Marsh Farm House is a quiet comfortable gem of a place to stay. Very close to the Charlton Park estate it is convenient for events in their grounds.
I stayed in room 6 with twin beds, a shower en-suite, and a small seating space with lounge chairs.
They provide a mini fridge, milk, cereal and tea/coffee with a kettle and this makes for a relaxed breakfast. There is also an Aldi about 2 minutes away for additional supplies.

I read a comment about their WiFi which I found more than adequate for watching streamed tv and general surfing.

My room was very clean, comfortable and looked recently decorated.

My stay at Marsh farm B&B was nothing but superb, I stayed here as I had meetings at Dyson which is located only a short distance away. ||||Firstly the owner was lovely, very welcoming and warming, the B&B rooms were more than enough for the price paid, WiFi worked (slow but good enough), TV with good variety of channels, and overall cleanliness was more than up to standard. ||||Breakfast was lovely, I had a full English and it was cooked beautifully... Breakfast room looked a little tired but that would just be me nit picking as you only eat your breakfast in there !||||Overall my experience here was a very good one and I shall be returning when working around the area again.||||(I think the last review was someone who maybe expected a hotel instead of a B&B) ...

Friendly, and good value. Rooms quiet and slept well. Wi-fi not great, and not a work area in the room, but after a long day, good to be able to switch off. Is within walking distance of Malmesbury so good choice of pubs and restaurants within easy reach||Breakfast excellent and served with a smile by the host

The review Alex_McNamee left is 100 percent untrue.||I am currently staying at the property and eating breakfast in the immaculate breakfast room that over looks stunning gardens. No dog barking anywhere on the farm.||The barn is also immaculate and clean to a high level every day. I have had the pleasure to meet both housekeepers. Inspectors would say this business could lead by example as it has high standards. ||I can't believe someone could write such defamation about a business and amazing family. ||They go out their way for guests. I can honestly say that they are brilliant business owners and their integrity is outstanding.||Alex_McNamee needs to go to Specsavers or was at a totally different bed & breakfast. Since being at the b & b, everyone i have talked with has been impressed by the level of service and the barn accommodation.||Thank you so very much again to Mary, Sarah and Alan for our making our holiday extra special..

Very accommodating and friendly. Good off road parking, and a good standard of room. The courtyard format means that late night returns are not a problem. You have you own front door. It's a reasonable 15 minute walk into town.

Convenient, family run, B & B which is ideally positioned for our visit to the Cotswolds. Easy access to a very friendly run business, Rooms are neat and tidy with amenities' for a stop-over. Plenty of car park and easy access to major roads. Would definitely use again.

I don't know what has changed since these previous reviews, but this bed and breakfast is no longer what has been reported in previous reviews. Firstly the few positives I can give. ||||The rooms are based on a courtyard so it is easy to come and go as you want.||Only a 10 minute walk to Malmesbury. ||||Now the negatives...||||The room was unclean, not awfully but there was dirt on many things, even cobwebs within the room. There was a wi-fi code in the room but no wi-fi was accessible at all.Whilst the room was bad it was not unlivable, the real problem was at breakfast time. ||||The breakfast area was disgusting, no other word can suitably describe it. All cutlery, dishes were dirty. The table cloths were stained, the table mats were dirty. Even the salt and pepper shakers were dirty. The room felt as it had been set up and left for 10 years. My brother went to add some ketchup to his egg from a sachet, it came out dark, we checked the date and it ran out in 2015, 3 years ago. As if this couldn't even get any worse, you could here a dog in the kitchen where your food was being cooked. Overall, the rooms are survivable, but the breakfast is a no go. Raising the question that if this was inspected, would this be shut down? I expect it would, it was that unsanitary.

I have stayed here a couple of times now the owners are really nice I can't fault the rooms they are clean and the beds are comfortable very reasonabley priced there I'd an aldi 1 min walk which is handy too I'd highly recommend staying if in the area
