We stayed at the Holmwood guest house on the 1st feb 2025 and asked to stay a second night when we saw our accommodation. When we arrived at reception we were given the keys to room 7a which was across the car park and was a little apartment .It was very clean and modern with a large stand alone bath and large walk in shower. The room is supplied with toiletries, tea, coffee making facilities. The room has a very large comfy double bed and was very quiet. It is about 15 /20 mins walk into York town centre and is an easy walk. Breakfast was beautiful and plentiful with a variety of choices. It was nothing too much trouble for the hosts to do for you . Would definately return and highly recommend this bed and breakfast.

Booked this hotel at very short notice and was not disappointed. Excellent facilities and close to all amenities. |Of exceptional note I have to mention the kitchen backroom staff. Andrew and Steve took care of our needs and I can truthfully confirm that the full English as ordered was of an exceptional quality and standard insofar that I'm not the sort of person to leave reviews but on this occasion it would be a travesty not to mention this. This was indeed the best breakfast I have ever eaten in any establishment. If you never do anything else in your life then you owe it to yourself to stay here just to sample the breakfast. 11 out 10.

Nice size bedroom and bathroom. Shower was very good. However bed was very uncomfortable and the pillows were flat and headboard terrible when sitting up in bed. We were in room 3 of annex. Location good aprox 20 mins walk to city. Small carpark.

Lovely and quaint. Staff fantastic and friendly. Lovely breakfast. Comfy beds and pillows. Spacious room, furniture not matching and some not in keeping with the traditional style (80s style wall lights and pine furniture spoil the style). Stylish and spacious bathroom, good size shower. Stairs to the dining area - not great. 30 minutes walk to the centre of York.

Amazing location 15 walk into main york.
Buses outside if you didn't want to walk.

Room was great couple of issue with tv and shower but didn't effect us as we had I pad to watch anything.

Shower needs fixing to wall more secure and new seal on hose as water was coming out of it.

Service was amazing and breakfast was amazing make sure you have scrambled egg.

Will stay here again

Visiting for the Christmas market with a friend. Great location 15mins walk into the centre, the hotel is on a busy main road which really was busy, our room was at the front and the sash windows were open slightly, although there was secondary glazing the traffic noise and drafts from the windows made our stay for one night uncomfortable. There is an air-conditioning unit which wasn't attached to the wall and had two large holes to the outside behind the unit which made the room even more drafty, the heating wasn't on during the night and only came on around 7am which contributed to the room being cold, im guessing it was on a timer. The tv wouldn't work so had to phone the number provided at reception, I phoned around 8.45pm lady did arrive about 9.15 pressed a few buttons and voila it worked, but had the same problem the following morning, but didn't contacted anyone. All in all the room was tired and the pillows need replacing and the headboards need replacing or fixing( rattled every time I moved). Bathroom looked as if it had been refurbished,the shower was good and water was lovely and warm. We opted for breakfast and it was lovely. The staff were nice and friendly. Just a shame the room felt very budget. We were on the 2nd floor which was OK for us although after a long day shopping and wandering beautiful York it felt like a mountain hike. Probably wouldn't stay again.

Staff amazing so helpful and friendly. Offered service for room we declined as only there 3 nights. Bathroom spotless and good shower. Tea and coffee facilities in room .Breakfast really good and varied. Only downside was dreadful mattress on single beds (sorry) definitely need replacing . Very near York city too , bus stop right outside x
