This is a lovely B&B, very well situated on the A38. Whilst there is traffic noise outside, the room was still very quiet at night. A very warm welcome from the hosts who were incredibly friendly. Breakfast was plentiful and they will cater for dietary requirements if you let them know in advance. I loved the homemade bread and marmalade. In the interests of balance, if I had to fault anything it was some of the dated decor. I know however that they are planning on updating this in the near future and so when I next visit (which I would love to) I'm sure I'll be giving this place the full 5 stars. One recommendation, if you want to eat at the Rod and Line (which you should), book a table.

We stayed for a week , we had a lovely warm welcome from Bridget, who showed us to our lovely room overlooking the garden. The room was tastefully decorated, the bed was very comfortable and although overlooking a main road was very quiet. Breakfast was amazing, you could have as much or as little as you wanted , you were asked what you wanted every day , so you could decide on a full English or just toast and coffee .( coffee was delicious) .Bridget and her daughters were very friendly and gave us lots of suggestions of where to visit. A lovely ,homely place , if your travelling to Cornwall/Devon don’t miss out on this little gem .

Pro's. Parking on site.||Con's. The decor in the downstairs areas, hall and landing are very dated and therefore first impressions are not good combined with a strong damp musty smell.||The bedroom decor was more modern. I believe the bed to be very old. It had a spring base, something I'd not seen since the 70s. The owners had put a piece of foam on top of the mattress which I found to be far too soft so it was removed every night. ||The ensuite is quite cramped with a bi-fold door which doesn't close very easily. The towels provided are so small and thin that we used the beach towels we brought in case we went to the beach.||There were different options to chose from for breakfast. We declined the offer of cereal and instead had a typical English breakfast along with toast. A choice of fruit juice was offered each morning. |On the first morning we were all surprised at the size of the breakfast. There were 2 rashers of bacon, one sausage, about 4 slices of mushrooms, part of a hash brown and about a desert spoonful of beans and a fried egg. I've never experienced being served part of a hash brown of so little an amount of baked beans.|I'm in my 60s and have therefore stayed in many b&bs in my time. There's usually a selection of juices and cereals available for guests to serve themselves from, not at the Kilna, it's all dished out for you.||The house dates back to the 1600s and I believe the owners are missing out on the true potential it has to offer if it was brought up to date and standards were improved.

Spent three nights at this delightful property with our dog.||The house is over 300 years old and has many characteristics you expect to find in properties of this age. It is set in a lovely garden which guests are welcome to use. The breakfast is good quality and sets you up for the day exploring the area or just a trip to the beach. If you bring your dog then I can recommend Seaton Beach 9 miles from the property where dogs are welcome.||As stated the property is directly on the A38, this is a busy road but didn't bother us and allows for good access to the lovely county of Cornwall.

I have stayed at Kilna house on multiple occasions with my family, and I have come back again and again due to the very warm welcome and friendly staff. We stayed in an lovely room overlooking the garden. Depending on the weather, we had the option of eating our breakfast on the patio which was lovely and refreshing. The location is great as it did not take us long to go the beach or to Looe or Polperro, which were lovely places to visit and the staff were helpful with ideas on what we could do during the week. It was lovely to come back and open a bottle of wine and look at the stars as it is located in a peaceful and quite area. Lovely place to unwind at the end of a busy day. I Would highly recommend a visit.

We had a lovely stay and Bridget was very accommodating of us when we arrived. The rooms had a very cosy feel to it that it made me feel that I was actually their guest rather than a stranger paying to stay at the guest house. Her entire family was very warm and welcoming too. We had delicious breakfast the following morning. Definitely recommend staying if you're around the area.

I was absolutely blown away by KILNA! warm welcome by Bridget, beautiful restful room with loads of tea/coffee making supplies, toiletries and wonderful views over the gardens. The best full English breakfasts with fruit picked from the garden. Great location for nervous driver as no narrow country lanes to navigate!

A big fluffy dressing gown was thoughtfully provided as my own bathroom was across the hallway.

Bridget was extremely helpful suggesting places to visit.

My 4 night break served as a beautiful retreat and I plan to go back and my dog will be welcome too. Highly recommend.

Excellent family run B and B. lthe service was superb with something for all tastes.
The family was friendly, full of smiles and helpful. The bedrooms were clean and bedding changed daily. The only difficulty I had was turning off the main road into. the drive which was difficult.
