Lovely rooms. Lovely gentlemen welcomed us in after 3pm. Rooms and front door keypad entry system is excellent and secure. Perfect location, just a little walk to the sea, lots of cafes etc in local area. Parking under a residents permit was a huge plus as we were Googling overnight parking before booking in. Had already paid for daytime parking, so really didn't want to have to pay loads for parking overnight. Adults only guesthouse, which was perfect.
Many thanks. We enjoyed our stay.

Booked through booking.com, paid £93 for double deluxe with sea view. The guest house was well positioned and we were fortunate enough to park nearby using a mipermit/parking operations app. Checked in with the host who was there! Recently been taken over by new owners. First impressions weren’t great, a very strange smell! We had room 2 which had a small balcony and two old chairs which we did actually use to sit out on early in the morning, with a cuppa. Nice sea view. It was so hot, the room was like a sauna, so asked for a fan and left the balcony doors open during the day and night as couldn’t have slept otherwise. The bed was so soft and unsupportive, one side had a big dip in it. Small adequate bathroom which worked well. The room was clean all be it smelly! Tea tray with biscuits, tea bags and coffee with milk & sugar. The people in Great Yarmouth have changed so much since I was last there 20 years ago and I wouldn’t stay ever again in a guest house.

As someone who lives in Norfolk, a trip to Great Yarmouth was planned, in order to attend the yearly Out There Festival, so a friend of mine joined me from Clacton-on-Sea in Essex and we stayed there from Wednesday 29 May, having just returned home today (Monday 3 June).||The hotel famously won on Channel 4’s TV show, Four In A Bed, (not sure of precise year). It was rated 4-star and was ran by a married couple, who have since retired, and new management has taken over.||On initial entry, it was a pleasant hotel, big garden area out the front, modern security features, door and actual room intercoms too.. and the staff were friendly and showed you to your room.||The room itself was pleasant, Freeview TV, tea/coffee facilities, large sash windows, comfortable bed, sink in bedroom, radiators, drawers and access to a communal toilet and shower cubicle.||Breakfast was not provided, although there’s plenty of places to eat as the main shopping area and amusements/sea front etc., are all within walking distance. I had become aware that there was an unpleasant musty smell, the TV was not correctly connected to the aerial, as an announcement kept coming up on the screen whilst you are watching TV, and a tap that couldn’t be switched off, so I had to sleep with the tap constantly running, and as there were no staff around, I managed to get it sorted out during the day. Also, the sink was too small to refill the kettle, so I had to go to the shower to use that water!||It was a comfortable stay but NOT 4-star, plus the photos on the website are from how it all look originally, and that both of these need updating, so it is more honest.

I was looking forward to be staying in one of the best hotels in Great Yarmouth after viewing this 4.5 star online through great reviews and lovely pictures on Expedia. However, after travelling all the way from Essex I instantly returned straight home. This hotel is not 4 star standard; this is based on how the hotel was with the previous owners, now it’s 1 star quality. Once I arrived to this hotel I instantly had a bad feeling from seeing the house next door to the hotel encompassing garbage dump and waste in the front porch. Once the receptionist Ali took me up to my deluxe en-suite sea view room, I was disgusted it looked nothing like the pictures online, it was more like an 1820s Victorian’s room with ripped curtains, old creaky furniture, dust all on the bed sheets, stains and loose hairs. The bed was made but unfortunately not washed or cleaned from the previous guests as multiple loose hairs were remaining. I instantly went back downstairs and demanded a refund but this was only possible through communicating with the third party Expedia. Expedia gave us permission to leave straight away after the hotel not acquiring it’s 4.5 star standard. However, for a refund to be possible Expedia required an reply from the owner of the hotel to comply with this refund- however after them contacting the owner numerous times he ignored every email. DO NOT GO HERE!

Having read old reviews from when the previous owners had the property, I had high hopes for this guest house. However, on arrival we were shown to our room (deluxe) and I was horrified to find that it was apparent that the beds had only been made, but not changed, from previous visitors. The were hairs and stains all over the bed sheets, layers of dust on all surfaces and a damp smell throughout. We immediately checked out after advising Expedia of this issue. In the following weeks, the owner of the property failed to respond to any communication that Expedia were sending. I warn anyone who was considering this property to sincerely consider elsewhere!

Absolutely awful place. Photos show a breakfast room but it doesn't exist. Net curtains were ripped. Shower didn't work, no pressure at all, couldn't get clean. Stool fell apart when sat on. Very poor experience. I could go on.Avoid at all costs!!!!

Nice enough guesthouse and reasonably priced.
The man who booked us in was nice and polite and we had plenty of tea and coffee supplied.
Room even had French doors to a small balcony to sit on which gave a view of the sea.
Shower was a little compact and the bed sheets were a little small (just covered the mattress but moved when you did so you were led on the actual mattress).
Overall though was worth the money.
