We have stayed at Hollybank House previously and it never fails to impress us when we return. From the lovely clean and comfortable rooms to the excellent breakfast everything is first rate and you are made to feel very welcome and special during your stay. The lovely large relaxing lounge is available to use where a roaring fire can be enjoyed on chilly evenings. The grounds of the house are beautiful and well maintained and whilst we were having breakfast a deer ambled across the lawn. The house is in a very convenient location but is also very quiet being set away up a long private drive. We would fully recommend this property for either an overnight or longer stay and we will continue to return.

A fantastic little country house B&B. This was an amazing last-minute find when I suddenly couldn't stay with a friend when visiting my son at Chichester University. Incredibly they had a room available on a Saturday night at the end of half-term, for an extremely reasonable price that also included breakfast!

I stayed in the pink room, which was enormous and had every single thing you could possibly want. Huge bed (or split into twin beds), dressing table, desk, two armchairs, very well-appointed drinks station, huge wardrobe with plenty of hangers, and even loads of modern electric sockets near almost any place you might want to sit, with integrated usb/phone charging sockets. Plus a lovely little en-suite with a window!

There's also a large drawing room downstairs with grand piano and honesty bar, and a dining room where guests can get to know each other at breakfast around the large dining table. Breakfast was lovely with plenty of choice, and the hosts had no problem with my gluten-free and low carb diet.

As I only stayed one night (in February) I didn't venture out into the grounds, but the other guests told me they were lovely. There's even a tennis court.

Literally the only tiny negative point to this place is the fact that you really need a car to stay here as there doesn't seem to be anywhere to eat dinner within walking distance (though the hosts are fine with you ordering take-away to eat in), but this didn't bother me on my single night stay.

Now that I've found Hollybank House, I will certainly hope to stay again in the future!

This is a very unique and special place. Absolutely stunning setting with huge peaceful gardens. The house is so beautiful too. We stayed in the Green Room and it was comfortable, decorated beautifully and very cosy.||The service was great- very friendly and helpful. The breakfast is incredible. It really is a home from home and a short drive or walk into Emsworth. Will definitely go back!

VERY HIGHLY RECOMMENDED - Hollybank House is situated in the most wonderfully location, with beautifully tended gardens and distant sea views.
I have attended a number events there from weddings, to wakes, none of which have disappointed.

That is why I had no hesitation in choosing Hollybank House as the venue for my own very special event - my Mum’s farewell.

Ian and Roz provided a wonderful service, catering for our every need. The process from start to finish was handled with great compassion and professionalism. The house was beautifully presented with a photo show, our choice of music and a display of my Mum’s paintings.

The delicious spread catered for all tastes and dietary requirements, with all foods baked in the family’s kitchen.

We had the benefit of good weather so our guests were able to spill out onto the seating area on the terrace and explore the wonderful grounds.

I was so pleased that I entrusted Ian and Roz with my precious gathering. Hollybank House is certainly my first choice for any future events.

Very very comfortable stay at Hollybank. Absolutely nothing the owners could've done to make my short stay better (apart from the weather). Lovely peaceful grounds, and a hearty breakfast cooked to perfection. Thank you for a great stay.

It was a good while since we were last at Hollybank and we certainly look forward to returning sometime in the spring. An ideal location, even if you plan a theatre trip in Chichester. Stayed in the pink room, warm, comfy and cosy. Ian, our host, was very welcoming and the cooked breakfast in the dining hall, a positive treat! Highly recommended.

What a beautiful property. Setting in the lush countryside, you can get an ocean view of the Chichester. I stayed for two nights and really enjoyed it. The pink room was spacious, clean and comfortable. Breakfast was served in such elegant style. The host family was gracious and communicative. I would come back. There is no public transportation but Uber is easy to get.

We had our wedding here in May. A marquee in the gardens backed by a never ending wall of flowering rhododendrons, with the beautiful Georgian house in the background and glimpses of sea views - we couldn't have hoped for a better venue. Ian was a genuine pleasure to deal with, he made everything so easy and couldn't have been more helpful - thank you Ian! Us and some guests stayed in the house/bnb - so comfortable, delicious breakfast, sea views from the rooms. There are also many places for guests to stay nearby and glamping next door - so this is a perfect location for a wedding of any size. Thank you Ian, Viv, Ani & Family for hosting such a special day for us!
