TOTAL SCAM!! AVOID!!!!

This place is a complete joke. It’s advertised as a hotel but feels more like someone’s rundown house. The moment I arrived, I knew something was off. There’s no reception, no staff, no welcome. Just a code to get in and a weird feeling like I was intruding on someone’s private home.

The room itself was shocking. The “en suite” isn’t even separated by a wall – just a curtain in the corner of the room hiding a shower. No privacy whatsoever. You’re literally sleeping a metre away from the dirty sink. It’s uncomfortable, awkward and honestly disgusting.

Water stopped running from the shower half way through it. No hot water, no pressure, NOT. A. SHOWER.

For the price, it’s daylight robbery. No service, no proper facilities, no soundproofing, no comfort. I felt completely misled by the photos and description. If you’re expecting a proper hotel stay, do yourself a favour and book literally anywhere else.

A total scam. Never again.

The room was clean, spacious, and the location was excellent—just a short walk to Brighton Beach, pubs, and restaurants. However, the bathroom facilities were very disappointing. There was no hot water or water pressure, making it impossible to shower. I contacted the hotel multiple times via email and the booking app but received no meaningful response. A late reply promised maintenance, but no one showed up. Even the communal toilet had issues—clogged and no hot water. I also left a £10 facewash behind and never received a reply when I messaged to collect it. Great location, but poor service and unresponsive management. Would not stay again.

Booked this via booking.com to stay today 2nd May 2025. |On arrival we had no information sent to us to access our room. Tried to call the reception number numerous times but no answer and also emailed the establishment with no response .After an hour waiting and no response to emails and phone calls we ended up having to book somewhere else for the evening. |Eventually managed to get through to booking.com to ensure we are not charged and suddenly at 18.40 we receive the email with instructions with room number and PIN. Only 3.5 hours too late.|If you do not have a manned reception this is fine but be courteous and answer emails and your phone !!!|You have caused us a lot of time and hassle today|It is not acceptable to only answer the booking agent

Arrived around 3pm tried to get in and found only had received code for front door, no information about what room or code to get in, no one in person in the hotel/hostel to assist.
Rang the phone number no answer told to email, emailed no reply, chased constant no reply, around 5pm tried to contact booking.com to get assistance no response.
At 6.15pm gave up and went and got another room in another hotel, as had a meal booked for 7pm and needed to change.
At 6.40pm eventually received the code to the room, some 3 hours 40 minutes after agreed check-in.

*********THIS IS A NO REFUND HOTEL, DO NOT BOOK HERE AS YOU MAY NOT GET IN THEN NO REFUND**********
Seems like a scam..

BOOKING.COM WILL NOT ASSIST EITHER.

First of all, This is a typical UK home, not a hotel room or anything with an ensuite.
Maybe this is because of not having any prior experience booking a room for travel in the UK, I like the way they manage this place without any human interventions. A security code to open the main door and a locker with a code to get the room keys (and the mail with all these codes will be available for us 1 hour before our check-in time) was cool.
Coming to the room, the bed was well-prepared (all the bed clothing was clean and good), apart from that the room was full of old crappy furniture and not so useful shower room (only).
I felt the place was so old and had an outstanding renewal.
The washroom, they have 1 washroom for like 5 rooms I think, I don't know, I waited for more than 1 hour to get a washroom.
But, this room is located so close to Brighton Beach, within walking distance.
And they are trying to keep everything clean, but they need to maintain the property a bit more.

Location good and the worker was nice but it was an awful experience. We booked a room that was seemingly decent in size but on arrival were placed on almost the top floor in a tiny room which my boyfriend had to duck his head to enter. Looked nothing like online photos. We were lucky enough to walk past the worker who helped us get in as we weren’t given the correct code. Sheets were clean but the floor was dusty and the place smelt of smoke and other substances. Huge gap under our door and could hear other people in their rooms. The floor was tilted and it felt like we were walking on a boat, like it was going to break. There were cigarette buts all below the window on the roof of the lower floor, and we couldn’t open our window as it was broken and held by a screw. It was humid and dusty, so hot. The worst part is that when we were home, we recieved an email that we were charged £20 for a stained towel but when checking out, we left the door open for cleaning, so feel like someone put their stained one in our room. There was no invoice for the charge and it was taken without notice or conversation. We yet have to deal with this. It is definitely worth spending a few hundred extra for a nice place, as it made the whole Brighton trip feel like a misery. We left as soon as we could and even considered sleeping in the car instead

On packing my bags in the morning the morning I was checking out, I was not able to leave my room at the designated 11:00 A.M. checkout time because I was not able to leave my room due to a fault with the door used to enter and exit my room. I tried budging the lock for around half an hour and had no success in doing so. Trying every method possible. As to my knowledge, there were no staff on-site, I called the staff member who in-person text-messaged me the combinations to get into the building and my room respectively. The phone rang but went to voicemail and on hanging up received a text-message from his number saying to not call his number as it is one of a personal nature and queries regarding the rooms should be sent via the e-mail of the provider of the rooms or by calling an different number provided.

I called the different number provided and was expecting to speak to a member of staff but was forwarded to a locksmith and explained to him the situation. By this point, I was very stressed and overwhelmed; not only was I worried about having to pay a late checkout fee but also my safety and not making the train I needed to get to travel home.

Within half-an-hour, the gentleman arrived to try and let me out of the room from the outside and had no success. He even asked me to slide the original room key under the door and tried that and had no luck with that either. He then returned to the key to me and then asked if he could search for a spare key, I agreed to him doing his and around fifteen or so minutes later, he obtained one and was able to let me out my room. He proceeded to ask for identification, so I allowed him to take a photograph on his phone of my provisional driving licence, and was then able to go about my journey home and him to go back to his office. Luckily, I was not asked to pay for this service.

Oh, and do not bother trying to complain via phone or e-mail, nobody bothers to take the time to respond.

Great location at a good price, considering that this is so central and prices for Brighton Pride are normally higher than usual . The rooms are basic but clean and they are efficient when responding to any queries you might have asked before, or during, your stay.
