to help with luggage.|I booked my stay through the hotel's slightly dysfunctional web site (possibly a mistake) and paid extra (not a lot) for breakfast. When I arrived, despite the paperwork, the receptionist said there was no breakfast, but there was coffee, tea, milk and cookies in the room (true). His reaction to the paperwork was that it was a matter I should take up with their internet site provider (!!!!!!!!!!!!!!), but eventually I persuaded them to let me talk to the boss. He accepted that they had failed to keep to their contractual obligations, and offered to reimburse the cost of breakfast. It is now 48 hours after leaving the hotel, and although the charges are on my credit card, the reimbursement is not. I will edit this review if the credit comes through. My advice is to book through booking.com where there is a history of charge issues potentially being resolved. Make sure you have full documentation, and strangely enough they asked me for a formal document of identification on checking in despite the paperwork.|The first room I was show had no working lights and I was shown another, which looked slightly better and did have working lights. I would recommend choosing a room with private facilities as the share facilities option is only for the brave especially at night. There was a shower toilet and I managed to get the toilet to flush after fiddling with the plumbing. The somewhat cramped shower had plenty of hot water but the soap tray was broken off. I am not a tall man, but there was barely room to sit on the toilet normally. Floor tiles were fractured as was the catch mechanism on the window that opened. All the fittings are the cheapest possible and show signs of significant wear and tear. The one big positive surprise was that there was a substantial chest of drawers to store your stuff. There was a functioning television, and equipment to make a hot drink. My room was not entered (for servicing purposes) by staff in the three days I was there. Bins were not emptied, and make your own bed|Most of the time the front of desk staff are only there just to check in guests. They are poorly trained, and knew nothing. They could not answer simple questions about the locality e.g. the bus outside only runs every 30 minutes and could not recommend any food/drink possibilities. There is a convenience store very close by. A few minutes drive in either direction there are commercial centres, and I recommend going north where you will find a big Lidl, a petrol Tesco and a breakfast cafe. Heading the other way takes you into the multicultural area of Harehills which largely caters to an Asian community. (e.g. my old primary school was there and is now the Bangladeshi community centre).|This is a very functional hotel with basic facilities and lack basic maintenance. In my mind there is also the issue of charging me for breakfast when it did not exist. You get what you pay for and it is significantly cheaper than other options for a visit to Leeds.

Stained sheets that were too small for the mattress. Took 3 days for housekeeping to sort it out. One fresh towel between 2 people over 5 nights. Noisy guests, thin walls, random internet access

After arriving for a hen party last weekend 4th may the hotel was very dated. Although greeted with smiles from the staff, the room however was unpleasant very basic and the beds are like prison beds so don’t expect to sleep. I was put on the front of the property and decided to leave the windows open to be greeted by the smell of weed from people smoking on the front throughout the night. The bathroom was very dated with tiles missing and the carpet leading to the rooms at the back of the property was thread bare with holes visible. The doors to the rooms didn’t lock properly so anyone could go in. If you’re looking for a hostel type place then this is it. Definitely would not recommend.

Upon arrival there was a lady sat behind a glass screen, she didn’t introduce herself or give us any words of welcome. We had to produce picture ID, which we were not expecting I had my driving license with me but my friend does not drive so no ID and a lot of fuss made, eventually letting us in! Carpets are dirty throughout. I was in room 7 and the room smelt damp, the lady said it was because the door had been closed. The ceiling has an odd shape built into it with LED lights behind which didn’t fully turn off so stayed illuminated all night and the curtains don’t fit so also too light to sleep after 4:30am. The wifi doesn’t work! The furniture is very cheap, no mirror or chair in the room, chipped mug which I didn’t fancy using. The view from my room was onto a yard/dumping area with a black metal staircase crossing the window. The bathroom floor had only been partly refurbished and the front of the fan was broken off and the fan dirty. Overall the place felt uncomfortably dirty and poorly maintained.||The outside area is a mess, broken garden furniture, carpark surface old rubble, poorly maintained steps, cigarette butts all in the front doorway and half knocked down walls!

Disgusting hotel. The most unclean and unhygienic place I have ever stayed. The hotel had bed bugs (which we were unaware of at the time) and we managed to take them home. I have complained to this hotel and not even had a response. Disgusting. Avoid at all costs.
