Simple yet good budget hotel. Stayed for business, check in very friendly and simple. I was given a ground floor disabled room which was a bit noisy as it was closer to the restaurant, but a very large room. Bed was VERY comfortable, nice range of pillows and duvet which helped get a good night's sleep. I was in a car park facing room so can't comment on the road noise. Would recommend - convenient location just off the motorway, but this may be a downfall if your room faces the road.

Second time staying at this property and again I am impressed at how customer-centric the team are. Its a well-presented hotel with comfortable and clean rooms but what stands out is the staff.

They are super helpful, friendly and warm hearted. I checked-out at 5:00 in the morning, but not before leaving they gave me a cup of coffee and a breakfast to go...all without me expecting or asking.

Its these small thoughts that make a difference! Anticipatory customer care. It seems to be part of their DNA.

Having stayed here a few times I have obviously been fortunate to get a room facing the car park as the noise from the motorway was noticeable this stay, being in a room at the back of the hotel.

It also seemed less looked after, with carpet stain and loose toilet seat. Even after reporting 3 times it was still loose.

That aside, my overall experience was excellent as usual, and it’s always a pleasure to see the smiling Pailin on desk.

On my first night I had no heating and very little hot water in the morning. There was clearly an issue in the hotel as there were radiators plugged in everywhere. When I spoke to the manager in the morning at reception he suggested I had not turned the shower on correctly, but I pointed out the hot tap on the sink was also lukewarm. He never acknowledged wider issues in the hotel with heating and hot water, despite my colleagues having similar issues.

The restaurant was disappointing. I ate in the restaurant on several evenings, and the food was disappointing. Breakfast was equally disappointing. Sachets of Alpen appeared to be rationed. The fruit for the yogurt was unappealing.

The hotel is very clean and this compensated for the other issues, and the staff were friendly and helpful.

I wasn’t offered a free drink or the points despite my membership status.

Having stayed recently, I rushed out of the hotel the following morning - leaving behind my iPad. I got a call from the hotel the next day to alert me to the fact, but by then I was >100 miles away!

They advised the best way to get it collected and simply to let them know the tracking details so they could prepare for its collection. Lo and behold, within a couple of days, it has been returned and the hotel took incredible care to package it to ensure its safe delivery.

Thank you to the staff involved - I look forward to a return visit next time I'm in the area!

My sister and I stayed with her dog for 1 night. Dog friendly and the loveliest of staff. Lovely clean comfortable rooms and friendly check in. The staff at breakfast were very attentive and friendly. We felt so at home here. And the dog was treated like a VIP with a dog welcome.bag with also info on local vets. Couldnt have asked for better. We will.definitely be returning and using burnley as a base for future stays. As a club member I am so impressed .

we had a good stay at Burnley express--everything nice and clean--staff excellent including Michael and the lady on reception who checked us in--breakfast was ok for our personal needs--very convenient to have nice evening meals to save going out--overall great-- would always stay here when in the area.

Excellent service from arrival to checkout. Fantastic and helpful staff members. Room was immaculate and comfortable. Breakfast had a good variety and was hot and tasty. Restaurant was clean with a nice atmosphere evening food was nice and hot and great portion size. Will definitely recommend to anyone 😃
