Absolutely stunning house and location.
The only thing that lets it down is the owners poor communication and petty rules, charges and fines.
If actually introduced himself at the start of our stay he would have known we weren't all teenage party goers. It also took 14 days to get my bond back even though the house was cleaner when we left than when we arrived.
I would still recommend and would like to go next year, if I'm allowed following this comment.

Stayed the weekend for a family 80th birthday party. Pleasant location, games rooms and outdoor spaces. Overall we had a good time, and the house is well suited to a large group of people of varying ages. However, be aware of the following:
1. Poor to moderate communication by owner. No personal welcome, often slow to respond to texts and emails. Overly officious rules in the house which you are expected to read and follow, eg, taking shoes off upstairs, keeping the pace clean and tidy, inspecting the property before taking residence, looking after the hot tub
2. If you haven't read the small print or it wasn't in the small print, you need to take: all towels, tea towels, soap, washing up liquid. Hire of towels is available
3. If you want the hot tub water changing completely before occupancy, you pay extra - £25 for both tubs, Otherwise the owner only changes a quarter of it from the previous guests!
4. Only the smaller of the kitchens is equipped with crockery and cutlery. The owner informed me afterwards, that we could've moved some of it to the other kitchen if we wished. Tumblers, large glasses of any kind or children's plastic glasses weren't available.
5. A bit shabby in parts. Obviously the best rooms are shown on the website. One of the double rooms hasn't actually got a door on it and the bed is tucked under a sloping roof
6. There is a charge of £25 for damaging tape (added by owner) which presumably holds cover on hot tub. We were charged. I'd suggest the owner fixes the instructions near the hot tub, leaves tape available for guests to repair, shows new guests how to use or even better, replace the damaged hot tub covers

This place is a potential death trap, doors are kept randomly locked (for example the kitchen door to the outside is locked and only accesible by smashing a glass to get a key) windows are fixed closed so you cant get out of them in an emergency the furnishings are worn out and tired, mattresses are cheap and uncomfortable. There are officious little signs everywhere (have you ever been told to take your shoes off when going upstairs - well you have to here...), the wifi never worked all week and the heating broke down. The owner was really unhelpful and if you want your deposit returned you have to provide him with a stamped self addressed envelope!

My family group who stayed at Manor House Farm consisted of 19 of us, ranging from 4-74yrs old. Having only looked at photos online, and done our own research ie reviews we weren't sure exactly what to expect. Sadly there aren't an abundance of photos to view online, which I feel is definitely a point Chris the owner should look to develop in future. Being able to look at all the rooms, entrance hall, sauna, both hot tubs, games room and garden etc would definitely help to sell the place. It also helps to answer questions potential users may have.

If you're looking for a 5 star, plush, pristine house, I'd suggest you don't come here. If you're looking for a warm, welcoming, cosy, relaxing house, which has the lived in feel and ticks all the boxes of what a country Farm house should be like. This is it.

1. Communication- The owner is quite slow to respond to emails, however he did answer all the questions/queries we had. In the days leading up to the holiday, all relevant points in relation to arrival, gaining access to the house were all covered in great detail. Couldn't find any faults there at all..On arrival there is a folder in the main hall, which covers everything, both inside and outside the house.It keeps everyone right, and very helpful. For me it was a massive positive to find an owner who has taken the time to help those using the property. It also gives info on places to visit in local area, along with all the phone numbers you can think of. Any signage around the house is nothing different to what you'd find in a hotel..
2. Bedrooms- There are 8 bedrooms split equally on both sides of the house. The vast majority are spacious, well presented and perfect for large groups.
The bedroom in the annexe (leading to a double and single bed)doesn't have a door. This isn't because there is one missing. It's down to the quirky nature of the layout. There are stairs leading to it from the ground floor of the annexe building, therefore there is no place for a door to go. The only problem this causes is down to the fact that anyone wishing to gain access to the games room, has to pass through the annexe. This would be a very minor issue, and easily resolvable with those in your party.
The 4 single bed bedroom on the top floor has steep steps leading up to them, and a low ceiling. Ideal for younger members of your group, and definitely an interesting feature. The kids would love it.
3. Communal areas- Both sides of the house have large spacious lounges, easily fitting in excess of 10 people( the lounge in Manor House is the bigger of the two, and ideal if all guests are in the same room).In addition to this are 2 large kitchens, with all the utensils you'd require for 20 individuals. You'll find that all utensils, crockery are kept in the kitchen in Manor House. But it's simply a case of moving what you require to the other side of the house.
4. Games Room- The games room consists of two rooms, one with table tennis and darts, the other with a standard sized pool table. In addition to this is a huge collection of videos/DVDs, and a supply of board games. Guests of all ages will enjoy these rooms, and it's a great addition to the house itself. You also have use of a gym consisting of treadmill, bike, rower and cross trainer.
5. Hot Tubs- Previous reviews have criticised the hot tubs. Take it from me it's very simple, read all the instructions, follow the 3 simple steps and you'll have no issues whatsoever. They're brilliant and well worth using. If u want fresh water in them it costs £25, a bargain for the use of 2 hot tubs. Def a thumbs up
6. Garden- The garden at front is beautiful but inaccessible due to health&safety. You have a large pebbled area,a side garden and large playing field 50yds from the front of the house. No faults at all here..

Overall this house is excellent, affordable and in a stunning location. Though there are parts that could be improved, It definitely comes very highly recommended from my family and myself.. We had a fantastic week and only regret being we couldn't stay longer..

A rambling maze-like property that actually does house 20 people in comfort. Yes, there are 2.5 kitchens, yes there are 4 staircases, yes some of the carpets are... characterful. So what? It's huge, it has two games rooms, several sittings rooms, and enough hobs/stoves to actually cater for large numbers. Don't be put off by the rather detailed list of rules - most are just common sense, and in fact the landlord is very helpful and accommodating if you txt him.

The nearby Plough pub is a great pub, the Spar in the village is surprisingly well stocked, and you can get up onto the moors from the front door. What's not to like?

Absolutely cracking house but a little bit rule heavy for somewhere advertised as a party rental. Some resident salt and pepper would have been a lifesaver.
